You may occasionally encounter a neighborhood pet wandering by to say hello. While these visits are usually friendly, we encourage guests to always use caution when interacting with unknown animals.

- Wear and Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, weâre committed to maintaining its charm and functionality.
- Damage Waiver: A refundable security deposit or damage waiver is required immediately after booking and is collected outside of Airbnb. This helps us keep the home in great condition for future guests.
- Package Deliveries: Occasionally, we may have packages delivered during your stay and kindly request your assistance in bringing them inside.
We appreciate your understanding and assistance with simple requests, such as taking out the trash on designated days. These small gestures help us keep the home welcoming for everyone.

There is enough parking for two vehicles. The neighborhood has boat ramp access just one street over. This home is equipped with high speed 400Mb/s WIFI, an Arlo doorbell camera, electronic entry lock and one outdoor security camera at the backdoor.

Paradise Cove is a small neighborhood situated on the north east side of Lake Conroe. There's one way in and one way out. Unless, of course, you take the boat ramp to get out on the lake!
Please Note: While our neighborhood does have an HOA, it is not very strict and sometimes our neighbor's homes and yards are not as well kept. We really have no control over this and just want to make sure you're aware before booking.
This small and quiet manufactured home neighborhood has a boat ramp with access to Lake Conroe that is located only 2 minutes from the house. Lake Conroe offers the convenience of many activities and places to visit, including: fishing, restaurants, water sports, the Sam Houston National Forest, swimming areas, and more. Access to shopping and grocery stores in Willis and Conroe are a 10-15 minute drive away. The property is located halfway between The Woodlands and Huntsville which are only 25 minutes in either direction, giving you a wide variety of places to visit like General Sam's offroad park or The Woodlands Mall.

We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.
Important Payment Update: We no longer accept credit card payments over $1,000 due to chargebacks. Payments over this amount must be made via Zelle, Apple Cash, or ACH. VRBO may accept their fees via credit card, but the balance will be due with one of these alternate payment method.
A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.
Cameras are installed outside for security purposes.

Check-Out Instructions
1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
- Dispose of trash and empty the fridge/freezer.
- Return items to original places.
3. Laundry & Dishes:
- Leave bed linens on beds.
- Place towels in the laundry room and start a load.
- Start the dishwasher.
4. Outdoor Items (if applicable):
- Retract umbrellas, turn off pool lights, cover the hot tub, and secure outdoor items.
5. Final Steps:
- Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.

House Rules
1. No Smoking: Smoking, vaping, or any kind of smoke indoors incurs a $2,500 fee.
2. No Illegal Activities or Weapons
3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.
- Extra Guest Fee: $5/person/night applies for guest counts over 5 people, whether staying overnight or visiting.
- Guests are responsible for declaring accurate guest counts at the time of reservation and updating us promptly if there are changes.
5. Noise: Respect quiet hours from 8 PM to 8 AM. Excessive noise may result in removal without refund.
6. Parking: Park in the driveway or garage. Street parking may be restricted by laws, HOA rules, or property policies. Contact us before booking if street parking is essential. Improper parking may result in fines or towing. Do not park on the grass, block other vehicles, driveways, or mailboxes.
