Welcome to Cottages of Tannin #5! Located in the Villages of Tannin, this 2 Bedroom, 2 Bathroom 1240 square foot luxury home equipped to sleep 6 and is dog friendly! This property is perfect for your next beach getaway! Relax and enjoy the community and deeded beach access directly across the street! This custom decorated home has room to spread out and enjoy the peaceful setting. Close to shopping and restaurants, the location could not be better. SLEEPING ARRANGEMENTS

This two (2) bedroom, two and a half (2 ½) bath beach home comfortably sleep 8 and comes with a fully equipped kitchen for preparing meals. The open living area features an elegant beach decor and HDTV. The Master Bedroom comes with a King bed, HDTV, and private full bathroom. The Guest Bedroom has two (2) double beds. There is a second full bathroom on the second level. There is a convenient half bath located on the first floor.

- 1 Dog under 25 pounds allowed ($250 is NOT included in the total. You will need to let us know after reserving that you are bringing a dog so the fee can be added.)

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: Two (2) parking spaces. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

• RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

A slice of paradise
This is our 3rd stay at the Village of Tania and it just keeps getting better. The home is spacious enough that no one feels like they’re on top of each other. The proximity to grocery shopping, entertainment, activities, etc. cannot be beat. Everyone we spoke to during our stay was so kind - gotta love that Southern hospitality! I do think it’s be helpful if we had access to a small broom within the property to keep things tidied up. Also, umbrellas at the pool to afford some shade. Other than that, we cannot wait to come back soon!!

Perfect Location
This property was a perfect location in Orange Beach. I was there on business, and it was close to my conference location and great restaurants. The house had everything that we needed, and the beach access directly across the street was perfect and a beautiful location for sunrises and sunsets. We will definitely stay at this property again!

Best “not on the beach” location
So close to the beach without all the sand returning with you to the accommodation. We love the location! We brought our dog and she loved walks in the neighborhood. The house was very comfortable and felt homey. The kitchen had everything we needed to prepare quick meals. We would absolutely stay here again!

Dirty/No water view
While this property was nicely decorated and the kitchen was well equipped, the furniturre was uncomfortable and the slipcover on the couch was dirty and smelled and, despite calling in advance to alert them that I am allergic to animals and asked that the property be thoroughly cleaned (we have friends and family whose homes are immaculate despite having pets so we did not want to move to an older condo further from the beach, which was offered) the condo was filthy upon arrival. I called and was told it would be cleaned while at dinner. We left for three hours and it had not been cleaned. They offered to clean the next morning but we declined as we had a car to unload for our two month stay. So we vacuumed huge dustballs of pet hair and cleaned floors and baseboards and dirty, streaked front of fridge, vacuumed a meal's worth of crumbs under couch cushions and kitchen drrawers, cleared half used soap from guest bath TO NAME A FEW. We spent a lot of money on cleaning products. Other places we've rented leave cleaning products. To their credit, the property manager was resonsive on other issues: cable going out many times, broken bed, loose faucet. Description led us to believe there was a water view. The view is of other townhouses. The was steps from the door. The traffic noise was constant. The unit neeeds a thorough deep cleaning/repair scuff marks on walls. I'd love to know what happened between the time I read glowing reviews and booked and our arrival.

The property was very nice. One thing I was disappointed about was that there was mold around the sink drain and the toilet rim. And the shower door wasn’t clean . I reported it to the inspector when she showed up a little bit after we entered. I thought I would hear that someone would come back and clean but I didn’t hear from anyone.

Cute Stay for a Getaway
The property was amazing. Very cozy and comfortable. Fully stocked kitchen and all of the amenities. Community pool a few steps from your front door and quick beach access. Community was quiet and felt safe. Can’t go wrong renting this home for your next OBA stay!

Our stay was wonderful, the house was immaculate and in a perfect location. We would love to return in the future! One recommendation would be towel hooks? It’s difficult to set a dry towel within reach of the shower door where it will not get wet.

House was beautiful! We really enjoyed it. Immaculate, spacious, and just as pictured. Short walk to beach and surprised to finish access to State Park also. Only drawback was construction, but that was understandable and only noisy a few times. Also had no access to near pool, but could have used community pool. We will definitely hope to come back again. Loved it!!!

Tannin is a beautiful home!! You will love it!!
You won’t regret staying here. I promise. The door locks are unusual. You enter the code then turn the lock. There is a large pool straight down the street from the home. Remember to ask for the large pool code. The house is directly across the street from the beach. It is so convenient!! Everything inside of the house is fabulous. I ordered myself a set of drinking glasses for my home after using them. The only thing we did t receive was a letter that tells about trash pick up. But we called. That was handled quickly. We love Tannin!!! We will definitely be back.
