BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 passes are allowed per reservation. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

We’ve stayed here before and would again but would NEVER book a property ran by BEACHBALL Properties again!!!! They were misleading, didn’t stand behind there word, and had terrible communication.

The location and convenience of the beach and pool was wonderful for our family that includes two small children. The activities at the front great! There were enough stores close by to run grab a few things quickly if needed. The building itself was fine. We’ve stayed at the resort multiple times in the past and I’d say this time it showed its age quite a bit. The condo, overall, was good. It showed its age quite a bit as well with stains on the carpets, in the master tub, etc. There was no cutting board, which made dinner prep a bit challenging most nights. All in all, it was a wonderful vacation and I know we’ll be back to the Beach Club in the future!

Disappointed - and condo had ants
I was very disappointed in my stay at Avalon 1204. Upon arrival, I noticed the condo was dirty. The carpet in the master bedroom was filthy looking and there was a blood stain on the comforter. There was no bath mat or hand towels in the master bathroom. In addition, the patio furniture on the balcony is terrible and needs to be replaced. The freezer has no icemaker and there are no ice trays to make ice. This should be disclosed in the listing. However, the worst thing about the condo was the infestation of flying ants that I discovered my first morning there. They were all around the sliding door leading to the balcony and crawling in the curtains. I reported the problem immediately and it took property management TWO DAYS to send someone to spray for the ants.

This property was very out of date. Only two of the TVs has hdmi ports. Our feet were black on bottom after walking around in the unit. No ice maker, No table on patio. 1990 coffee maker. Remote for den tv was taped together. We had to leave the unit Friday for someone to come look at it. We have stayed at the beach club many times and this was by far the worst unit we have ever experienced.

Our family had a great stay at the Beach Club. There were numerous pools to choose from, the beach was great and the property was clean, safe and easy to navigate. My only complaint is that the kitchen was not as well stocked as I have experienced with other rentals (five forks is not enough). I would stay here again!

They turned out water off -Avalon#1204
Things was ok till our last full day. Yea most of the water Fossetts leaked but no big problem for us till on our last day my 20 year old daughter decided to stay in the apartment by herself and all of a sudden the door opened by the Maintence department saying there was a leak in apartments below us and wanted to see if it was from our apartment which it was and they said they would like to fix it but beach ball properties and the owners had there own people to do the repairs and they would have to turn off the hot water. When we got back to the apartment that night we discovered that they had turned off all water to the showers and we could not shower or wash any clothes. We called Beachball Properties and every time I was told the manager was in the phone or in a meeting and he would call which he did not call at all the next day after I had called many times on our drive home. I called the next day Saturday and was told they was closed but the maintenance department did call and said they would put in a complaint and abiut 30 minutes later the Beachball Broker /Manager, Bob Lindley called and I explained to him what happened and he said things happened. I told him I was looking for compensation for one day for the problems we had, Bob said he would look into it and call me back Monday which he did not. Every time I called again I was told he was on the phone or in a meeting. I contacted VRBO but they could not help and could only try to call Beachball properties but got the same result as I did. I do not recommend going through Beachball Properties for reservations, you will not get help or a call back from the manager if you have a problem .

The location was great! The beach was never packed and the water was crystal clear! The condo had everything you need to get started. The balcony had beautiful views of the ocean and a view of the pool, so we could be on the balcony and watch our teens in the pool. Overall, it was a great week!

Beautiful beach, wonderful views from the 12 th floor condo. Living room chairs need attention and repair. Guest bathroom vanity needs attention. Kitchen had everything anyone could need. Pool and hot tub awesome! Love the location so that beach was not overcrowded. Beach chair and umbrella rentals with kayak rental on beach if needed is a great amenity.

Terrible experience - not as advertised
Beachball property managers were rude and unprofessional when I called to report the issues with the condo. Kitchen cabinets were broken off the hinges and on the ground, the legs of the living room chair were broken off, only 1 TV worked. The WiFi did not work the entire time we were there, the paint was chipping off the bathroom cabinet all over the floor, and the shower was broken. Beachball sent Steve out to address the issues but he was not able to fix anything other than the shower. Beachball offered to refund 1 day and 1 day only, and refused to do more. I never expected a full refund, but they treated me as an inconvenience, and gave the worst customer service I have ever received.

Father’s Day getaway
We had a great time with the family. The place was great but does need some deep cleaning done. The shower curtains in one of the bedrooms had mold on it. And there where some little things that needed to be fix. The elevators does need some work, people leaving and coming in it was taking forever at times to get where we needed it. But overall the kids enjoyed themselves.

Great spot for a family beach vacation. The process of renting was easy. Views from the condo are awesome. The swimming pools and beach are fantastic. There are some minor issues with the property but most of it probably lies with the cleaning company...not the owner. Furniture and fixtures outdated Dining table in real bad shape Utensils encrusted with food debris Bugs in kitchen light Bugs on sliding glass door rails Furniture uncomfortable. No measuring cups Toilet runs and have to wiggle handle Patio was not cleaned Non stick pans needed. No fridge light Dirty clothing left on patio from family before. All minor issues. We did enjoy our stay.
