There are EXTREME hidden fees. It is $35 a day to park at this hotel and $35 a day for amenities regardless what time you check in or check out. I paid more in fees for staying there two nights than anything else. I will never stay here again.

The rooms are a little outdated but overall clean and quiet. You can walk to all restaurants and shops. They gave us an early check in and a late check out which was greatly appreciated.

The location was perfect for walking around Newport, with easy access to restaurants, shopping and live music. The only downside to the hotel was the $150 additional "resort fee", which really only got me a "free" latte. I thought that piece was excessive.

Filthy bathroom. Water was literally brown! When I approached the front desk they told me “too bad, the city must be flushing the water.” SUPER expensive parking. Tiny rooms. Understaffed and horrible breakfast which cost a mint. Viking far better deal.

Older property and had an issue with our BR sink backing up and pipe leaking. They did move us to another room the next day. On a very positive note, my wife a gold necklace in the first room and the front desk held it for us and returned. Also, the restaurant has very good food.

You need to inform the guests “AHEAD OF TIME “ that there is loud banging from the pipes on the 4th floor. We slept for about 2-3 hours at most and had a long drive to Vermont in the morning. That’s unacceptable. Guests need to be made aware of anything that disturbs their stay!!!

For the money, a premium price although it was the end of October, with a harbor view, it was not worth it. There were no cups or glasses in the room other than inside the coffee station. I asked about movies on the television and the person who came up said it was not available. The maids didn't come until almost 4:00 to change linens. The ice machines didn't work on any floor except #1. I asked for a luggage cart and had to take it up and down myself. Again, for a premium price, it was not worth it. I won't stay there again.

I do not like leaving reviews that are not good but unfortunately sometimes you have too.The room was outdated and small for what we payed. Not the cleanest either. At midnight when we got to the room we had the air on because the room was very musty the noise the air made was so bad we couldn’t sleep. We had our do not disturb on the door at 9:30 house keeping came knocking not sure why since check out is at 11:00. We went to the front desk and asked if they could do something for us and they didn’t want to do anything. We do travel quite often so it’s not like we don’t know what a good room should be. Would not recommend! The best part of everything was the location.
