DESCRIPTION:
We invite you to explore this well taken care of canal front home! This three-bedroom, two-bathroom home is spacious and the perfect opportunity to experience the Island lifestyle! This home is located on the north end on a quiet street on Anna Maria Island. On a wide canal and has its own private composite dock with 80 ft of canal frontage.
Enjoy the open concept living area and full wall of windows that allows the amazing natural light to shine through. Relax on your large back balcony overlooking the canal views and watch the dolphins and manatees frolic in the water.
Upon entering the home, you are greeted with a light and bright foyer, that can lead to a backyard oasis or the main living space of the home. Climbing up a small flight of stairs will reveal an airy, island living, beautifully decorated space, awaiting you and your guests!
The main living area provides a large, comfortable L shaped couch to be able to take a moment, relax, and enjoy each other's company. There are two additional chairs for seating, a large flatscreen TV, a full wall of windows that allows for the greenery to be viewed from every seat, as well as French doors leading out to the main level deck. The same space offers a table seated for 6 where you can enjoy the views of the luscious backyard.
The kitchen has abundant counter space, stainless steel appliances, and gorgeous stone counter tops. You will be supplied with an electric stove, oven, microwave, refrigerator/freezer, 12 cup coffeemaker, Keurig, blender, crockpot, toaster, and kitchenware for the days you'd love a home cooked meal – perhaps to whip up the fish you caught off the dock! The bar is also equipped with three barstools to have a quick bite to eat or enjoy cocktails with friends while waiting on dinner!
The upper deck is a fantastic place to catch some rays, take in the salty air, enjoy the island breeze, or grill a meal! There is a propane grill located off the kitchen, with two complimentary propane tanks provided.
There is two Master Suites to choose from! Both thoughtfully laid out and decorated with King beds, ensuites, and plenty of storage space. They also both have TVs to enjoy your favorite programs while allowing yourself to drift off to a comfortable, restful sleep.
The additional bedroom has a custom bunk bed with two twin mattresses as well as a queen, for the kids to share or for an over-the-top girl's trip!
There is also a hall bath, as well as a screened in porch with seating that can be accessed from the home or the upper deck.
The backyard perfectly captures the essence of Anna Maria Island. With a heated pool and spa, you can swim all year long. The home has a pathway leading through majestic mangroves to deliver you on your very own, private dock. This home also welcomes boat storage on the canal to live your very best vacation life! *Please note: while there is a boat lift on property, it is not a part of the rental at La Buena Vida. Guests are welcome to tie their boats off to the dock.*
Beach Access: from the corner of Poinsettia and Fern, walking west on Fern will bring you directly to the beach access. 5-minute walk.

Assorted beach gear items may be onsite but not guaranteed. Every reservation now includes a credit towards personalized beach gear rental included with your stay (chairs, cart, umbrella, bikes, coolers, games, and so much more). Simply make selections prior to your stay and we will have at your home for you!
POLICIES:
Pets are accepted with prior approval only if they meet our pet policy guidelines, max of 2, < 65 lbs each, and with payment of $100 (<4 day, $200 (4-14 day), $400 (15+ day) per pet per stay.
NO SMOKING.
Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.
Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.
This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.
GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!
BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.
POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.
PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.
PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date
Full amount due must be made at time of booking if check in date is within next 60 days.
CANCELLATION POLICY:

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:
- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.
Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.
Submitting a Cancellation Request:
* All cancellation requests must be initiated by the Registered Guest who booked the reservation.
* Requests must be submitted either through the website where the booking was made or in writing via email.
* Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.
These policies are in place to ensure clear communication and a smooth process for all guests.
Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.
In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty.
