Phoenix East II 2044 - You can "have it all" (location, upgrades, price) at "Orange Beach Retreat"!. This two (2) bedroom two (2) bath 1000 square foot condo perched in the Phoenix East II building in beautiful Orange Beach Alabama has wonderful views of the Gulf and Perdido Pass.

Parking passes are purchased from link sent via email, picked up at front desk on site. Only 2 (two) parking passes available for each condo.

SLEEPING ARRANGEMENTS

Unlike most of the other two-bedroom units in this building, the kitchen cabinetry in this unit has been reconfigured to accommodate a stainless-steel refrigerator which is full sized (versus the typical apartment sized). The refrigerator also features the elegant side-by-side French door design, with in-door icemaker and cold-water dispenser. Glass cooktop, all stainless-steel appliances, stone quartz counter tops, tile backsplash, and white cabinetry with whimsical sea creature nickel door pulls complete the fun beachy decor.

The updated furnishings and unique beach decor give the feeling of sand and sea throughout the unit, with designer colors and white wood plantation shutters. The oversized sleeper sofa and plush, comfortable recliner are so inviting to sit and enjoy the incredible view of the beach, Perdido Pass and direct view of the Gulf. Entertainment options include a new 48-inch LED TV, Blu-ray DVD player, stereo receiver, and surround sound in-wall system to enjoy movies or music. The oversized coffee table is perfect for playing family games. The flooring of the entire unit is done in warm and beachy wood-look luxury vinyl planks and the balcony is done with large faux stone tile. Heavy wood moldings and double paneled wood doors with nickel hardware accentuate this very stylish unit.

Large windows provide a great view of the beach and water from both the living area and the master bedroom, with entry to the balcony from both living and master. The fourth-floor balcony is the perfect vantage point for beach and pool viewing as well as possibly catching some of the 'free' outdoor entertainment from the hotel conference center next door, such as concerts or fireworks (Fourth of July fireworks celebration can be seen directly from the condo balcony).

The newly painted master bedroom has a king-sized bed with thick memory foam top and a 42' plasma flat screen TV. In wall speakers connect to the stereo system in the living area. The master bath has a large separate vanity area with two sinks, and the bath area has a large walk-in shower with bench. The second bedroom has one queen bed and one full-size bed with a 32' HDTV with DVD player, and a private bath. The master bedroom and both baths have had recent major upgrades, with wood cabinetry, elegant stone quartz counter tops, and updated faucets. The second bath has a new tub/shower combo, tile surround, designer glass mosaic accent, with new faucet and spa shower head. 1000 sq. ft. unit.

Phoenix East is located in the heart of Orange Beach and is just minutes from Gulf Shores and Perdido Key. Phoenix East has all the amenities you look for in a condo complex, including: indoor and outdoor pools, a Splash Pad for the little ones, hot tubs, sauna, racquetball, basketball, and tennis courts, and an exercise room!

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: Two (2) parking passes available maximum for this unit. $55 each to be purchased on site. Not included in reservation cost. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

We attended a wedding next door and had an amazing view of them setting up the beach wedding! The property was updated, clean and very nice. We had NO issues whatsoever.

The kitchen was filthy with dirty dishes in cabinets, guest shower was clogged and guest toilet seat was detached on one side. It took two phone calls to get someone out to address. The master bed is extremely uncomfortable and the unit needs painting - paint is peeling off the walls in several areas and off of kitchen cabinets. Living room was comfortable and was as pictured. Disappointed in the property and communication by the property manager.

Terrible experience here. They wouldn’t let you control your own climate in the room. The temperature in the room would only go to 70 then they would remotely turn it back up to 72 theirselves. When we called and complained about this they said there was nothing they could do about this. It had to stay 70 degrees in the unit to reduce humidity but we were not used to slowing at this temperature. Close to the beach. Great location

Memories were made!
The property was breathtaking. The area was so relaxing and coming. The location was easy to find and parking passes were purchased in the building next door. I remember reading reviews and it stated that the parking passes were next door and the security guard at the gate was also helpful and directing us on where to go. The condo was clean and up-to-date. Everything we needed was there and we had absolutely no complaints at all. We will most definitely be doing another stay soon. Everyone that we had to interact with in Booking the reservations from the parking passes to the security guard everyone was so polite. My daughter left her tablet there and we didn't realize till we got about an hour and a half away. I was able to call the property and they had housekeeping to locate the tablet and we were able to get a friend in the area to get the tablet to ship it down to us. The representative over the phone was so nice and absolutely patient with us as we try to ensure that our friend was able to retrieve the tablet.

Started out with having to contact Beachball Properties due to our condo not being completely clean and no essential amenities were left for us. They were very fast and very apologetic. Enjoyed our stay. The biggest downfall is having to pay $56 to park in the parking lot. That’s an absurd price. Love Orange Beach and the location. Stayed in this area for many years and will continue to visit.

Great place.
This place is a great condo. There were 4 adults, 1 toddler, & 1 infant in our group. Very nice & a convenient location. We had 3 issues during our stay. The upper door latch was missing, so our toddler almost escaped. The shower head and curtain were slightly moldy. The biggest issue was parking. I was not aware that the parking is not included for non-Brett-Robinson rentals, so that was another $110 for 2 cars for 5 day stay.

Phoenix II Condo
The condo was nice. So much better than a hotel. Pool was very nice and the indoor pool and spa were nice to have available. Our condo was very clean and the check in was fast. The only complaints I have is that the parking pass was $55 and the address they gave us led us to an owners only parking lot that you need a code for. We found the correct entrance pretty quickly but it was confusing.

We booked a nicer condo and we’re told day before it had water damage. They Moved us west on beach to a very much inferior condo than originally booked. We were credited $96 on our 6 night stay. Feel we really got hooked, and taken advantage of. Will never book with Beach Ball Properties again.

Love the location and the website was on target with the description of the condo. It was very comfortable and we loved the ocean decor and the view from the balcony! We arrived later than expected for check in due to weather issues and our only minor issue was that we didn’t realize “Guest Services “ were actually in the main Phoenix East building (our condo was in Phoenix East II) next door, which is where we had to go to purchase our parking pass for the week. Luckily the gentleman at the gate to Phoenix East let us know so it was a very minor issue. We would stay here again.

The location, view and outside amenities could not have been better but the furniture, mattresses, appliances, toilets were either old/worn out or did not function properly. Very uncomfortable seating and mattresses. Our elderly parents were in pain for most of our stay.

Traveled with 88 year old mom who uses walker/wheelchair. She was able to get from front door to condo easily. Master shower had easy access with seats but shower head was fixed. I know this isn’t a handicap accessible condo but with a small change it could work well for someone with limited mobility. Excellent area and condo.

Only issue was the fan in the master bed would not stay on with out the light on, the battery for the remote for the fan was not working an the light switch on the wall had to be On for the wall plug to work, the light switches all had tape suggesting what it was for but the wording on the tape was worn off. Def had some electrical issues other then that 4 1/2 stars

This balcony was amazing! We really enjoyed all the boats coming and going. There were so many dolphins playing. Short and easy walk to the beach (it looks long in the pics but it’s not at all). The furniture is a little worn and stained, the condo has some wear and tear for sure but it was pretty clean. The washer is about to give out as we couldn’t sleep with it on, it was so loud. All the kitchen items you need and enough toiletries and soaps for a day or two. Great stay overall.
