We enjoyed our stay at Aaraya Hotel. It was just a short walk from Paddington Station and Hyde Park. Rooms were cute and clean. They were in the middle of renovating the rooms so they had to switch us out of our room that fit our family of 5 part way through our stay, but they gave us two rooms beside each other for no extra cost. They have No eating area at the hotel so you have to plan to eat out. One gem that we found just a couple blocks away was The Stable Hand. Excellent food and service.

My chief complaint is that the website needs to be updated. We booked this hotel specifically because it offered breakfast, as shown in the website photo gallery. They do not serve breakfast! The website also shows a different hotel name and decor. Please update. This is extremely misleading. Otherwise, it was a pleasant, affordable place to stay. Quiet street. Close to bars, restaurants and all transportation. Staff was very friendly and the rooms were clean.
Room small no table/chair and no lift in hotel but this is typical of small hotels in Sussex Gardens and more than adequate for a one or two night stay. Good value for money. Comfortable bed. The hotel will allow you to store luggage after check out for the rest of the day which is really helpful for a further days activity before leaving London. Lots of pubs bars and restaurants nearby and very handy for transport links.
Horrible experience
Arrived for check in, the door was looked. There was a sign with a phone number to call. Over 30 minutes of non answering calls. Finally someone checked me in. The room was so hot the heater was looked you can lower it down they left the window open but since it’s in lower ground I felt that the room is full with mice.

If you want a place to sleep that's clean and a good value, this is a good choice. Two blocks from Paddington and two blocks fron Lancaster Gate Central Line stop, on a nice street. A no-frills place with no lobby or any other amenities, but very comfortable beds.
The first impression was that the rooms smelt of damp plaster. It was like a building site - the place looked like it was being done up, with guests still on site. Our room was in the basement and very small. Looking out the window all you could see was builders debris and the worst thing was the noise from the room above, you could hear everything and I mean everything! even though the other guests were not that noisy. They did however get up at 6.00am and once they were awake we were awake! The hotel was also advertised as supplying breakfast - but we were told they stopped doing it. Also the fire door at the top of the stairs labelled 'Keep Closed' was held open at all times. I would not recommend this hotel to anyone.
This property is rather small but satisfactory for the needs of most travelers. The staff shows to be extremely helpful and the property is conveniently located to transportation links. This is our second stay and would stay again.
The air conditioning didn’t work as it should, everything was very good but not having a comfortable temperature overshadows all the good

Not bad for the price
Great location, clean. We opted for triple rooms on a business trip and stayed one person per room.
The beds are comfortable and even if the hotel is by a main road it was very quiet at night and I slept very well. Good coffee, tea facilities in the room and lots of places to ear nearby. The hotel does need renovating but is acceptable for a night or two business trip on a budget.
