There will be a reduced construction crew at Building "A" during June, July and a few weeks in August, which will help minimize guest impact. Associated with the construction you will hear LOUD, EXCESSIVE noises (grinding/jackhammering) during operational hours and cranes/scaffolding will be onsite.

PARKING INFO:
Effective 6/24/24: During the construction period, estimated to last until May 2025, your reservation includes (1) one parking pass for the main on-site parking lot. If you require an additional parking pass, overflow parking is available across the street for a fee of $55 per pass. Please note, Beachball Properties can only sell (1) one additional pass per reservation.***

This Three (3) bedroom, Two (2) bath beach condo comfortably sleeps 9 and comes with a fully equipped kitchen for preparing meals. The open living area features a beach decor and HDTV with a gorgeous view of the Gulf of Mexico Relax and enjoy the feel of the beach from the well-appointed, large balcony. The Master Bedroom comes with a King bed, HDTV and private full bathroom. The Guest Bedroom 1 has King bed and HDTV. Guest Bedroom 2 has a twin over full bunk bed and a queen bed. There is a second full bathroom accessed from the hallway.

Linens come furnished but please bring your own beach towels. Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

The condo was very nice and I would stay there again. I was not particularly thrilled with Beachball Properties as they wait until the last minute to send you information about accessing the condo. The key number was sent via text an hour before arrival and it did not work. I had to call Beachball Properties and they gave an interim key number to access the condo saying that the first key number they gave us would work within the hour; however it never did. I prefer to deal with the condo owners instead of going thru a 3rd party.

Fantastic Condo!
This condo was very clean, nicely decorated. We had an issue with the door code and the internet stoping once. Management was so easy to contact and handled the issues immediately. There was a gated overflow parking across the street to put our extra vehicle and box trailer. Or you could park a boat there. The beach was not crowded. Access was easy to it. The pool area was really nice. We will definitely be back.

The condo was situated perfectly on the beach. Just enough bed space and living space. Nicely decorated. Air conditioning was cold cold (but we said it was due to the temps outside). Pools were very nice! We enjoyed our stay!

Our family has enjoyed many great stays in Orange Beach over the past two decades. This visit, perhaps, was the best yet. We loved the condo itself and the overall facilities. The only complaint we had was the cleanliness upon checkin, specifically the dirtiness of the floors. However, that aside, this condo was incredibly nice and well-equipped with everything our family would need. We definitely plan to return.

We loved the location and condo. The pictures did do it justice. However we booked the week of fall break knowing that it may have a chance of being cool. We were going to the beach not wanting to do much of anything else. The whole week the indoor pool & hot tub was closed. We were never notified before our stay. That was the whole reason why I picked this place. They refunded one night, but we only got to get into the actual water for 2 days. So the rest of our stay was not great. The regular pool was too cold because it’s mostly in a shaded area when it would be the hottest. We did like the condo, but definitely not the vacation I had pictured for the price that I paid to make sure we had somewhere to play in the water.

Great place, great location
The only issue we had was with the property management. We checked in on Saturday and on Sunday had issues. Called 3 different times before someone actually called me back. Yes, I know it was the weekend, but they are paid to be on call. They did come out that night and fix the problem though. That is my only complaint. Condo was great with a beautiful view.

A Great Escape
Our first family trip since COVID was a great beach escape. The unit exceeded the website pictures. The rooms were clean and the setup worked for our family of 8 (adequate seating and beds for all). The balcony screen door did not slide well, but we didn't report it since we were running the air conditioning and didn't need it. Overall, Summer House 1105B is on our short list when we return to Orange Beach. "Thumbs up" from all family members.

We had a small girls trip and we loved the condo. It was a great size for 4 women and we loved how it was decorated. It is in a great location. Condo was clean and the balcony is a good size with comfortable furniture. We will definitely stay here again.

Perfect!
This was beautiful! Very accomodating to our family. It felt as if all we needed to bring was ourselves and clothes. The little things really made it feel like the owners put family first. Laundry baskets, kids books, a few card games, kids cups and plates, etc. We will absolutely try to get this one the next trip we make. The beach wasn't over crowded and being right there made each morning beautiful to wake up to. Lots of places to eat and shop within walking distance or less than 10 minutes away. Perfect for a big family or like us, with kids and their friends.

This condo is located within walking distance to many stores and restaurants in the area. The condo was very clean and had all the things we needed. The patio was very nice and had ample sunshine for most of the day. Overall we were very happy with 1105B and would definitely stay again.
