Elegant Art Nouveau villa in the San Giovanni area, full of original elements that make it perfect for a stay in the Eternal City. The villa, divided over 3 floors, can comfortably accommodate up to 8 people. From the entrance you get to the comfortable living room with an ornamental fireplace and antique furniture, which opens onto a spacious living room. On the same floor there is also a dining room and a fully equipped wide kitchen, dishwasher and Nespresso machine included. On the ground floor we find the first bathroom with shower. All the rooms overlook the carefully maintained garden, the patio is set up with a wrought iron table and chairs and is ideal for relaxing, dining outdoors and enjoying pleasant Roman evenings. On the same floor we also find a laundry room. On the first floor, the master bedroom features a spacious walk-in closet and en-suite bathroom (with shower and bathtub). Next to the master bedroom we find a single room in English style, with a desk and en-suite bathroom (with shower). The second floor consists of 3 bedrooms: the first is a double bedroom also in typical English style, it has a walk-in closet and en-suite bathroom (with shower); the second bedroom has a corner bed of "queen" size, also equipped with a walk-in closet; the third double bedroom is characterized by a large wooden bookcase. The floor is completed by a large and bright bathroom with shower. On the third floor there is an extra bathroom with shower. The villa is equipped with high-speed Wi-Fi and AC in all bedrooms. Parking spaces available. The property is served by train stations (Tuscolana Station) and metro (San Giovanni e Re di Roma, just 700 meters away). The neighbourhood is full of amenities: local markets, bakeries, bars and restaurants.

fantastic home
This property is huge and beautiful. It isn't located as close to some of the big tourist sites (not walking distance), but most are accessible via metro, and there is a stop just 2 blocks away. There are plenty of restaurants and grocery stores in the neighborhood. The place is great for larger groups since there are plenty of bedrooms and bathrooms. Each bedroom is unique and has it's own look. The only minor issue we had was we told the management company the time we would arrive and the management company believed it would take us longer to get to the property. Despite requesting a specific time (which fell under the check in times) we were told essentially that we didn't know the City and we would arrive later. We didn't. We ended waiting about 30 minutes for the individual to arrive with the keys (he was lovely and very informative) but the waiting was very hard on one of the disabled members of our group. It was a minor issue that I wouldn't mention other than having a member with disabilities, the unnecessary wait on the sidewalk was very painful for her. Other than this minor issue, we loved staying in this location and would definitely recommend it for others who need a lot of space.

Spacious home in Rome!
This home was perfect for our group of 7 adults. The large and modern kitchen, living rooms and numerous bedrooms and bathrooms made our stay very comfortable. We enjoyed the quiet local neighborhood away from all the heavy tourist traffic in Rome.

This property was not convenient to all that we wanted to see in Rome. The house was not well stocked. There was no laundry detergent, limited rolls of toilet paper, limited amount of towels. and truly pitiful bed pillows Uber or taxi expenses were large.

Great for groups, beautiful property!
We stayed at this property for a week at the end of March 2023. We had 3 couples and 2 teenagers who stayed in separate rooms (so we occupied 5 different bedrooms). The property itself is so nice! It was lovely to wander around and look at all of the detail, decoration, furniture and finishes. It is a truly beautiful place to stay. It is very spacious and was great for a group of eight people. My husband and I stayed in the suite on level 2. The walk-in closet was ideal to keep all our stuff organized and I appreciated the hair dryer! The reason I gave 4 instead of 5 stars on the accuracy of the listing is because I thought more could have been listed on the amenities. Although there is a hot tub in the photo, it is not available for guests to use. Not a big deal for us, but we all didn't need to pack swim suits. Everything else is even more lovely than the photos! The neighborhood does has graffiti but I felt safe walking around and it was easy to get to the main sites in Rome. The outdoor space is very nice and I love the church bells that rang while we were outside drinking coffee under the pergola. The communication with the property management company was great. I was confused about not being able to pay for the stay entirely via VRBO (so no guarantee is available). However, they were quick to respond to my inquiries and their payment website was easy to use, no problem using my credit card. Overall, I highly recommend this property and I would definitely stay there again!

Three nights in Rome with friends
We had a wonderful time in Rome and thoroughly enjoyed the villa. We were traveling with friends and had four adults + three kids in our group. The villa is enormous and so fancy but we especially appreciated the separate bedrooms and bathrooms for everyone. The neighborhood is a little quieter than central Rome, which was nice as well at the end of long days of touring. One extra surprise was that we were able to check in early at 11:30am - so appreciated after arrived exhausted at 8am from our overnight flight. I’d highly recommend this place!
