DO NOT BOOK THIS HOUSE!!! BEWARE!!!
Worst experience! from the house itself to the costumer service to the property manager interaction. IT WAS AWFUL! The house itself had black mold on the kitchen ceiling, the air vents were filthy. Two rolls of toilet paper for my family of 10 staying in the house, main floor room shower was being held together by a scrunchie, the sectional was falling apart with screws being visible (not safe for crawling and rolling infants that we had). The A/C stayed at 80 no matter how low we put it, It was super hot in the house every day and night. The fridge did not work the first day and night and we had to get coolers with ice to keep our food cold. We still had to toss beef because of this! we have breastfed infants and we had to keep milk cold, this was difficult with a non working fridge and freezer. When we called the day we arrived to get some help because it was crucial we keep certain things cold for our children they told us they would have someone out ASAP. No one called, no one came. The next day we called to complain again about everything I listed and they said we are top priority. Still no one called to come fix the fridge or A/C and no one came... We were there for 4 days. Some one finally came the day before we left. They did not call they just showed up. This is unacceptable. When we called to talk to the property manager they said we stayed the whole time. We drove 7+ hrs, where were we supposed to go?! they did not want to reimburse us for anything!

Gorgeous View
Our overall stay was wonderful! We loved the area and the house was great! The only problem we encountered was the first night there (Saturday) in the middle of grilling $75 worth of meat, the grill ran out of gas. (And only one side of the geill worked). We called the number provided and it was Tuesday afternoon before anyone came, they left a note and said they would be back tomorrow. Someone came and dropped off a tank the next day. They did not even hook it up. There was no communication from the "local"management company despite me giving 2 contact numbers. So the gas fixed half of the problem- had the local people contacted us we would have made sure that they were aware that one side of the grill did not operate.

Beautiful View
The house was beautiful. We enjoyed our stay. The description of the property isn't accurate. The furniture in the house wasn't as nice. There was almost no beach to be shared with the neighboring homes. Also, both trash cans were full when were arrived and never picked emptied even after repeated texts to Vacasa. I'm not sure how long they had been there, they were really stinky.

Great location
This place was very nice and worked great for our group. One bedroom is on the first floor with just a half bath. We had a few repair issues but once we found the number to call, the repairman came right away. He fixed the door lock and code as we were not able to get in upon arrival. He fixed a towel bar in one of the bathrooms, but it came off again the next day. The night before we left the hot water heater went out, so we did not have hot water that night or the next morning. We called about this the morning we left. The grill could use a good cleaning and the kitchen needs a few more glasses, we bought some and left them there. The property is very nice and in a great location! Just a short drive to Port St. Joe. We would go there again.

Great little house on the beach
I had a very relaxing stay here. Property is fairly well maintained and i had no issues with things breaking during my stay. Living room furniture and master bed were very comfortable. Wish there had been a screen for the sliding glass door in the master bedroom. The carport tends to flood during rains as it is the low point on the property.

Lovely Location
If you want a non-commercialized vacation Cap San Blas is your place. There are a handful of restaurants on the peninsula and a general store. Port St. Joe is about a 20 minute drive if you want groceries and other restaurant options.

The property was easy to find, and when we got there the view was breath taking. The house was clean and very nice. Great location and the beach is right out your back door. Very pleased with our stay. Cape San Blas is beautiful

Excellent Location
Perfect location on the beach near Scallop Cove Bait and Tackle, gas station and general store. Check in was easy with door code. The home was comfortable, spacious and clean- with the exception of bathroom which had some mildew in tub and shower curtain, we cleaned it with available cleaner and moved on, we did have an occasional bug crawling about. This home does have stairs with open treads so beware if you have children. The kitchen had pots, pans, baking sheets, coffee maker and kurig. A gas grill on the porch was lacking metal grilling utensils. Plenty of parking was available under house and in front of house. The deck was spacious and had a gate at top of stairs to keep pets and children off of stairs. Large glass doors spanned the kitchen and living room giving endless views of the beach. We would not hesitate to come back.

Reflections Findings
House was equipped well. Items that need attention. 1 During a wind/rainstorm water come in over the tops of the sliding doors all floors. 2 Problem with access door lock. Bolt was/is corroded from salt air exposure. I filed off most of the corrosion and improved function. 3. Some live and dead Roach issues. Shower curtain ring broken. Entry door stop broken and corroded ones. Ac unit should not be boxed. Sand in sofa creases. Beach access for me was tough at 90 years of age. Water hose has bad hole in it and handle doesn't work. There is a leak at the wall line on the outdoor shower. Deck gate is pathetic function wise. First to second level stair carpet had pet stains. We cleaned the stains. Light switch by the kitchen door entry to the bathroom did not work. I was satisfied with the overall condition but not particularly fond of the access procedures as they pertain to the non-smart phone population. The restrictive parking was an issue since I had relatives and friends that wanted to visit, not overnight.

Good Property, Great location & Amazing Sunsets!
Had some miscommunication at check-in due to receiving an old code to the property. Property management resolved the issue via text messaging within 25 minutes. The house is an older home so it has some issues and the outside gas grill needs some TLC or to be replaced. Nonetheless, those issues did not interfered with our family vacation. Beautiful view of the beach and gulf from multiple decks and we had some amazing sunsets. Overall our family vacation was memorable and we would definitely stay on Cape San Blas again in the future.

Great beach access
Love beach access. Beautiful kitchen remodel. Mattresses are not comfortable. Main floor shower head falls off and bathrooms need remodeled. Wish the upper deck had dry deck flooring so we could enjoy the second floor swing in the mornings, but you can’t with all the dew dripping down on your heads.

