Villa Matia is a romantic, beautiful and fully equipped villa in the heart of the Istrian peninsula, just 25 minutes drive from the nearest beach. The enclosed and fully fenced garden has a large swimming pool with 40m².
Around the pool are sun beds, umbrellas, plenty of space for children, barbecue and a large outdoor dining table.
Kids playground with swing, slide and badminton. 1800 m² plot is also at your disposal.
The house consists of the living room and three bedrooms, with two private bathroom, the kitchen and the space for dinning.
Teracce with barbecue and table for 8 people.
Conditioning and electrical heating facilities are provided.
Villa is next to the place Žminj, in the inhabited village of few houses and is propitious for families with children or for couples.

Fantastic villa!
A wonderfully clean and spacious villa, garden and pool! It had everything we needed for a fantastic 2 week holiday with out 3 children. We especially loved the pool and garden kitchen. The beds were big and comfortable too. The villa is in a great area to explore this part of Croatia, but a car is essential. The owners were always available should we need them and also repected our privacy. They also gave us lots of tips and advice about places to visit. We loved our holiday in Croatia and hope to return one day to Villa Matia!

Wonderfull house, big pool, clean rooms, nice garden, outdoor kitchen, BBQ: excellent place!
We had a wonderfull holiday here! The house was very clean, the kids loved the pool. Also a quiet place and a good spot in Istria to visit both the East coast and West Coast. The owner was very helpfull and makes you feel very welcome. 5 stars at least! The pictures really matches reality. 👍👍

Wunderbares Ferienhaus für Familie mit Kinder
Alles top, das Ferienhaus ist außergewöhnlich gut ausgestattet, absolut sauber und in einem sehr gepflegtem Zustand. Für Kinder gibt es sogar einen kleinen Spielplatz auf den abgeschlossenen Grundstück. Der Pool, der Aufenthaltsbereich mit Grill und großen Tisch laden zum verweilen ein. Der Pool ist mit zwei großen Schirmen und genug Liegestühlen ausgestattet. Wir wurden vor Ort herzlich von Saša empfangen und haben tolle Ausflugstipps, sowie viele gute Tipps zu Restaurants und Einkaufsmöglichkeiten erhalten. Außerdem stand er uns jederzeit bei Fragen zur Verfügung. Zusammengefasst haben wir dort einen außergewöhnlich angenehmen Urlaub verbracht. Wir kommen gerne wieder und können das Objekt nur empfehlen.

Großartiges Ferienhaus für Familien mit Kindern
Außerordentlich sauberes, geräumiges und gut ausgestattetes Ferienhaus inkl. großem Garten mit Kinderspielplatz und privatem Pool. Der Vermieter ist jederzeit ansprechbar und steht mit Rat und Tat zur Seite. Er kümmert sich super um das Anwesen und seine Gäste. Insgesamt können wir dieses Ferienhaus unbedingt weiterempfehlen. Wir haben unseren Aufenthalt sehr genossen und kommen sicherlich wieder.

Perfect!!!

Sehr schöner Urlaub!
Wir haben eine sehr schöne Woche in der Villa Matia verbracht. Schöne, top gepflegte Anlage, sehr sauber, gemütlich eingerichtet. Absolut empfehlenswert. Die Lage ist sehr ruhig, umgeben von schönen kleinen Dörfern und trotzdem nur ca. 30 min vom Strand entfernt. Der Host war ausgesprochen zuvorkommend, freundlich, aufmerksam und professionell. Wir würden sehr gerne wiederkommen!

Wer einen stressfreien Urlaub in ganz ruhiger Umgebung verbringen möchte ist hier genau richtig. Das Haus ist wie beschrieben, und bietet Platz für bis zu 8 Personen. Der Empfang und die Betreuung durch den Eigentümer war sehr herzlich und es wurden jederzeit alle Fragen, zu Umgebung, Restaurants, Stränden und vielem mehr, umgehend beantwortet. Das Haus ist sehr sauber, der Pool wird an jedem Morgen gereinigt. Für die Kinder ist durch den Spielplatz, Pool und den großen Garten Lagenweile ein Fremdwort gewesen. Strände und Städte, in alle Richtungen, sind in max. 30min zu erreichen. Es war ein sehr schöner, und durch die ruhige Lage, sehr erholsamer Aufenthalt. Wir kommen gerne wieder!

Dream vacation in a quiet location
We were more than satisfied with this accommodation. Here is really thought of everything, from olive oil to dishwashing tab. Also for the barbecue (firewood, charcoal) everything is available. Extra dishes/cutlery for the outdoor area with sink and gas stove, perfect! The outdoor area is just like the pictures, very clean and top maintained. There is nothing broken or not working. The playground is in immaculate condition, our children were very happy and used it daily. The pool is cleaned and checked daily (by the landlord) in the morning. It is big enough to swim its laps. The same quality is found in the house again, really very clean and very nicely decorated. Here, too, there is nothing that we noticed negative. The mattresses are not sagging, the bed linen has no stains and there is enough storage space and towels in each bedroom. Both bathrooms are top equipped, very clean and everything works perfectly. It is the same in the kitchen, very modern, very clean and equipped with everything you need. The landlord is very friendly and helpful and is happy to give information for excursions, beaches, restaurants or general tips. A perfect place to relax, it is quiet and you have the whole complex to yourself. We are very happy to come back.

