Family Vacation
The location is wonderful! The view is beautiful! The townhouse is outdated. The kitchen appliances are new and the kitchen is fully stocked. Bring your own beach towels, beach floaties/boards and sand toys. They are not provided. Bring or purchase toilet paper, paper towels, trash bags, dishwasher and laundry detergent and toiletries. Enough is not provided for the week or not at all. The beds were comfortable. The place needs some tlc and some updating, but we enjoyed our stay and had a wonderful vacation!!!

Nice location in quiet area
You have to not mind the 70 or stairs to the private beach otherwise great place in all aspects. We ended up ordering out food or cooking as it was hard to find a better dining spot. The private outdoor shower with hot water was great to wash all the sand off in late March.

Fantastic
The only complaint I have is the carpet needs to be replaced especially downstairs with something more sand friendly and that would probably get rid of the musty odor too! Beautiful view from both porches.

Always a great stay
This is our third time to stay in SeaBluff #5. It has been updated since the last time we stayed there and it is really nice. We love that it is right on the beach and we also love the location of the condo. It’s within walking distance of several places to eat and there are a lot of great places to walk. We will be back.

Great place to stay in Blue Mountain
We enjoyed this condo very much for our family. It was clean and the location was great. The issues with our time were related to the beaches being closed for 6 out of 7 days we were there due to rip tides (even when it was sunny out) and the loud construction next door. The noise next door would have been less of an issue if we were able to go to the beach. If conditions and circumstances were normal, this would have been a wonderful place to stay. We actually loved it and had a great time despite the noise and lack of swimming in the gulf :) The subdivision does need to do more maintenance and cleaning in the pool. I would use the net each morning to fish out food and trash. We needed the pool because the beaches were closed so I was happy to do it.

The location is perfect. On the beach, the upper balcony, and we used the outdoor shower every day. Close to all our favorite restaurants and recreation. The matresses are worn out and need to be replaced. Other than that, perfect.

Doug and I stayed at Blue Mountain Beach along 30A this past October.
Loved the location of this condominium which was privately owned. Great uncrowded location ( maybe because it was Oct.) but ocean views were the best with a staircase that was on the property leading out to the ocean! I would in fact stay here again because the view and location were the best, but on the downside 70 steps down and back up to the condo. and it needed updating 911! The silk plants need to go and the carpet doesn’t make sense at the beach!

Perfect Beach Stay
When I stay at the beach, I want to be ON the beach. This condo was absolutely a dream—perfect. It was clean and everything was in working order. Be sure to get food supplies before you get to the area. Grocery options are very limited. 70 steps down to the beach but completely worth it. Will definitely be back.

Location location location
Location is king and this property has it in spades. We love Blue Mountain Beach, this is our first time to this property and we will come back. Being able to walk to get a drink, grab a meal or a yummy treat (ice cream OR cinnamon roll!) is awesome. The unit is updated in some areas and needs some work in others but overall a clean and comfortable space where you just walk out your back door and you're literally steps (Ok 70 of them...) from the beach. To me that's paradise!

The condo was well cleaned and the kitchen was well stocked and updated. It was comfortable and location was perfect. We have stayed in a few units in this complex over the last 5 years. This is the only complex we will stay on. This unit needs a few updates - new mattress in master most importantly, it has 2 very large indentations in it. Overall though wonderful stay as always.

Great 2br with a lot of space. Great view from the top of the dunes. Only suggestion is update flooring in downstairs from carpet to tile, a little bit of musty smell.

Good location, beautiful views!
Seabluff is a nice, small community so the beach was never crowded. The condo (unit 5) had a nice layout with plenty of room, but is definitely worn and in need of some updates/renovations. The kitchen supplies were adequate with all the basics, but not abundant (8 plates, 8 bowls etc.). However, the beach is beautiful and the view from the condo is stunning. We enjoyed eating outside on the main floor patio, and reading while watching the ocean on the upstairs deck. We had an issue with the washing machine at 4 p.m. on Friday and Dune Allen sent someone right away. As other reviewers mentioned, you are right on the beach, but it is about 70 steps to get down to the actual beach, so not good for people who have trouble with stairs.

The view was great! The condo is old, but partially updated. Amenities and basics were poor.
I was disappointed in a few things. The ac did not work. It froze up with the temp set at 71. I called the management. They called a third party that I was told did the maintenance. The service person came over and replaced the thermostat. Did not add freon, so it obviously never worked. An even more unfortunate circumstance was that the lady at the management office told us freon was added, but when we spoke with the actual maintenance person, he said he did not. Internet is horrible and we were on a working vacation. Beyond frustrating. Largest skillet is about 10 inches.

Beautiful, uncrowded beaches
The location was everything I wanted. I could see the beach from the patio and it was a short walk (albeit down 70 steps) to the beach. The condos are nestled between two condo complexes (but they aren't high rises) and they put out umbrellas every morning for their guest, but they always left plenty of space for any of Sea Bluff Condo guests. There was no waking up super early to mark your spot for the day. The condo is also far enough from the public access that you never are bothered by large crowds. The Publix is also 5 minutes away and there is no fighting traffic to get there! The condo is as expected from the pictures. It is not updated and everything seems like it is the original finishes & decor, but our family had everything we needed: beds, working A/C, water and kitchen utensils, etc. I didn't go there to sit inside... we went to enjoy the beach and this place provided with a reasonable cost!

Beautiful setting! Lots of stairs down to water!!! 71 I believe!
The only complaint about the actual condo was the couch in the living room. Extremely uncomfortable.,.even the children in our party could not sleep on pull out couch! This definitely needs replaced. Condo could stand some updating but overall we were quite comfortable!

This unit needs to be completely remodeled.
The beauty of Blue Mountain Beach is the only reason that we stayed. This place is a health hazard. The smell of mold and filthy carpet was terrible. Thank goodness for air freshener. Visible signs of water damage and the upstairs floor is like a roller coaster. No working outlet in the master bathroom.

Dated, maintenance issues but beautiful location
The property is in a great location on 30a, and our stay fell before summer peak so beaches and local restaurants were not too crowded. The beach photo is accurate and by far this was the best feature! However, The condo is very dated (not a total surprise) and the water stains, musty odor, peeling wallpaper, and maintenance issues encountered seem unacceptable for the price charged compared to other properties in complex, and area. Realty maintenance was very responsive and professional, and apologetic..but not having working A/C for a week was very disappointing. (note: The unit was being replaced on our day of departure). At no point did anyone offer to compensate for our discomfort or inconvenience. We purchased our own air freshener and fumigated up and down- furniture, carpets, bedding, closets! The box fans, ceiling fans and ocean breeze helped. The first two nights/days led me to believe this was a big mistake. On Monday Jeff started to make things happen including non-working electrical outlets in main bath - which got attention the same day. We were amazed that these issues were not uncovered sooner, or if known they were not addressed prior to our visit. In general, the unit is spacious, bed comfortable, lovely ocean views, and the basic essentials are provided and in working condition. The place is 'average' and if the owner and management company don't want to upgrade then it should be more fairly priced. I would consider returning to Sea Bluff but definitely not this unit ''as is", and I advise others to check for an adequate sample of reviews so you know what you are getting ahead of time.
