Pisgah Retreat w/ Hot Tub & Private River Access

Pisgah Private Retreat is the perfect getaway for relaxation for the whole family. If you are looking for a calm vacation that has great access to hikes, water falls, and close to Brevard, NC. Listen to the river while soaking in the hot tub or hanging chair on the covered deck.

We are a family friendly listing that has a pack n' play, kids books, utensils and games. Bring your dogs ($150 fee) to enjoy our fully fenced in 3+ acre property. Located on the North Fork of the French Broad River.

We are conveniently located about 10 minutes from the Headwaters Outfitters, 20 minutes from Brevard, 30 minutes to The Hub Tavern, and just 45 minutes from the AVL airport. We are approximately 1 hour from Asheville. There is skiing only 35 minutes away at the Sapphire Valley Ski Resort. This property beautifully located with the Pisgah National Forest on one side and the North Fork French Broad River on the other. There is only one neighbor up the road that you cannot see from the property.

Driveway/Entry: Upon entering our home, you will be safely nestled inside a 3+ acre lot that is gated and fully fenced in for your dog(s) to enjoy. The home is on top of the gravel driveway and is well lit should you arrive in the later hours. The driveway is gravel and is steep, but most cars can handle it without a problem. The entry code for the door will be communicated to you by the host the day before check-in. There is wifi on the property, but no cell service. To call from the house, you must activate wifi calling on your device. The wifi is password protected and will be communicated the day of check-in along with the door lock code.

The Home: We have 3 bedrooms with 4 beds(1 king, 2 queens, and a futon queen) to sleep, 8 people. The master has a king bed and a queen futon couch that folds down into a bed. The nightstand lamps have a USB plug-in so you can charge your device right next to your bed if desired. The master bath has a stand-up shower as well as a massive tub for bathing and relaxing. The double vanity and the walk-in closet give you plenty of room to spread out. Bedroom 2 features a queen bed and shares a Jack and Jill full bathroom, with its own sink. There is a nightstand with lamp w/ USB ports for charging your device. There is also a smart TV with streaming available(please sign in to your own streaming services). Bedroom 3 also features a queen-size bed and a nightstand with a lamp that has USB ports for charging your device. *The bedside lamps for all bedrooms are operated by touch. This means to turn the light on, all you have to do is tap the metal base of the lamp. It’s that simple but is confusing if you don’t know. The wifi is good, but not lightning speeds. Streaming could be slow at times, so please be patient.

The Kitchen: We have an open floor plan which has the kitchen set up for entertaining and hanging out with your whole group. The gas range and full cooking setup include pots, pans, utensils, mixing bowls, coffee maker, toaster, electric kettle with temperature control, cutting boards, and more.

The Living room: Our living room offers a sectional couch as well as 2 comfy chairs. We have a large Smart Tv for watching movies. Please sign in to your own streaming services for access.

The Porch: Overlooking the property and river, the covered porch and features 5 person hot tub, a large sectional couch and a hanging chair, perfect for chilling with a beer or glass of wine in the evenings. Soak in the hot tub while listening to the sounds and views of the river. This property is magical with the Pisgah National Forest as the back yard.

Fire pit: There is a fire pit in the upper lot above the house. There is firewood in the greenhouse as well as folding chairs. There is a hose and a water hydrant to put the fire out when done. There is also a horse shoe pit that is the works up there as well.

RV Hookup: We have a full hookup rv connections at the lower parking area(additional fee $50/day). There is a 50amp breaker(power), septic hook up, and water. We do not book this spot separately, it's only available as an add-on if you book the house too. We can accommodate up a 36ft RV. Please reach out if interested.

The Property: Our home is fully fenced in. Your dog may roam free, but please pick up any droppings and make sure the landscaped is respected. Any damage to the landscaping or droppings left behind by pets could incur a damage fee. There is a $150 pet fee.

The River: Across the street from our home is the North Fork of the French Broad River. This river front land that is part of our property. Please feel free to use this as part of your vacation rental. Basically we have the space between the 2 gaurdrails. Fishing license required FYI.

Landscaping: We do have a landscaping crew that comes every other week. We will do our best to communicate their schedule with our guests, but be aware that they may come while you're at the property.

Laundry: We have a full-size washer and dryer. Please use the supplied detergent pods and place the single pod directly into the wash drum with the clothes.

