INTRODUCTION:
Gated community with 24hr security, Come enjoy this 4 Bedrooms, 3 full bathrooms, Kitchen and living area for the dream vacation. It is a 1500 sq foot two story of living space fully furnished. It is a child friendly environment designed to let them run around , play and have fun. It includes amenities for babies and toddlers with a high chair, umbrella stroller for taking for walks or using at Disney and a playpen for sleeping.

THE SPACE:
This vibrant community offers convenient onsite resort amenities including the club house leading to the stunning water park with an Olympic sized pool, slides and lazy river all serviced by the poolside bar and grill. Enjoy casual dining at the Bamboo Tiki bar as well as a wide array of refreshing cocktails.

NEIGHBORHOOD:
Easy access to all the attractions. Conveniently located only minutes from Walt Disney World, Universal Studios and SeaWorld Water Adventure parks & near to shopping, restaurants.

GETTING AROUND:
Regal Palms welcomes our guests just off its I-4 exit with stately rows offering excellent resort-style amenities. Close to our property, Publix grocery store and a variety of retail stores, shopping destinations, restaurants, and cafes. The neighborhood is the ideal mix of resort-quality homes and family-friendly amenities, offering the living experience you deserve."

We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

HOUSE RULES:
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. Thank you in advance and truly appreciate your cooperation!

SECURITY DEPOSIT:
✤ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the said deposit amount.

NO UNREGISTERED GUESTS ALLOWED:
✤ All guests must be registered and acknowledged. No more than 8 total guests.

TRASH:
✤ The trash schedule is daily and our dumpsters are in the back of the property so we humbly request to move the bins to the street for the pick-up each morning and place them back behind the back of the property. The bins are to remain behind the property all other times. Also, we humbly request to put your garbage inside the trash bag provided before throwing them inside the bin or else the resort's garbage collection will not pick up the bins (if we have to send someone to bag the loose trash, there is a charge of $30).

COMFORTERS:
✤ If you stain the comforter, you are responsible for $150 cleaning fee.

SMOKING:
✤ There is NO SMOKING of any kind inside the house. If you need to smoke, please step out back. Extra cleaning fees to remove odor and stains may be applied.

PARTIES:
✤ If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges.

PETS:
✤ Unfortunately, we do not accept pets in our property. We are animal lovers ourselves and absolutely adore pets. But sadly, some guests are allergic to animal hair and it can have disastrous consequences.

QUIET HOURS:
✤ Please keep the noise to a minimum after 10:00 PM. The city and HOA have a strict "No noise" ordinance from 10:00 PM - 08:00 AM. Any fines issued for violating the ordinance will be paid for by the guests, and may result in court costs, legal fees and/or jail time. Guests found in violation will be asked to vacate the property and not given a refund, no exceptions.

CONSUMABLES:
✤ Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

OTHER:
✤ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear will be charged to you.

PLEASE NOTE: COVID-19 government-imposed travel restrictions may impact your travel plans. Please be sure to check and follow government guidelines for travel in this area.

Lastly, this is a quality home and the owners expect you will treat it that way. Any damage caused during your stay is your responsibility and owners will collect from you for the damage. Please treat this home with respect. Thank you and enjoy your vacation!

Great Stay
The property was nice and clean. Perfect for a weekend getaway with family. Location was good and the pool area was so much fun. The property manager was very nice and got back to me very quick. Thank you for a great stay :)

Nice place to stay
We were very happy with the property. Check-in was quick and the property was accurately described in the listing. Everything was clean and ready for our weeks stay. We did not need anything during our stay, but communication from the owners checking in with us was nice. The pool area/clubhouse is just a short walk away, as well as the Publix. My only complaint was the loud noise of trucks on Sand Mine Road, these start hauling in the very early hours each morning. So if you stay in the king master bedroom this could be an issue. The rest of the bedrooms were quiet.
