The Space:
This unique, oceanfront property is perfect retreat for large family gatherings, couples traveling together, multiple families, or group of friends. A “village” consisting of one main structure but composed of 3 units with separate entrances and separate party space. Each unit has 2 bedrooms and 2 full bathrooms, a beautifully renovated kitchen, separate central AC systems and individual washers and dryers. Perfect for the group that wants togetherness on the beach or the many decks, porches or courtyards around the property, but prefers privacy when it comes time to sleep and a full private bath for each bedroom.

A highlight of the property and the perfect space for gatherings is the almost 500 sq. foot separate party “barn” complete with Edison string lights, tables to accommodate your whole group, refrigerator and grill. This is the perfect place to get everyone together nightly for food, drink and games.

Sitting on almost an acre of ocean front property and behind your own wall, the Coquina Village offers endless possibilities for togetherness and privacy at the same time. This private ocean front property is in the heart of Vilano Beach, where you are directly across the street from the Vilano Town Center. You will find several great restaurants, a Publix grocery store (with a pharmacy and liquor store), nail salon, surf shop, and more. This is a true park your car and walk wherever you want to go situation. Historic St. Augustine is just over the Vilano Bridge and has countless restaurants, shops, art galleries, museums, and more if you chose to venture out.

The main building features 2 ocean front units and one ground floor unit that has a beautiful courtyard. The main unit is upstairs and offers wonderful views of the ocean. It has been fully renovated with a large open living room, kitchen, dining floor plan. The kitchen features butcher block countertops, stove, microwave, and a refrigerator. The living room looks out over the dunes and the ocean. An ocean front balcony spans the width of the back of the building and offers a great place to enjoy a cup of coffee in the morning while the sun rises. The master bedroom has a king bed. The 2nd bedroom has a queen bed and twin-over-twin bunk bed. The master bathroom has a shower/tub combination, while the 2nd bathroom has a walk-in shower. There is also a stack washer and dryer.

The downstairs oceanfront unit is a little smaller than upstairs, but still has two bedrooms and two full bathrooms. The renovated kitchen has a stove/oven, microwave, and fridge. The cozy living room looks out over the dunes. Just outside the living room is a screened porch, perfect for enjoying the fresh air, but keeping cool in the shade. The main bedroom has a king bed and the 2nd bedroom has a queen. The main bathroom has a shower/tub combination while the 2nd bathroom has a small walk-in shower. There is also a stack washer and dryer.

The courtyard unit may be the coziest and coolest of them all! Located on the front of the building, this unit has a fabulous and huge courtyard with fire pit and fenced yard, perfect for letting the pets roam or for small children to play safely. This unit also has a renovated kitchen with a stove/oven, fridge, and microwave. The living dining area is a little smaller, but open and features dining seating for four. The main bedroom has a king bed while the 2nd bedroom has two twin beds. One of the bathrooms has a shower/tub combination, while the other has a small walk-in shower, and also has a stack washer and dryer.

Experience the beauty of sandy shores where you can swim, sunbathe, surf, paddleboard, and fish. Take leisurely walks along the beach to discover treasures like shark teeth, sand dollars, and sea glass.

Explore Anastasia State Park for outdoor activities such as hiking, biking, birdwatching, and picnicking in a stunning coastal setting.

*Maximum occupancy is strictly enforced. Per County regulation, this house can accommodate 10 "occupants," excluding children 12 years of age or under. However, the house sleeps a total of 14.

Please note, that all guests staying at a Portoro home are required to sign a rental agreement and provide a valid form of ID. The primary reservation holder must provide a Government-Issued ID that matches the name on the rental agreement. This is a requirement from St. Johns County. All guest's names (first and last) must be provided. The ages of any minors are required to be listed. This is for emergency and insurance purposes.

Guest Access:
We offer self-check-in. Portoro uses smart locks.

• We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4 pm check-in time on the day of your arrival, we, in most cases will allow an early check-in. For a reliable alternative with guaranteed check-in or check-out timing, it's recommended to book the night before or after your scheduled arrival or departure.