Groceries/Dining: We are a ways from the closest grocery store and dining, so it’s advised that you stock up before arriving at our home. There is an Ingles Grocery as well as an organic food shop Food Matters in Brevard. Brevard has many great restaurants and Asheville has some of the best breweries in the world.

The North Fork French Broad River: Our property encompasses the North Fork river that you see to the left as you approach the property. Make sure and pick up your NC fishing license before casting a line. While we haven’t fully prepared the river access yet, you can still access the river and fish, get your feet wet, or just view the beautiful river. SOAK OR SWIM AT YOUR OWN RISK.

The Parkway: Our home is located 11 miles from the Beech Gap entrance to the blue ridge parkway. The views are breathtaking and the fall colors are as good as it gets.

Rules: The house is operating off a private well and septic system. Please do not flush any personal hygienic materials down the toilets or drains. Please only flush the supplied toilet paper down the toilets.

We are bordered by the Pisgah National Forest, and there could be wildlife in the vicinity. Please be mindful and not put any meat or bear attracting food in the trash cans until you check out. If staying longer than a few nights, contact the host to dispose of meat waste.

Please care for our furniture and items in the house like it was your own. We love our property and expect you to treat it with the same respect as your own.

Please be mindful of our landscaping. There has been a lot of love poured into this property for your enjoyment, so please treat our land with respect. There is an electric fence surrounding the property to keep the wildlife outside. Please don’t touch this part of the fence.

Please have fun and make lasting memories that you can share for a lifetime. Our goal with this property is to help our guests get away from the hustle and bustle of regular life. This private retreat is meant to rejuvenate and help give you access to reconnect with nature. If you get to this point in my listing, I personally know that you will have an amazing time at our home and will hopefully get to spend some quality time in nature at the same time.

Local Attractions: River Fishing across the road. Lake Toxaway 20 minutes. The Gorges State Park is 25 minutes(waterfalls, hiking), 30 minutes from Panther town(mountain biking; Hiking: waterfalls)

Guests have access to the entire fenced in property and across the street by the river. There are multiple sections of fencing and guests may use all of them. The river across the street is part of the property and is private access to the North Fork French Broad River. This river is known for amazing fly fishing.

Self check-in with a key-code entry so guests can check-in any time after 4pm and as late as needed.

We are just 10 minutes from the Headwaters Outfitters for all your fishing, boating or paddling needs. They also sell fishing licenses.

You will want to have a car as Uber/Lyft don’t service this area. Also- Uber eats or doordash also don’t service this property.

Gravel driveway is gravel and is slopped. In the event that snow is in the forecast, please park close to the road. There is no cell service on the property. Wifi works in the house but is limited once you leave the house. You need to enable ‘wifi calling’ to make calls while at the house. The house is well lit should you arrive after dark.
We are one of the few pet-friendly properties in Balsam Grove. We require a $150 Non-Refundable pet fee. We do not allow cats. All dogs must be current on all shots and on flea and tick prevention. DO NOT SIT ON THE HOT TUB COVER. Do not eat in the hot tub. Hot tub rules are posted next to the hot tub. Please respect the Septic Tank and the nature/landscaping around the property. Caution: SWIM/SOAK IN THE RIVER AT YOUR OWN RISK. Absolutely no shooting guns on the property. Check-in/out times are strict. Unless prior permission is given, please don't check in before 4 pm or check out after 10 am. Thank you! We supply a gas grill. Please clean after use. If you use the fire pit, please don't break branches from our trees to burn. We do supply firewood that our son has split and loaded into the woodshed. There is a small fee for firewood that was split and loaded by our 8 year

Private Mountain Getaway
If 4.5 stars were an option on VRBO, that's what our experience and this house would deserve. The house is pretty private located about a 25-minute drive southwest of Brevard. About half of that drive is climbing the windy mountain road of Parkway Rd/ NC-215 which generally runs along the North Fork of the French Broad River through the Pisgah National Forest. We were exploring the Brevard, NC area for the first time and enjoyed it a lot. At the base of the mountain, at the intersection of 215 and US-64, there’s a fly shop with a taproom, food truck, and live music. We really enjoyed that and would recommend making a stop. Communication with the host was excellent. The house was large and as described. It’s a large and private lot - you can hear a little road noise from 215 but could not see or hear any neighbors. The hot tub was a great amenity. There’s a stretch of private land on the river that’s included with the house rental with good access that was great for fly fishing. I caught a beautiful 14” brown trout here! There’s also a small but very cool waterfall about 1.5 miles further north on 215 that it worth a quick visit. There were a few cleanliness items that prevented this from being a 5-star review for us. We’ll share specific constructive criticism with the host in a private forum. The issues we experienced were relatively minor and all fixable. We had a very nice weekend away and plan on returning to this area.

