This home pulls out all the stops with views from every window, 4 fireplaces, jacuzzi spa tubs with multi level decks with top views of the lake including a movie theater and game room! Enjoy the jacuzzi and views on the huge rear deck. Truly one of Big Bear's most epic and luxurious homes featuring over 5,000 sq ft of soaring vaulted ceilings with 6 bedrooms and 4 bathrooms.

**Gourmet kitchen with knotty pine cabinets, granite counters and stainless appliances. Beautiful slate floors.

**Six bedrooms, with two Master Suites sleeps the whole crew. The main Master Suites are a marvel with gorgeous bathrooms with Jacuzzi spa tubs and fireplaces. Top of the line sinks, fixtures and fans.

**Upstairs features a den/bar/game room with an air hockey and pool table with the best views in the house.

**The basement level features a home theater with reclining leather chairs and an additional game room.

City of Big Bear Lake "Good Neighbor Policy"

Do not exceed the occupancy limit
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.

No parking in street or yard
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.

FOR PET FRIENDLY HOMES ONLY, Take your furry friend with you
Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly! Please be sure to verify prior to booking that the property does accept pets.

Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations:
41790 Garstin Drive & 39690 Big Bear Blvd.

Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.

We have high chairs and pack n plays available at our office for rent for a fee of $25 per day for each or as a packaged deal, please notify us in advance if you would like to rent these during your stay.

To comply with our city permit, there is a $35 charge for dish cleaning in case they are not washed before your check-out.

If there is trash in the property, there will be an additional charge of $25 per bag.

Any guest that violates county or city rules as outlined in our 'things to know' and 'house rules' sections will be subject to paying a $350 call code attendance fee by our 24:7 call compliance staff in addition to any fines levied by the city, whether it results in a violation or not.
Please remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out.

(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.

(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.

(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation.

(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave.

(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.

(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open.

(7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged.

(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund.

(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.

(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines.

(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home.

(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.

Please keep in mind you must be 25 years old to book.

Big Bear Family Trip 2024
We stayed here for 3 nights. An extremely well-stocked spacious home. I have rented homes for my family for vacations for the past 15 years and this was by far one of the best. The kitchen was completely stocked with everything from pots and pans to utensils and plates they even had crockpots and baking sheets. Toasters, coffee pots you name it they had it. They also had tons of extra blankets and towels and even a pack n play for my littlest granddaughter. Plenty of games and books and entertainment for all. I would definitely rent this home again and if you have a large crowd this place is the best. The host is always readily available for all your questions and needs as well. 10/10 Highly Recommend!

Hidden Gem of Big Bear
Our second time renting here, and I dare say this will be our spot going forward. Incredible floor plan and kitchen, sprawling room for kids and everyone - incredible lower floor-basement theatre/play area for kids and movies, and more space than you know what to do with. PLUS, if it snows - you’re 100 yds from open mountain, perfect for hiking or snow tubing/sledding. We watch cars drive up to partake in what is just out the front door. Highly recommended and impeccable hospitality for a walk-in experience that was perfect on both Thanksgiving and Christmas - host quickly responds and very accommodating.

Great property!
Amazing service. The theatre didn't work, and they sent maintenence to try and fix it within hours. Unfortunately it needed a part. So they kindly have us a partial reimbursement. I played in the nfl 7yrs. This was excellent service, luxury property and this week be our to rent from now on up here
