This is a 2BR/2BTH apartment close to the convention center.

The apartment is well-equipped with a full kitchen and offers a dining and living area with a 43-inch flat-screen smart TV.

Both bedrooms have king-size beds and the place can comfortably accommodate 4 adults and 2 children.

Please let us know in advance if there will be more than 4 guests staying at the apartment so we can provide additional beds and linen. Note that the maximum occupancy limit is 6 guests.

- Valet parking has restrictions on oversized vehicles per Platinum Parking Policy. Vehicles that will be turned away include those with faulty controls or brakes, large vehicles like sprinter vans or 10+ passenger vans, dually trucks with wide wheelbases, vehicles lifted beyond 6'8", motorcycles, and any vehicle with after-market lifts or custom rims and tires.

House Rules:

Check-in/Check-out: Check in is at 4 pm. Check out is at 11 am. Early check in or late check out may be available upon request and is subject to availability and additional charges. Guests who stay beyond their designated check out time or delay our housekeeping staff are liable for any associated costs and expenses.

Pet policy: Pets are not allowed. Violation of our pet policy may result in a $500 fine. We encourage guests with service animals to contact us before their stay.

Smoking, Parties, and Noise: Smoking, parties, and excessive noise are not allowed, including on balconies and in shared spaces. Smoking violations are subject to a $500 fine plus the cost to clean, deodorize, and repair damages.

Illegal Activities: Commercial photography/videography without written consent, illegal activity, prostitution, and possession of firearms are strictly prohibited.

Guest Limits: Overnight guests that exceed the number stated in the reservation are not allowed.

Surveillance: All of our properties may use video surveillance in public areas. Noise-detecting technology may be used inside the apartments to monitor excessive noise levels.

Damages: Guests take full responsibility for damages, injuries, or losses that occur on the premises and its facilities. Guests must report any property damages to customer service. A fine of $500 will be imposed for damages. Additionally, there will be a fine for any stains or damages to the towels and sheets.

Rental Agreement: Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. Guests may be required to sign a short-term rental agreement prior to their arrival.

Packages and Deliveries: Due to security and liability reasons, we cannot accept any packages prior to your arrival. If you need any packages delivered, you can have the carrier hold them at their pickup location.

Mailbox Access: Mailboxes are reserved for long-term residents only. As a short-term guest, we recommend you get a UPS mailbox at a nearby location for your package and mail deliveries.

Extras: Extra linen and beds can be provided upon request. Please let us know in advance if you plan on using the foldable beds, sofa beds, or floor mattresses, so our team can leave extras in the apartment.

Lost keys: Guests are responsible for covering the cost to replace lost keys, key cards, fobs, or parking passes.

Amenities: Common amenities include a swimming pool, game room, cinema, and gym that are available for guests' use. The gym is open 24/7, and the pool operates from Tuesday to Sunday, 10am to 10pm, with Monday reserved for deep cleaning and subject to change due to weather or necessary maintenance. The cinema and game room are open only during business hours from Monday to Friday, except holidays.

NOTE: We are not responsible for, nor do we have control over any planned or unplanned closures of any of the building amenities, including the pool. Unfortunately, no refunds or compensation can be provided if the amenities are closed during your stay.

There's no cable connection. You may use your personal Netflix or YouTube account on the smart TV.

The apartment is not baby-proofed and may not be ideal for families with very small children. However, children are welcome at your own discretion.

For the safety of our neighboring residents and for our property, we must confirm that guests occupying our property are who they claim to be. Confirmation of age of the responsible party (Primary Guest) who booked our property, and that they meet our minimum age requirement. Prevention of credit card fraud, and that the name on the credit card on file matches the name on the Primary Guest ID.

❗️❗️ This apartment is located right above a gym, and the music can get loud while group fitness classes are in sessions on weekdays only. If you are a light sleeper, then we recommend you book one of our other units in the same building. Nonetheless, a great place to stay for a downtown getaway!

Our weekend experience
Tricky getting into the building.via keyless entry not user friendly. Air conditioner thermostat was difficult to use but the property management proceeded to help us via text. Lack of soap had to use body wash For hands. Party building, lots of homeless but security was adequate. Valet parking was good!

I enjoyed my stay here very close to all the convention centers and many more, at first it seem suspicious due to the area but besides that The host was very communicative, and I absolutely enjoyed the valet parking service 24/7 where you can request your car at anytime as well the parking garage had a security guard on duty due to the surroundings area in downtown had a lot of homeless laying around but the parking garage was always supervised by the valet staff / guard along with a private entry to get into the building I was able to sleep at night known my car was protected. Also be aware of loud noise / loud music at 5am-10am due the the gym downstairs in this listing it does tell you about the loud noise and it true it bothered me at first but gotten used to it by the 2nd night staying here.Overall I enjoyed my stay here in Dallas.

We recently had what we thought would be the pleasure of staying in such a unique building while in town for a wedding; however, once arriving we realized that this was a huge mistake. The apartment was very bare (did not have any of the necessities for example no face or hand towels). Also, the noise was horrible each morning of our stay. We were awoken by loud blaring music being played at 5 AM which never stopped. Then the water pressure in the bathroom showers was horrible and barely could even get your hair wet. And finally the AC put out a lot of air but was not consistent, one minute it was cold then hot. Overall this was the worst experience I have ever had staying in a rental and regret the decision to stay here. Would not recommend staying.

Spacious place close to everything!
The unit was nicely furnished and clean. Walking distance to many restaurants and activities in downtown Dallas. The only negative was that there were 5 am workout classes a floor below our unit and the bass was thumping pretty loudly. But we used a white noise machine that covered that noise. The unit could use a few more mirrors and a few extra towels, but those were just minor. Overall a great experience!

Loud gym class under apartment at 5:30 am
Unhappy with being unable to get in contact with renter. I attempted to message the renter this morning. I am currently staying at an apartment of yours and I am very unhappy with the fact my guests and I were awoken at 5:30am due to music below us being played in the workout class. This was not mentioned anywhere in the listing details and actually goes against the apartment complex’s “quiet hours” scheduled 11pm to 7am. I am very unhappy with this seeing how we all have long travel days ahead and need these last few hours of sleep. Please let me know who I need to speak to to be compensated for this oversight.
