Welcome to The Swell Life by Kismet Properties of 30A!

The Swell Life has water views from both decks! Sleeps up to eight.

This amazing condo has a ground floor entry that leads upstairs to a fully stocked kitchen, dining area with room for 6, and spacious living area. The second floor is also home to the laundry room with a full-size washer and dryer. The large sectional sofa can be pulled out into a full-sized bed. Both balconies overlook the pool and have Gulf views. The gourmet kitchen is fully equipped with stainless steel appliances, pots and pans, and even a custom ice maker to keep your cooler full for the beach!

The Swell Life has two bedrooms on the upstairs level. The master has a king bed, and a fully updated and luxurious spa ensuite bathroom. The balcony off the Master Suite overlooks the pool and the Gulf of Mexico. Down the hall is the guest bedroom with a queen bed and custom build bunk beds.

Walk or ride bikes to many local restaurants and Seaside.

FREE PARKING FOR 2 VEHICLES. SMOKING AND PETS ARE NOT ALLOWED.

Located in highly desirable Emerald Hill Condo complex that is centrally located gulf (south) side on 30A. You'll be within walking distance to Seaside and many local restaurants. Shopping and dining are both directions on 30A from the complex and an easy bike ride. Come stay with us! Enjoy miles of paved bike/walk or jog paths located directly across the street from Emerald Hill's entrance so you can explore the whole 30A!

The complex features ocean view condos, convenient pool access on the property plus has ready access to the 18 miles of paved walk/bike paths along 30A. The private beach walkover is on the property.

2 Bedroom and 3 baths with 1462 sq. foot beach condo in Emerald Hill complex on the south side of 30A and sleeps up to eight. Conveniently located in the heart of Seagrove Beach and 30A, the Emerald Hill condominium complex provides easy access to world class restaurants, local shops, and the stunning emerald green waters of the Gulf of Mexico.

The only things that were wrong with this unit this time were the screen door and the screen were broken and someone had left a bottle cap or something in the disposal and told Nancy about both of these things

Relaxing Family Vacation
My family and I enjoyed our stay. The condo was very close to the beach which was the most important thing to us. We also appreciated the beach chairs and other items for use in the garage. We were disappointed that there wasn't a grill on the property to use since we were hoping to grill steaks and seafood one night. The condo was clean except for some black mold on the master bath shower ceiling and a slight musty smell that could've been from cigarettes.

Vacation ….no pool! Problems …..no help! HOA ….run!
We were very disappointed with this property and the manager handling the property . Weeks before our stay, we were told we could no longer have a golf cart on property due to new HOA rules . The property manager expressed how difficult the HOA had been regarding “new rules” being put in place midway through the summer . The property manager granted us permission to keep our golf cart but it needed to be kept in the garage at night. We received quite a few looks throughout the week for using it which wasn’t pleasant. Secondly, we arrived on site to find out that the pool was out of order . It is understandable for unexpected problems to occur but it’s all in the way the problems are handled that makes all the difference. The pool was out of order until our last day . The pool had been out of order the week prior to our arrival as well. We were also told by the HOA that the pool had issues since June We were never notified or given an option to cancel our stay and find another location. Once on property we were given a variety of explanations for the problems and estimated time of repair . It was very frustrating. A renter in another unit was given permission midweek by Benchmark Realty to use the pool next door . We joined in after mentioning to our property manager. However, the pool was extremely little and overcrowded, not to mention , the inconvenience access and no restroom availability. Traveling with a handicapped individual and baby made this quite difficult. The property manager stated the beach was better We were given the wrong code for the gate and had to get the correct one from another family staying on property . Tents were not allowed on the restricted beach access which you may find a deal breaker. The unit itself was nice but a little warm. The air wasn’t the best . Due to the pool issues, I requested a refund in an unspecified amount. The owners were only willing to refund $350 stating their unit was already rented out for a fair price and stated that receiving permission from another renter to use a pool next door that was inconvenient and did not have a restroom was sufficient enough on their part . The property management company became very rude and difficult to deal with as well . When you take one vacation a year and you do not get what you paid for and no one seems to take responsibility for that , it’s difficult for me to recommend this place if you’re looking for a great experience.

Wonderful Beach Vacation
We had an amazing stay here. The condo was clean and well stocked. Everything was comfortable. We love this small community - it is so special. Convenient to everything but away from the hustle & bustle and crowds. Wonderful beach chair & umbrella service is available on the beach. We look forward to returning soon!

Great property Awesome location.
This is the perfect spot. The property is large and has been recently updated. We only had 4 in our stay but it can easily accommodate more. The kitchen was well stocked. We cooked most nights to avoid long waits at restaurants. The beach location is the best though. Being a smaller complex with private beach access, we really enjoyed the reduced crowd. You could see the public beaches from here and realize how crowded the Seagrove area was. This is our second time to Emerald Hill and we will be back.

Great stay in Seaside
Great stay and great location. Main issue was outside the control of the hosts. The building was having its roof replaced and there were nails everywhere, roofing on the balconies and debris outside the door. The host was great and worked with us but this comment is more for the building manager as it definitely impacted our stay.
