This 3-Bedroom Charmer is a sunny, quiet haven for your visit to Knoxville. Just 10 minutes away from downtown and 12 to the university, you have UT football and Knoxville's best eateries & coffee shops right at your fingertips! We provide a guide to our favorite stops and menu items in case you're new to the area and need some recommendations.

This property actually used to be a schoolhouse back in the early 1900s! We just renovated it to make it a homey place for your stay in Knoxville.

Haven’s guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends, and family.

The schoolhouse resides in a quiet and peaceful community of caring neighbors. The neighborhood is right off main roads for easy access to downtown. You are also 5 minutes away from Target and Walmart if you need to pick anything up for your stay. The schoolhouse is only 10 minutes away from all that downtown and Old North Knox has to offer, but it may be nice for you to know that there is also a local Mexican restaurant (Habaneros) that we love just down the street.

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- The Schoolhouse is a duplex, and the other side is also a rental. Reach out to us if you are interested in both sides!

- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

****Please note that we are experiencing a malfunction with the dryer at this property, and replacement is underway. Thank you for your understanding!
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Please respect those in the unit next door. They are also guests, so it's very important that we be considerate of any loud music or noise. Thanks for serving those around you!

- Guest needs to leave the key in the lockbox whenever they leave the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

• THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BRINGING PETS INSIDE ANY OF OUR PROPERTIES.

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
During your stay at this vacation home, you'll be close to Knoxville Center. The vacation home includes amenities such as a kitchen and a balcony.

Beautiful but lacking
This Duplex is beautifully decorated and conveniently located to nearby attractions but communication was a major problem. We had no wifi during our entire stay. One member of our party had to work remotley thankfully we had a hot spot. However, we could not watch t.v. Host was non-responsive. Also, one of the beds upstairs had chip crumbs on the sheets and there were ants under the bed due to crumbs left from previous renters. This place is decorated nicely and comfortable. They just need to communicate to issues in a timely manner.
