Tiverton Kurrajong is situated on the eastern slope of blue mountains overlooking Sydney basin and set on 3 hectares of beautifully established grounds that were part of the "Waterhouse camellia gardens". Tiverton is only 79kms from Sydney CBD but feels like a world away.


The house offers verandas on three sides, 4 bedrooms with premium A.H. Beard beds (3 Queen beds rooms and 2x Single beds room) and quality linen, including a large parent retreat/master bedroom with an ensuite bathroom, a dressing room, mini fridge, tea/coffee facility, wall hang TV and a single sofa bed, a family bathroom and a powder room, fully equipped open plan kitchen with large marble bench tops in the family room, a living room with a double sofa bed and a formal dining room, a study room with a single sofa bed and a laundry with washing machine and dryer. There are two fireplaces, ducted air conditioning, NBN Wifi connection, large screen smart TVs with Netflix, a karaoke machine, electrical keyboard, a telescope for admiring the city view and stargazing, board games, mah-jong table and basket ball hoop.

A covered BBQ area with table and chairs provides the guests with outdoor entertainment next to a rose garden with distant city view. A pergola near the dam with bench and table is a place for wildlife spotting and quiet reflection.

Guests enjoy collecting chicken eggs, catching yabbies, and playing basketball. The beautiful grounds with sweeping lawns and ornamental trees/plants/flowers are like private botanical gardens and offer the guests with a unique experience, picnicking, birdwatching, walking through the path between the giant maple trees, watching the autumn leaf fall, admiring rows of daffodils and cherry blossoms in Spring.

Tiverton is within easy walking distance to Lochiel House, Erawat Indian Restaurant, and supermarket IGA and only a few minutes’ drive to several well-established wedding venues like Loxley. Further west guests will be spoilt by choices, Blue Mountains National Park, Mt Tomah botanical gardens, pick your own fruit orchards, cider tasting venues, glow worm tunnel in Lithgow, to name just a few.

Bed configuration as follows;
Parents Retreat - 1 x queen bed, 1 x single fold out sofa(sofa bed upon request) ensuite bathroom.

Study- 1 x single sofa bed(upon request)
Formal lounge - 1 x double sofa bed(upon request)

We endeavour to reduce our carbon footprint. The property is powered by solar with mains backup.


Things to note.
- Price is based on 8 guests in total. The property can accommodate up to 12 guests subject to an additional charge per person per night to use the sofa beds and linen. Please select the correct number of guests when booking.
- Cot and highchair hire available.
- One pet is allowed subject to our pet policy.

- Tiverton is for the enjoyment of paying guests and does not allow parties, pre-wedding occasions, weddings, functions, schoolies, or gatherings of any kind.

- Our caretaker lives in a neighbouring property for any issues that may arise.

A pre authorised amount of $500 will be held on your assigned credit card for any damages or excess cleaning/rubbish removal. Please ensure funds are available as access information will not be provided until funds are held. Funds will be secured 2 days prior to arrival and released within 7 days.

- No smoking inside the house. Ashtrays are provided on the verandas.

- Security cameras onsite at outside entry points.

- Children must be always supervised by an adult.
- Single level house with a few steps from car parking to the veranda. Walker is available upon request.


Note - Full reservation payment is due seven days prior to check in. For Christmas & Easter periods full payment is due thirty days prior to arrival.

Spacious, open and well kept
The house and land was very spacious and we enjoyed a stroll around the grounds too. We appreciated the house heating system and the fireplace since we went in the middle of winter. Kitchen was well equipped. Location is great, just before the blue mountains and it’s on a hill where there’s a view of Sydney. Room for improvement is that the sofa bed in the master was more like a single bed than a double bed, and uncomfortable if you slept in the middle because of the fold. I suggest update the listing descriptions on beds, and also get a sofa bed similar to the lounge one in the master.

Upgrade your oven
Whilst the stay was nice and the house and gardens are lovely, I could not believe that the oven is so sub standard. We had a whole roast dinner planned for us however the oven itself struggled to get past 150c. Whilst this may seem like a menial piece of feedback, consider the fact that I spent 5 hours in the kitchen trying to cook a meal for us which eventually was plated at 9:30pm. Not ideal. I wouldn't come and stay at the house again purely based on the oven. Fix that issue and the place is great, and I would definitely return.
