Great location and amenities!
We've been to 30a many times and this was one of our favorite places. It's in a great location close to the beach and lots of shopping and restaurants. The pool and surrounding area is well kept and very nice. The gym is well stocked and roomy. The owner was very quick & responsive with any questions we had. We would definitely stay here again!

Private beaches at Rosemary Beach!
The VRBO condo was fine. We were sad to see that much of Rosemary Beach has been “privatized”. Almost no space to just throw down a blanket. Far too many signs indicating that this part of the beach is private.

Great price, great condo, great location!
We go to Rosemary Beach every year and this place we just stayed at was by far the best place we have stayed at in Rosemary. The condo was modern and clean with a nice balcony, beautiful pool and jacuzzi, and the location was perfect (by everything). The lobby staff was very sweet and the night time guard Tim, was wonderful. Could not have been more pleased.

Great location, property has not been maintained.
When we walked in you could tell the unit had been smoked in. They tried to use a cleaner to cover it up but it was a very strong smell. Messaged owner and the response was no, this wasn’t possible. Carpets and couch had numerous stains. Master shower did not drain. Kitchen sink water pressure was a dribble. Pool at the property was very dirty. Great location of the condo in regards to beach and shopping but way overpriced for condition of the unit.

Although we enjoyed our stay…..
When we arrived I noticed a strong smell of what seemed to be cigarette smoke. I rechecked the listing and it was suppose to be a non-smoking unit? I noticed plug air fresheners in every outlet. We went on with our stay and I assume got use to the odor. Half way home we stopped to get gas and stretch our legs. Got back in our car to the car and yes! the car smelled just like the smell of the unit! We brought home what I assume was cigarette smoke; My car, our luggage, pillows and blankets. I’m terribly disappointed. Whoever cleaned that unit should have informed the property manager.

Great condo experience!
Property was clean, pretty, and had a nice view of the pool and hot tub. Location was close and convenient to both the beach and all of the fun shopping and restaurants. Our family enjoyed our stay and will definitely be back!

The condo is wonderful, exactly as pictured, we truly enjoyed our stay. You do need to bring essentials such as garbage bags, toilet paper, towels, etc. Our family stayed in another unit “Texas Two Step” which had a lot more to offer (same price). They had a beach buggie full of gear, cups for pool and 30A shirts for the whole family so would recommend this unit as well. We did bike to the beach which is just across the street. We definitely would stay again!

The Pointe 323 is in a great location in Inlet Beach with easy access to the beach. The rental process, check-in and out procedures, and communication with Warren Properties was excellent. We received several emails from the property manager with lots of great information. We will definitely stay again.

Perfect for us!
The location was really nice, short walk to the beach and to Rosemary Beach. While we were there, the pool and courtyard area was very quiet. Only confusing thing was there was a large sign blocking one elevator say rooftop bar temporarily closed. The bar was closed but didn't find out until later in the week you could still go up top with your own drinks . It's a very nice place to sit and relax. Our unit was very clean and beds are comfortable. Thank you for letting us stay in your home. We hope to stay again in August/ September. Barb

Fabulous time!
Enjoyed our stay and would return! Great central location; our unit had everything we needed. We stayed in a second floor room overlooking the pool; pool was clean and quiet. We took bikes or walked to the downtown area and also to the beach - super convenient. Property managers were fantastic - would recommend!

Nice room, awkward property layout
The room was nice and furniture was as advertised. the layout of the property was difficult to interact with family members in different buildings. Ground floor levels better for access to pool and other wedding festivities. Walking from pool to room was isolated, no cars in parking and not well lit. The washing machine has musty odor and mold is visible in the gasket. The clean tub cycle needs to be run several times and the door needs to be kept open. Also, there was a live roach in the dishwasher.

Pros and Cons
The location is great, as it is close to 30A. Brand new condo units. The fact that Big Bad Breakfast is on site is great. The only problem I had is that I had no gotten the door code to get in to the room. We arrived at 4pm and I had to get in contact with the property owner so they could send us the code. We received that email around 5:42 pm. Which means we were waiting outside of the room for an hour and a half at least. Also, when we finally went in the unit was a mess. The cleaning service apparently had not been scheduled. The beds were unmade, the kitchen had food everywhere. There were towels everywhere. It seems like someone had been sleeping on the couch as it was covered with a blanket. Trash had not been thrown out. There was money left on the kitchen counter. We immediately left, and called customer service, who gave us the owners personal number. I called, my call was forwarded. I left a voice message, they never called me back. I emailed the owner through VRBO. He answered and said he was sorry but would get in contact with the cleaning service. W

Nice property in a beautiful area. Clean. Great pool. The owner needs to stock the condo better (TP, tissues, more flatware etc. and provide beach amenities(chairs, towels, umbrellas and shuttle service to the beach. ). For the price they need to provide more amenities.

Clean condo with all working amenities. Excellent location within walking distance of beach access and Rosemary Beach and Alys Beach restaurants and stores. Hassle-free so you can focus on your vacation. Very nice pool area. We would stay again.

Hotel/Condo/Investment Vacation Mess
Let me begin by saying I can enjoy a rustic campsite or a high rise on Gulf Shore and Park Shore in Naples Florida. This place is so confusing I didn't enjoy nor hate but the price doesn't at all match the service at ALL. They aren't a hotel yet they call themselves hotel/condos and if it is a hotel you don't get any of the hotel perks. I did the condo rental and let me start by saying it is clearly an investment opportunity where the investors never return. The carpet at the beginning of both bedrooms is deplorable. There are disgusting big dirty drops of dirt stained mixed with wine spots. The blue couch has red wine stains all over. Condo that doesn't have salt pepper and other spices to cook to me is a hotel nope this again remember is sold as a condo yet has none of the condo bonuses. We had people above our room doing gymnastics nightly and each day I went and spoke or called to discuss with Casey and Moses (the front desk condo/hotel workers) Casey and Moses were kind but obviously they have zero control as I went to them crying I hadn't slept in days and they kept saying we will tell night security to keep their ears and eyes out. Each night again our neighbors above continued gymnastics antics and I was again let down by Casey and Moses their response was they didn't rent through us, its tricky when they aren't one of our rentals. We had 4 large towels all together no beach or pool towels and the 4 towels are to be shared by my daughter and myself. All in all the location is the only thing selling this unit.