Such a relaxing stay
Loved our stay. Very relaxing, had all that we needed, beautiful views and nicely appointed rooms. Only drawback was the dishwasher didn't work very well and some of the pots/pans had to be hand washed prior to use. The pots and pans need to be replaced.

we enjoyed our stay but......
when arriving things seemed clean but as we got settled in we discovered things that needed attention. bathrooms were fine. kitchen needs a deeper cleaning. once i found hair and yuk in the drawer i had to clean everything in the drawer and wiped it out. the fridge was wiped down ok but there was a residue heavily smeared all over the stainless plus a heavy bleach smell inside was concerning because i thought maybe the smell would be absorbed into the food. the floors need to be cleaned better, lots of stuff under and behind furniture. the place is stocked with everything you may need which was nice. hair dyers iron coffee pot with option of using kcups beach stuff. plenty of room to stash your things during your stay. its a shame that the sliding glass doors to the deck needed at least a shot with the hose. the view of the gulf is why we were there. the stars at night were amazing. my biggest issue was the lock on the back door was missing and it was a safety concern. only the knob button lock was usable. not sure i would rent again because of the amount of the steps but that would be the issue with all the homes. tv's in all the bedrooms and plenty of bathrooms. steps from the beach and the covered parking was nice. being able to bring our dog was great and appreciated.

The trip was amazing, just wish the house was more clean.
This is our third trip to the cape and first time staying at Reflections. Loved the location of the home but wish the house had been cleaner. There was long white dog hair on all the floors and furniture. I would have cleaned it but the vacuum had little to no suction. The blender was broken but Vacasa brought a new one instantly which was amazing. One of the closet doors was also broken in the kids room which could have hurt someone had I not been there to catch it when I opened it. The house had gorgeous views of the ocean/beach.

Things seem clean until you take a closer look. Inside fridge had hairs. Freezer did not open all the way, so it was not useable. From what I could see in there, I wouldn't have wanted to use it anyway - lots of lint/dust and hair. I took a picture, it was gross. I contacted Vacasa - to see if there was a trick to open it - but NO RESPONSE. Had to use a cooler for ice. Outside of dishwasher dirty. Not all lights in kitchen worked. Master bathroom - glob of someone else's toothpaste on hair dryer. Picture in bathroom - doesn't look like anyone has every wiped it down - lots of splatters of some sort (yuck). Dresser drawers in master - all had hair and sand. Had to clean out so I could use. Closet wire rack appears it was the one in the room before they updated the room, but didn't clean it.. dirty, rusty, dusty. Killed about 4 spiders. All bathrooms could use updates. Bedroom downstairs - no one wanted to stay in - dark and uninviting. They should change the light fixture or bulbs or something to make that room look brighter. From outside - the deck is all rusty where there are nails/screws and paint is peeling. Definitely looked like the saddest house in the area. You only get one bath towel per person on reservation. Everyone complained about their beds. The master bedroom bed was so hard and uncomfortable. The bed/mattress made so much noise, every time my husband moved it woke me up. The positives - Cap San Blas is a great area - loved the beach and being able to hear the ocean in the house. The area was quiet for spring break - which was great. They had 5 beach chairs in the closet - that wasn't mentioned in the listing, so that was great to have to use. I would definitely go to Cape San Blas again - but different house unless they cleaned and updated. I left a review for Vacasa - NO RESPONSE.

Absolutely wonderful
We absolutely loved this location. The views were breathtaking, no matter where you sit you had a view! The area was very peaceful and quite! The beaches were not crowded at all. The house had plenty of room non of us felt crowded. Loved that I didn’t have to bring back and dirty laundry. Also had a dishwasher that I didn’t have to do dishes! The pans weren’t the best but was able to make do. Also pet friendly which was a added bonus for me!

Maintenance Needed
This property has a great location with top notch views and beach access. It is also in need of attention and maintenance. We experienced issues large (toilet flooded the bathroom) and small (all but 2 of the lightbulbs were burned out on the main floor.) There were many popped nails on the patio, that we purchased a hammer on the second day of our stay to keep everyone’s feet protected. The mattresses in the master bedroom and upstairs kids’ room should be replaced immediately. The mirrors came off the closet doors upstairs upon arrival, and the oven temperature calibration doesn’t seem to be working properly. We also had to go buy a mop, bucket, and cleaning supplies to clean up the feces that flooded the first floor due to the toilet malfunction on the first day. They sent a plumber, but no one to clean and sanitize. Overall, this house has great potential, but could use some love and better property management.

Great location
Beautiful view! Open the drapes to the glass doors and it was like you were sitting on the beach! Comfortable beds. (my daughter said even the sofa bed was comfortable.)The kitchen was well stocked. We cooked and ate our Thanksgiving dinner there. This community has been through so much with Hurricane Michael but the attitude of the people there was one of gratitude and kindness. I think they are happy to be back. Thanks for a great stay!

Privacy was terrible
We felt like we were at Panama City Beach. Everyone used our property for a walk thru. The people were rude. We asked them not to use our drive way for a walk way and they replied with a ugly remark. We were the only beachfront customers, but there was at least 100 people staying directly in front of us. It was a nightmare. We had two small dogs, we kept on lease at all time. NO one else did. dogs were running everywhere. People were awake until 12am every night. Lots of drinking and partying and very loud. Not the same Cape San Blas experience we have had for the last 14 Years. We left a very expensive chair, but no doubt someone got it. Someone took out umbrella during our stay.
