THE SKINNY: Simply 1 block to the beach! This property is situated along the most sought after part of A1A Beach Boulevard in St. Augustine Beach, walkable to quite literally EVERYTHING! We cannot state enough its proximity to everything from bars and restaurants to cafes and mini golf! Reference the drone pictures in the listing photos to see location.

THE PROXIMITY: St. Aug Beach's top eateries - Mango Mango's, Stir It Up, Beachcomber, Jack's BBQ, The Taco Shop, Cafe 11, Sunset Grille, Salt Life and many more!

THE SPACE: The apartment itself, Unit D, sleeps 8 comfortably in 2 Kings, 2 Twins and 1 extra tall Queen air mattress. The kitchen is equipped to service 8 people and cook together for a great night in! The TVs in the living room and master bedroom are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. You can access Live TV with channels via the TV main menu, but we do not have cable.

AMENITIES: Linens and towels included. Beach gear is included - beach towels, 2 chairs and a rolling beach wagon. Laundry machines are in the unit's downstairs hall closet. Small patio table is situated on the screened in porch just off the dining room.

THE LAYOUT- Unit D has a solid 3/2 layout:
UPSTAIRS MASTER BEDROOM: King bed with en suite bathroom with shower tub combo.
UPSTAIRS 2ND BEDROOM: 1 King Bed,
UPSTAIRS 3RD BEDROOM: 2 Twins
GUEST BATHROOM: On the 2nd floor in hallway with shower tub combo.
AIR MATTRESS: Placed with bedding in the downstairs laundry closet.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is a very large driveway on the East side of the building. We have 3 (marked for Unit D with signage on the fence) gravel parking spots. There is no other parking provided. The rest of the parking lot and driveways is dedicated to full time residents in the other units.

LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 12 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. Contact me for lots of insider local recommendations on what NOT to miss!

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated very nearby a beach access walkover across A1A! We are a block away! You can also drive to one of the public beach accesses on St. Augustine Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry.

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
Entire space of Apartment/Unit D ONLY is included in this rental. Please, make yourself at home. Limited parking. Please be sure to abide by parking rules notated in the above section.

Please do not walk around the other sides of the building. There are private full time residents who we do not want disturbed, thank you!

Dog friendly ONLY, other pets will not be considered due to allergies. 2 dogs max! *WITH FEE* If you are bringing a dog, please reach out to us directly about our policy and fees!

**Airbnb Guests: Even if you add a pet to your reservation, Airbnb does not automatically include pet fees. Due to an integration gap with our software we have to add pet fees to your confirmed reservation manually. Please reach out if you plan to bring your dog!**

The Neighborhood:
The apartment is walkable to a ton of my favorite places at the beach! This neighborhood is very safe and GREAT for renting bikes from Drifters and seeing all of St. Augustine Beach's beauty!

The Kookaburra coffee shop is just a few short blocks away, and is a local favorite.

Just a 15 minute walk up A1A Beach Blvd is the pier where you can park and go fishing or enjoy the weekly Wednesday farmers market from 9am-12pm.

A 10 minute drive from historic downtown and 5 minute drive to The Amp! concert venue where many well known celebrities and musicians play!

Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

Other Things to Note:
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are long term tenants living in the house behind the home you've rented. We ask you to be considerate of the tenants in the other house by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Pack N Play Available Upon Request with 48 hours notice.

Dog friendly only. 2 dogs total allowed, with no weight restriction.

Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.
-This fee is added on to your total after booking confirmation.
-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.
-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.
-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!

Great location with plenty to do without driving
You can enjoy the beach, coffee shops, and restaurants all within a couple of blocks. The property was clean and spacious with an owner that keeps in touch as you need it. Parking is ample (3 spots). Just one thing to keep in mind, there is not a bathroom on the lower level. That was not a problem for us, but just something to keep in mind.

Fantastic family vacation. The hosting company stayed in touch. We had no issues at all with apartment but they responded quickly to questions about restaurants and the area. This place is a 2 minute walk to the beach. It was so clean, and I mean really clean, not just spray some air freshener clean. They supplied beach chairs, umbrellas, lots of beach towels. Super comfy beds. The area is quiet. Absolute perfection.
