Was ok. The front desk closes at 2pm? Little early. Check out is at 10am which is early as well. There’s no common restroom if you need it after you check out. So we went to walk since our train was until 6pm left the luggage there when we came back for the luggage No one to ask talk or at least a bathroom to use since everybody knows in Europe is a little difficult the bathroom thing. Rooms are ok breakfast needs lots of improvement Feels more like a apartment than a regular hotel. So pretty much help yourself for everything. So check in is pretty much on you since like I mentioned they close at 2pm. We arrive around 3pm and nobody to welcome you. Will pick other options for same price.

We stayed at this apartment for two nights and loved it. We are a family of 5 (2 adults and 3 teens) and this place had all that we needed to make our stay comfortable. It felt like we were staying over with family than a hotel. While it will not appear luxurious it was extremely clean, convenient and located minutes from Rialto/ St Marks square and with abundant food options around. Elizebetta and Eleanor who manage the property are super friendly and provided all the instructions upfront which made locating the place/ checkin (after hrs ) a breeze. We were also able to leave our bags once we checked out until we were ready to leave later in the day. Comments: -Fully equipped kitchen- pots/ pans and basic spices - Separate washer and dry. - very large space - plenty for 5 - Private dock - Worn furniture - not a biggie - No elevator - so if you have a room in an upper floor you’ll have to lug your bags.

Good value in a great location in Venice
Great value for money in an excellent location. Our two bedroom apartment was spacious, quiet, and we loved the black-out shutters. Negatives were the mosquitoes (we were surprised to see them in November; it was so cold!) and there were no mosquito screens so we were all bitten if we wanted any air flow. It was also a hike to the top floor which was fine for us traveling only with carryons but we wouldn’t have wanted to drag large luggage up there. Also if you plan to take a private water taxi, there is a place for one to stop right at the door. We took one from the train station and the driver dropped us somewhere else and told us to walk. The hotel suggested a private taxi as a way to reach them and when we told them we had to walk they said it was probably high tide so the taxi couldn’t make it to their door. We checked the tides and it was low. We should have just caught a water bus for a fraction of the price. But that wasn’t the hotel’s fault. Overall we really enjoyed our stay and would recommend it.

Fabulous location - very handy to st Mark’s Square & Rialto Bridge Easy check in & check out Friendly staff who were very helpful particularly in booking a water taxi for us on our departure Lovely apartment which was cleaned daily & breakfast supplies also replenished daily Would definitely stay here again if we’re lucky enough to return to Venice one day

The hotel is roomy and clean. They have a washer in the room but no dryer. However, they will dry the clothes for you which takes 3 hours. Otherwise, it is located near the center of San Marco Island.

Nice apartment. Clean and comfortable. If you use the washer and dryer, be prepared to have time for the wash cycle to run (over 2 hours). Also, the dryer doesn't get very warm so it can take a very long time for clothes to dry. The apartment was otherwise very nice.

Love being welcomed by the property manager/owner. She gave us a tour of the property upon arrival along with valuable tips regarding the area. Loved the location. We stayed on the third floor. It was an amazing apartment. The rooms and the living room area were spacious and very cleaned. The kitchen had all the necessary appliances. Breakfast snacks were provided daily. An expresso machine was provided as well with expresso shots. We were in La-la land! The coffee was the best we’ve tasted in a while. With a family of 5 (three teenagers), I wish there were two bathrooms, but than again, that would be asking a lot.

The property is a must book. Extremely clean, very modern, and spacious. Located in the less busy area of San Marco but so conveniently located from everything being reached 2-5mins walking distance. Private taxi can drop you off at the dock in front of the property and pick you up and take you anywhere. Absolutely a must book!!!

Lovely property in the heart of Venice. Apartment over looked one of the main canals with views of gondoliers and riverside commerce. Very quick to get to Rialto bridge and main walkway between san Marco and Rialto. Building is very charming. Room is spacious and clean. Would highly recommend.
