Highland Village is located just 1 mile from the three-way intersection of downtown Gatlinburg so getting to all of the shops, restaurants and moonshine couldn’t be easier. Don’t want to drive? Take the trolley at the bottom of Village Drive and be downtown in minutes. There are so many things to do there is no way to list them all. There is Dollywood, The Great Smoky Mountain National Park, Clingmans Dome, shopping, museums, restaurants and so much more! If you decide to venture out of the resort, the cabin is just a short drive from the parkway in Pigeon Forge and Dollywood. It is also a short drive in the other direction to Gatlinburg and Great Smoky Mountains National Park. There is so much to do in the area, there is something for everyone. These condos / Townhouses are only about 3.5 miles from the Rocky Top Sports World complex in Gatlinburg and many other attractions. If you are traveling with more than one family, we have other properties available all in the same complex, most in the same building. Have your own unit but still be only steps away from your other travelers.

Terms and Conditions:
Highland Village
1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON-SMOKING property, smoking is allowed on the deck, please dispose of Butts properly
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT 50% of the rental rate is required at booking and the remaining 50% due 14 days prior to arrival. The advance payment will be applied toward the cabin rent. Please make payments in the form of credit card.
5. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to four
(6) persons. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, maid services are available at an additional rate. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster at the entrance of the complex. An additional charge may be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