Getting Around:
Immerse yourself in the blend of adventure and activity by renting a bicycle. Lose yourself in enchanting streets, uncover hidden treasures, and enjoy the ocean breeze. Take in a leisurely pace with beachfront strolls, explore shops, and savor local cuisine on foot.

Enhance your experience with a sunset cruise, offering breathtaking views and the chance to spot playful dolphins. For the adventurous, rent kayaks, paddleboards, and other watercraft to explore our beautiful estuaries and waterways.

Please note that beach driving is not permitted. Beach access points can be found on Coastal Hwy at even-numbered properties and on the 3000 block on S. Ponte Vedra, specifically odd-numbered properties.

Other Things to Note:
Please pay close attention to following the house rules. Non-compliance could result in sizable fines.
- All guests staying at a Portoro home are required to sign a rental agreement and complete identity registration.
- Age restrictions apply. Please inquire for more information.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- To ensure your safety, proper access to the home, and guest features, ALL guests are required to read the house manual upon arrival and notify Portoro with any questions.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check-in, we will send you detailed directions to ensure a seamless arrival.
- Pets are allowed at this home with the manager's approval at a rate of $225 (1 dog) and $325 (2 dogs). If undisclosed pets are brought into the home without Portoro’s approval, there will be a cleaning charge of $500. Owner must pick up after dogs - no exceptions.
- We cannot guarantee early check-ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one-hour window within our standard times. If your need for an early check-in or late check-out is great, your best option is to book an additional night.
- The home has cameras for external monitoring only.
- HOTEL TAX COLLECTION: Both St. Johns County and the State of Florida require all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6.5% and the county requires 5%.
- LONG-TERM STAYS: (Snowbird, long-term rental). Contact Wren Beach Rentals by Portoro to discuss if a long-term stay discount applies to this listing. Stays over six months are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. In compliance with our policies for long-term stays, we need to collect an additional cleaning fee for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning. Your guest ambassador will reply shortly and be available to assist you where needed.

Location on the beach superb and walk to grocery convenient
The location was fabulous for our family. We walked on the beach daily and the young adults even went swimming. Lovely weather while we were there. It was so convenient to be able to just walk across the street for groceries, coffee shop, and bagels. We found a great whole food plant based smoothie shop in town, The Sprout Kitchen that we highly recommend. The house was severely lacking in cooking equipment. The property manager did come bring measuring cups, can opener, and measuring spoons. The grill did not work. So, not setup for a large family who cooks a lot (which we did for Thanksgiving). The internet is terrible...so be wary if you need to work from here (low bandwidth and low speed). But, to come and relax like in the old days at the beach...this worked great.

Wonderful!
My group of nine women friends celebrating our milestone birthdays had a wonderful time! The Coquina House provided plenty of space for our group and the top floor living room had enough seating for all of us with a great kitchen. We loved the convenience of Publix across the street and a ten minute drive to the Fountain of Youth and restaurants/ shopping. The beach was beautiful. Mostly packed sand and small waves at high tide. We used the chairs, boogie boards and umbrella that were supplied. Photos were accurate. Very very clean! Impressive especially for a beach house! Thank you!!! We hope to return someday!

Beach side stay close to downtown Saint Augustine
My family of 4 adults and 2 pups had an awesome stay! The beach was right outside the back door and Publix was right across the street. Great location if you want to stay at the beach all day or pop over to downtown Saint Augustine, a quick 5 minute ride away. We are already planning our next stay here!

Exactly what we hoped it would be.
We were in town for our daughter’s wedding. Having three separate spaces gave everyone personal, private spaces , yet one large space to gather. It was spotless and I am very picky. The ocean was feet away, soothing , and breath taking. Being close to Publix and town was an added bonus. Definitely want to stay there again!

Perfect location!
It was a wonderful vacation with so many good memories. The accommodations were wonderful. Everyone has their own space. Kitchen was stocked and we had plenty of plates and silverware. They left plenty of linens. Everything was clean and well maintained. Perfect for separate families traveling together. Great view of the beach. You will not regret renting this beach house.

Wonderful family vacation !
We loved our vacation in Vilano Beach. Beautiful beach location! Lots of room for a big family like ours. Plenty of parking! We loved the garage and being able to grill. They supplied lots of beach chairs, boogie boards, sand toys for the kids. Across the street from Publix . So convenient ! Walking distance to restaurants , shops, and pier. Also a short distance to St. Augustine . A beautiful city! Thank you for a great week !

