The master bedroom includes a king-size bed and 32-inch TV, while the living room offers another king-size bed, a pull-out sleeper sofa, and a sleeper futon, accommodating up to 6 guests comfortably.

Guest Access & Amenities:

Please note that amenity hours may vary due to weather, maintenance, or unforeseen circumstances.

Vehicles that will be turned away include those with faulty controls or brakes, large vehicles like sprinter vans or 10+ passenger vans, dually trucks with wide wheelbases, vehicles lifted beyond 6'8", motorcycles, and any vehicle with after-market lifts or custom rims and tires.

Additional Notes:

While we strive to provide access to all amenities, their availability may be subject to maintenance, closures, or other unforeseen circumstances. Refunds or compensation are not provided for unavailable amenities.

Pets are welcome with prior approval. A small additional cleaning fee per pet applies.

House Rules:

Check-in/Check-out: Check in is at 4 pm. Check out is at 11 am. Early check in or late check out may be available upon request and is subject to availability and additional charges. Guests who stay beyond their designated check out time or delay our housekeeping staff are liable for any associated costs and expenses.

Pet policy: Pets are not allowed. Violation of our pet policy may result in a $500 fine. We encourage guests with service animals to contact us before their stay.

Smoking, Parties, and Noise: Smoking, parties, and excessive noise are not allowed, including on balconies and in shared spaces. Smoking violations are subject to a $500 fine plus the cost to clean, deodorize, and repair damages.

Illegal Activities: Commercial photography/videography without written consent, illegal activity, prostitution, and possession of firearms are strictly prohibited.

Guest Limits: Overnight guests that exceed the number stated in the reservation are not allowed.

Surveillance: All of our properties may use video surveillance in public areas. Noise-detecting technology may be used inside the apartments to monitor excessive noise levels.

Damages: Guests take full responsibility for damages, injuries, or losses that occur on the premises and its facilities. Guests must report any property damages to customer service. A fine of $500 will be imposed for damages. Additionally, there will be a fine for any stains or damages to the towels and sheets.

Rental Agreement: Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Guests may be required to sign a short-term rental agreement prior to their arrival.

Packages and Deliveries: Due to security and liability reasons, we cannot accept any packages prior to your arrival. If you need any packages delivered, you can have the carrier hold them at their pickup location.

Mailbox Access: Mailboxes are reserved for long-term residents only. As a short-term guest, we recommend you get a UPS mailbox at a nearby location for your package and mail deliveries.

Extras: Extra linen and beds can be provided upon request. Please let us know in advance if you plan on using the foldable beds, sofa beds, or floor mattresses, so our team can leave extras in the apartment.

Lost keys: Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes.

Amenities: Common amenities include a swimming pool, game room, cinema, and gym that are available for guests' use. The gym is open 24/7, and the pool operates from Tuesday to Sunday, 10am to 10pm, with Monday reserved for deep cleaning and subject to change due to weather or necessary maintenance. The cinema and game room are open only during business hours from Monday to Friday, except holidays.

NOTE: We are not responsible for, nor do we have control over any planned or unplanned closures of any of the building amenities, including the pool. Unfortunately, no refunds or compensation can be provided if the amenities are closed during your stay.

There's no cable connection. You may use your personal Netflix or YouTube account on the smart TV.

The apartment is not baby-proofed and may not be ideal for families with very small children. However, children are welcome at your own discretion.

For the safety of our neighboring residents and for our property, we must confirm that guests occupying our property are who they claim to be. Confirmation of age of the responsible party (Primary Guest) who booked our property, and that they meet our minimum age requirement. Prevention of credit card fraud, and that the name on the credit card on file matches the name on the Primary Guest ID.

Great Location
We were in Dallas to see a show at the Majestic Theatre. The original place I had looked at got booked due to my procrastination, so we ended up at this location. The advertisement was just as the location was. Great space. All amenities were provided. I was frustrated because I hadn't gotten the QR code to get in yet and we were there. I had read google reviews after I had booked and read about issues getting in which did not help my attitude. So my husband took over talkimg to the host, everything was fine. We got in, got settled and went about our way. The only suggestion I have is for those wanting to sleep in, the host should add some black out currents so you have the option to close them if you want. The view is amazing and we looked at it both evenings we stayed. It is what made me choose the spot. We moved to the bedroom to sleep but their are little windows at the top of the room to let natural light in from the main windows, it is still bright in the morning and when you are out late and want to sleep in, it doesnt work well. Other than that, no complaints. Being in downtown Dallas, they were very clear about the homeless community, they are people and when treated like people there is no worries, being cautious is all you need to do. The valet was on point. My husband asked them to keep our vehicle close so he had access to it when needed, they did just that. It never moved and we uber'd or walked. I would recommend if you want to be in the mix.

Two worlds
The apartment was fine, the building less so. The homelessness, odor of marijuana shabbiness of the area put you in a condition of hyper vigilance. The brutal smell of industrial epoxy on the seventh floor made my wife nauseous. The apartment key pad was not ready at our 1:am arrival. The guys working the valet parking were cool but unable to keep up. I won’t be back.

Property was perfect for what we needed. There are a large amount of homeless people in the area and on the streets around the property. Can be intimidating for some. We did not use the pool due to the strong smell of weed. It would be helpful to have a loading/unloading zone so that you don’t have to carry all your stuff from the parking garage down the street.
