Santa Rosa Beach sits on a 26-mile stretch of pristine, white sand on Northwest Florida’s famed Emerald Coast. One of the best (and booziest) ways to explore the area is on an Emerald Coast Pedal Tour. For families, we suggest a day playing in the warm waters of Santa Rosa Beach and biking along the Timpoochee trail. Once the sun sets, the town comes alive with live music, outdoor restaurants and bars.

- Pool and Spa heat is available for an additional fee, but must be requested at least 48 hours before your stay.
- Pool heating will be available from November 1 - March 31. It is not available for the summer months (April 1 - October 31).
- The pool and spa can only be run one at a time, not concurrently. In other words, the system can either be in "Pool Mode" or it can be in "Spa Mode." It cannot be in both modes at the same time.
- The elevator is not for guest use.
- We allow service animals at this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet..
- Please be aware that this home has a ring camera set up.
- The maximum number of vehicles that can park on-site: 4

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

Santa Rosa Family Vacation 2024
This is our 4th year in Santa Rosa and our 3rd year staying in this house. We love the area, the access to the beach, and local shop within walking distance.

Location is everything!
The location of this home made it absolutely perfect! We had the best trip in this house! The only complaint I have is that the house wasn’t super clean - I had to clean crumbs and stuff off of windowsills and floors when we first checked in. Other than that, we enjoyed our stay!

Fantastic Family Trip
Our family travels to Santa Rosa Beach each summer. This was our first time to stay at this property and we loved it. The location was fantastic and it perfectly met the needs of all of us. We were within walking distance of the beach and many awesome eating locations. This is a perfect destination for a family vacation.

Family Beach Vacation
The house was just as pictured. Very spacious and more than ample space for our large family. We did have a problem with the cleanliness of the house as there was food left under the coffee table and dining room table. Which was immediately addressed by the management company. We also had issues with the stove, which should be replaced as it took us 13 hours to cook a frozen lasagna. Yes seriously 13 hours. A simple replacement would fix that. The dryer was taking 3-4 cycles to dry our towels, however one of our family members cleaned the exterior dryer vent and it worked fine after that. This should be addressed regularly by the management company. The last item was the landscaping. It was overgrown and in need of some serious attention. This is an easy fix with weekly maintenance. If these few things can be addressed this would be a perfect stay. Beach access was great, close to shops and restaurants. Overall our family tends to have a good time no matter where they go. So we call it a success.

Great location to the beach
The house is conveniently located to the beach, close to some good seafood restaurants. One thing we noticed was the floors were not swept properly as we walked around the house barefoot after unpacking the first day and noticed that stuff was sticking to our feet. Also we noticed some of the kitchenware was not was properly. Some of the wine glasses seemed as if they were rinsed and placed back into the cabinet. One glass still had purplish- red marks which makes me think it wasn't even washed. Nonetheless, whatever we felt we'd be using, we just threw in the dishwasher and washed ourselves. Other than that, the house was great.

Business Professionals
We are a group of business professionals looking to escape COVID protocols but let our hair down safely in great company. Plenty of room to engage in group functions, but enough privacy to retreat to when you need me time. Centrally located in a friendly community, close enough to obtain anything needed but away from everything. View of the beach from the balcony and steps away from sand. Definitely a must repeat. Already checking schedule for a return. 5 couples and 2 teenagers
