This 3-bedroom, 2-bathroom, two-story vacation home, located just one mile from downtown Ouray, features amazing views of the surrounding peaks and the Uncompahgre River.

The living area features large front-facing windows with views of the rich-colored soaring canyon walls and the Uncompahgre river located just across the road. A cozy gas fireplace and a Smart TV with comfortable seating welcomes guests to enjoy their favorite movie after a day of adventure. This home has four separate air conditioning zones for your comfort during the warmer summer months.

The Primary bedroom, located on the main level, features a Queen Bed and a full bathroom located directly across the hallway. The second bedroom, located on the second level, features a Queen bed and a full bathroom located just around the corner. The third bedroom features a Twin over Full-sized bunk bed.

This home is located up two fights of external stairs and the home has one flight of internal stairs to the 2nd level sleeping accommodations.

An outdoor front seating area is a great place to enjoy your hot beverage while gazing across the valley at Bridal Veil Falls. Meanwhile, a private back deck offers a quiet area to relax, prepare a well-deserved grilled meal and gaze skyward at the mountains and stars. Take a morning walk along the River Walk trail, with convenient walking access to the Ouray Hot Springs Pool and Park and downtown Ouray.

Guests are welcome to park up to one regular sized vehicle in front of the garage. Additional of ne regular vehicle is available across the road. Trailer and RV's are not allowed. Trailer and RV parking is available on the west end of 9th Avenue.

This home is pet-friendly. Guests are welcome to bring up to 2 well-behaved dogs. The pet fee is $40.00, per night/$250.00 maximum.

About the Area: Nestled at the San Juan Gateway mountain range, Ouray, CO offers year-round outdoor activities and has everything you could want during your Colorado mountain vacation any time of year. In the spring, summer, and fall months visitors enjoy exploring, riding ATVs, hiking, biking, rock climbing, horseback riding excursions, and fishing. In June, every Thursday evening from 6pm to 9pm, visitor's love to attend the free Ouray Mountain Aire Music Series concerts hosted at Fellin Park.

During the winter season bring your snowshoes, ice climbing gear, Downhill or Nordic skis and enjoy a wide variety of winter activities. Telluride Ski Resort is a scenic 60-minute drive from Ouray and offers top five downhill ski runs according to Conde Nast. Ice climbing at the world-famous Ouray Ice Park boasts more than 150 named ice and mixed climbs, spanning almost 2 miles of the Uncompahgre Gorge. After a day of adventure enjoy a variety of great local restaurants, breweries, distilleries, live entertainment venues, unique shops and the ever-popular Ouray Hot Springs.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount. In contrast, cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.

This condo offers its guests barbecue grills and laundry facilities. The front desk is open around the clock.