I looked at tons of houses before selecting this one. It’s accurately depicted in the listing. Very spacious and easy to slip right into relax mode. The hot tub and river access were our favorite details about the house. Pack you some Dramamine for the ride up the mountain and then chill out.

Weekend getaway with the dogs
This is our favorite VRBO we have ever stayed at. Literally is 3 acres all fenced in. We have well behaved dogs that don’t go far away from us but we didn’t have to worry a bit about them roaming. Total privacy on the entire property - even at the creek across the steet. John was very responsive. House was very clean. Internet was reliable and plenty fast enough for us. Location is great for outdoor activities in Pisgah but the property was so great we spent most of our time there and loved it.

Seclusion and quiet!
Just as advertised. Host communicated well. Zero issues. Clean. Comfy beds. Plenty of towels and supplies. The only thing I’d change is switching to unscented free and clear laundry detergent. The synthetic fragrance on the sheets was overwhelming. Enjoyed the grill and exploring waterfalls and brewery stops in the surrounding areas. Would return.

Great house, awesome setup, great location
My wife and I stayed at Pisgah Retreat for a long weekend. We were really impressed by the furnishings in an cleanliness of this house. The kitchen was well outfitted, and offered a great setup with someone there able to talk with someone else at the counter or in the seating area. The bathrooms were setup well, and the shampoo/conditioner/soap dispensers in the showers were really appreciated. We enjoyed the outside area too with easy access to the hot tub and the upper level including a fire pit and horseshoes. Great layout. You are about 26 minutes from Brevard for groceries and restaurants, and 20 minutes from the Parkway and a world of hiking trails and waterfalls. Having the maps available for planning made it alot easier. It is one of our favorite locations in the mtns. We will be back.

Two couples and one little dog
We loved staying at John's beautiful property in the mountains and forest. The views were outstanding and John was extremely responsive to my texts. The layout of the home was perfect for privacy and our one working couple was able to use an entire wing of bedrooms and an office for their business. Our little dog enjoyed the fenced in property but we kept her on a leash after we realized she wanted to explore down the mountain. She only weighs 5 pounds and makes a tasty little snack for lots of animals. Finally, we enjoyed Square Root Restaurant in Brevard as well as Los Vaquero. The leaves were beautiful this time of year and we hope to visit again next year. Thank you.

Amazing place!
We were looking for a home in a remote, quiet part of NC with woods, mountains and a creek….and this did not disappoint!! The home was clean, spacious and equipped with everything you need and a lot of special touches, like games, maps, granola bars and bath toiletries! The communication with the owners was very fast and responsive! The location is quiet. Having bonfires at night was so fun with the family. Fishing in the creek across the street was so fun and driving through the mountains was beautiful! Lots to explore if you’re inclined but you will also be happy just chilling out on the property!

Best of both worlds
In 20 years of western North Carolina vacations, we have stayed at only "pet-friendly" locations. There has always been a compromise...secluded luxury for the humans with a gated deck where the dogs could be off leash...or a nice fenced yard for the dogs to roam freely but in a suburban neighborhood, not a real mountain experience. This property requires NO compromise. The owner is easy to work with, the house is secluded in the Pisgah National Forest on a branch of the French Broad River and the dogs had 3 fenced acres to explore!! I would give Pisgah Retreat 10 stars if I could.

We had a great time! We enjoyed the spacious house as well as our three dogs. The hot tub was great and they had everything we would need! Brevard was a short drive away and we visited there two of the three days. Will stay at this property again!

Perfect Little Getaway
The property was perfect for our family for an after holiday getaway to rest and recharge before heading into the demands of 2023. The fully fenced perimeter allowed us to enjoy the outdoors while our pups played and explored without concern. The fencing was top notch, fully securing the property. Night times were for s'mores by the campfire and soaks in the hot tub. Clean and spacious, this little gem was truly home away from home.