Family getaway
This is a beautiful house on the beach. It is almost like having 3 separate apartments each with two bedrooms, 2 bathrooms, kitchen and washer and dryer. The main living area had plenty of space for all of us to play games, cook, etc. The fire pit and garage area were so much fun for the evenings! The view is gorgeous as the house sits on the beach. The house had plenty of towels and a fully stocked kitchen and comfortable beds!! It’s a short 3-5 minute drive to downtown where all the attractions are. Publix is across the street along with a few restaurants. I would highly recommend this property!!

Fantastic Rental
We spent ten days here over the holidays, and had an amazing time. The set-up was perfect for two families with kids. It was great to all be together, but also have the space, additional kitchens, bathrooms, and laundry in all three units. The ocean-front location is perfect (directly across the street from a Publix, surf shop, and pizza place). It was a quick ride to get to the city of Saint Augustine. The extra space in the garage with picnic tables was perfect for our large group. The kids loved the Serenata Beach Club, which we were able to secure a weekly membership to, and was only a five minute drive from the house. The little courtyard made traveling with our dog easy and was a secure area to let him off leash. We had the best time, and highly recommend booking this rental property.

Daughter’s Senior Trip
We booked this property as a second choice because our first reservation was canceled. The booking process was easy and the property manager did a great job keeping us informed as the property was undergoing some renovations. This a unique property as it is 3 separate units. The teens had one unit all to themselves which they loved. The beach was great and easily accessible. This is an older property but they have done a lot of things to update. This a great property for multiple families traveling together. Our son actually left his laptop behind and David graciously shipped it out to us. Thank you for helping us make our daughter’s senior trip a memorable one!

Will Visit Again
I am a mother of 5, and the house had room to spare. All ten of us sat in the upstairs living room without feeling crowded. The kitchen was well stocked with clean dishes and spices, which was nice because we cooked daily. You can throw a rock and hit Publix. The fridge was clean and had a water filter on the inside that removes most of the sulfur taste from the water. The linens were clean, and all three apartments had a small washer/dryer combo. I even took note of the brand of towels they had so that I could buy them! The place even smelled clean. My favorite part of the trip was sitting on the front porch watching the sunrise without vicious vampires trying to suck my blood (mosquitoes). NO BUGS! And, the dolphins visited every morning around 8:30 EST. While shelling is somewhat limited, we did find 32 shark’s teeth at the end of the walkway during low tide. No roaming the beach, just walk toward the water and look down. The house is located in a fairly public area, but that did not cause any issues. The layout of the property provides privacy, and the beach was not crowded. We visited during a peak time the week before the 4th of July. The owners always answered the phone and were very helpful. The only complaints I have are with trash pickup and the size of the showers. One member of our group is 6’7 and is the size of a professional football player; he had a hard time. The rest of us had no issues. The trash pickup was frustrating and not the owner’s fault. The neighbor kept moving the trash cans. We finally just waited until late Friday and pushed them back by the chain for pickup. We watched the trash get emptied the following day, but when we took the garbage out that evening, someone had moved the cans to the garage and half-filled them. Overall, we had a fantastic vacation and will visit again.

Awesome beach house!!!!
We had an absolute awesome time!! The home was a triplex and we had 3 family’s (14 total)so it was perfect! When you have a lot of little ones running around you’re washing a lot so it helped having 3 washer/dryers. Everyone said the beds were very comfortable and the units were very clean. My husband and I stayed in the larger one upstairs and that was the main family gathering area to have breakfast and lunch. We did use the party barn and grilled and it was super nice. It was a quick step to the beach and that was great with our crew! Dave was absolutely wonderful! He called me on the way down and called on our way home making sure we were happy with our stay. We didn’t have any problems with the units they were perfect! My grand baby found a pillow with a tiny hole and decided to make it bigger. I did let Dave know and he said no problem. He definitely cared about our stay and was a phone call away! We all had a wonderful time and plan to return!!! Thanks again Dave for letting us stay at your home!!!
