The kitchen is fully stocked and thoughtfully designed with quartz countertops, a large undermount sink, open shelving, and appliances for all your cooking needs. A coffee bar and Brita water filter add an extra touch of convenience.

You may occasionally encounter a neighborhood pet wandering by to say hello. While these visits are usually friendly, we encourage guests to always use caution when interacting with unknown animals.

- Wear and Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.
- Damage Waiver: A refundable security deposit or damage waiver is required immediately after booking and is collected outside of Airbnb. This helps us keep the home in great condition for future guests.
- Package Deliveries: Occasionally, we may have packages delivered during your stay and kindly request your assistance in bringing them inside.

There is enough parking for two vehicles. The neighborhood has boat ramp access just one street over. This home is equipped with high speed 400Mb/s WIFI, an Arlo doorbell camera, electronic entry lock and one outdoor security camera at the backdoor.

Paradise Cove is a small neighborhood situated on the north east side of Lake Conroe. There's one way in and one way out. Unless, of course, you take the boat ramp to get out on the lake!

Please Note: While our neighborhood does have an HOA, it is not very strict and sometimes our neighbor's homes and yards are not as well kept. We really have no control over this and just want to make sure you're aware before booking.

This small and quiet manufactured home neighborhood has a boat ramp with access to Lake Conroe that is located only 2 minutes from the house. Lake Conroe offers the convenience of many activities and places to visit, including: fishing, restaurants, water sports, the Sam Houston National Forest, swimming areas, and more. Access to shopping and grocery stores in Willis and Conroe are a 10-15 minute drive away. The property is located halfway between The Woodlands and Huntsville which are only 25 minutes in either direction, giving you a wide variety of places to visit like General Sam's offroad park or The Woodlands Mall.

To ensure a comfortable and enjoyable stay, we kindly ask that you take a moment to scroll down to our house rules and familiarize yourself with the “additional rules” section.

We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

Important Payment Update: We no longer accept credit card payments over $1,000 due to chargebacks. Payments over this amount must be made via Zelle, Apple Cash, or ACH. VRBO may accept their fees via credit card, but the balance will be due with one of these alternate payment method.

A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.

Cameras are installed outside for security purposes.

Reservation Requirements
Complete these steps immediately using our Enso Connect boarding pass:
- Submit a valid government-issued ID.

Option 1: $199 refundable security deposit, or
Option 2: $25 non-refundable damage waiver (covers up to $50).
- Pay all applicable fees (e.g., pet fees).

- Early check-in/late check-out may be available for a fee with prior approval.
- Unapproved Late Check-Outs:
- A $75 fee plus $25 per hour will apply.
- If late departure delays the next guest’s check-in, you may be charged 100% of the next booking and extra cleaning costs.

Check-Out Instructions
1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
- Dispose of trash and empty the fridge/freezer.
- Return items to original places.
3. Laundry & Dishes:
- Leave bed linens on beds.
- Place towels in the laundry room and start a load.
- Start the dishwasher.
4. Outdoor Items (if applicable):
- Retract umbrellas, turn off pool lights, cover the hot tub, and secure outdoor items.
5. Final Steps:
- Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.

Note: Trash day details will be included in your boarding pass.

House Rules
1. No Smoking: Smoking, vaping, or any kind of smoke indoors incurs a $2,500 fee.
2. No Illegal Activities or Weapons
3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.
- Extra Guest Fee: $5/person/night applies for guest counts over 5 people, whether staying overnight or visiting.
- Guests are responsible for declaring accurate guest counts at the time of reservation and updating us promptly if there are changes.
5. Noise: Respect quiet hours from 8 PM to 8 AM. Excessive noise may result in removal without refund.
6. Parking: Park in the driveway or garage. Street parking may be restricted by laws, HOA rules, or property policies. Contact us before booking if street parking is essential. Improper parking may result in fines or towing. Do not park on the grass, block other vehicles, driveways, or mailboxes.

- Pre-approved pets only. $49/pet per stay. Unauthorized pets incur a $100/night fee.

Cozy and quaint
When we arrived, we were able to check in 30 minutes early without charge. Property owners use an online rental app that is fairly easy to navigate. House was comfy and had lots of games and blankets. Easy access to technology and some smart home devices. It would have been helpful to have a little boom describing all of the features and how to use them. Bathrooms were clean and well equipped (makeup wipes/towels, extra toothbrushes, shampoos, etc.). Plenty of paper towels, toilet paper, trash bags and dishwasher tabs provided. My biggest complaint would be that the HVAC did mot distribute throughout the house evenly. some rooms freezing other end, hot. Also did not realize ypu had to pay additional deposit and pet fees outside of VRBO. Would have been nice if it was just listed and included in the online price to be completely visible.

Great Place - Great Owners
We stayed at this property for 45 days while our house build was being completed. The owners are extremely nice, and easy to contact if needed. We needed to do extensions and they were very accommodating each time and willing to work with us while we waited. The neighbors are all quiet and keep themselves, property is nice and very relaxing - Property has everything you need! We would recommend this place and would stay again if needed. Thank you!

5 min drive from gorgeous views and sunsets on Lake Conroe
My sisters and brother in law stayed at this property. They said it was very clean and cozy. There was a book that was left that had details of things to do, phone numbers in case of emergency, check out procedures, etc. It was very helpful and very much appreciated. They would definitely stay there again.