Ein erholsamer und schöner Aufenthalt
Alles war super, der Vermieter immer ansprechbar, wenn mal eine Frage aufkam. Haus und Grundstück sehr sauber gepflegt und insbesondere die überdachte Außenterrasse mit Küchenzeile war ein Traum. Wir hatten eine sehr schöne Woche und man konnte die Umgebung mit Auto gut erkunden. Wir kommen irgendwann nochmal wieder!

Eine schöne Woche in der Villa Matia
Wir hatten einen schönen Urlaub in Muzini. Das Haus ist liebevoll und gemütlich eingerichtet, es ist sauber und lässt keine Wünsche offen. Die Außenanlage, der Pool und der Spielplatz für die Kinder waren super. Der Gastgeber ist sehr gastfreundlich und jederzeit ansprechbar.

Tolles Haus für Familien
Wir waren für 1 Woche in der Villa Matia und es war eine sehr erholsame Zeit. Das Haus ist sehr sauber und gut ausgestattet (es empfiehlt sich Kaffeefilter und Filterkaffee vorab zu besorgen, da sie vor Ort teilweise schwer zu finden waren) und liegt in einem kleinen Ortsteil (schätze 20 Häuser) ca. 3 Kilometer von Žminj, wo es Restaurants und Einkaufsmöglichkeiten gibt. Durch die Lage ist es sehr ruhig was wir sehr angenehm fanden. Das Haus vefügt über eine Außenküche wo wir quasi immer gegessen haben. Der Vermieter wohnt nebenan und war bei Bedarf immer erreichbar (der Pool wurde jeden Morgen in der Früh gereinigt). Man kommt von dort gut mit dem Auto nach Rovinj oder Rabac, wo es sehr schöne Strände gibt. In kurzer Fahrdistanz gibt es auch eine Tropfsteinhöhle und ein "Ritterkastell" was für Kinder super ist. Insgesamt war es ein sehr schöner Urlaub und wir können das Haus für Familien sehr empfehlen.

Super Urlaub auf dem Land
Wir haben einen super Urlaub in einem perfekten Ferienhaus verbracht, sauber, geräumig, gemütlich eingerichtet.. Einfach perfekt. Super Kommunikation mit dem Vermieter, wir bekamen einen leckeren Gemüsekorb aus dem heimischen Garten und wertvolle Ausflugstipps. Vielen Dank für die schöne Zeit.

Super Ferienhaus
Es war ein sehr schöner Aufenthalt. Wir wurden herzlich empfangen und Familie Modrusam war jederzeit für uns da. Es war sauber und alles was man brauchte, war auch vorhanden. Der Pool wurde regelmäßig gesäubert und war schön groß für alle. Für unsere kleine zwar noch etwas früh, aber auch der kleine Spielbereich mit Schaukeln und Rutschen ist für Kinder perfekt. Ein Highlight war die Außenküche wo wir gerne gekocht haben und zusammensaßen. Wir hoffen auf ein Wiedersehen im nächsten Jahr. Können es auf jeden Fall weiterempfehlen.

Geweldig
Rust!! Fantastische woning met een schat aan ruimte. Heerlijk zwembad en alles wat je wilt in de buurt! Rovinj. Porec, Pula. Of gewoon helemaal niets! Want de locatie is gewoon prachtig. Eigenaar en familie zijn super sociaal en helpen je bij alles! Maar laten je ook helemaal vrij. Een absolute aanrader!!!!

Ankommen und Zuhause fühlen!
Wir haben unseren zweiwöchigen Aufenthalt sehr genossen. Die Besitzer sind sehr herzliche Menschen die einem mit Rat und Tat zur Seite stehen. Die Villa lässt keine Wünsche offen, gerade mit Kindern kann man hier sehr gut Urlaub machen. Der liebevolle Spielplatz liegt schattig, das ganze Grundstück ist eingezäunt und der Pool hat eine perfekte Grösse. Was wirklich Klasse ist, ist die Aussenküche. Auch bei der Küchenausstattung war alles vorhanden was man benötigt...und noch mehr! Die Lage ist ideal um Istrien zu erkunden, man braucht nie länger als 30-40 Minuten. Im Ort Zminj gibt es alles was man für den täglichen Bedarf benötigt. Wir haben unseren Urlaub sehr genossen und werden wieder kommen!

Wir waren 1 Woche im Mai 2018 in diesem Haus, 2 Erwachsene und 3 Kinder im Alter von 9, 6 und 3 Jahren. Wir waren sehr zufrieden. Das Haus ist komplett ausgestattet und leibevoll dekoriert. Alles sehr sauber. Super nette Vermieter. Die Kinder hatten ihren Spass im Pool und auf dem Spielplatz. Tolle Sommerküche mit BBQ/Feuerstelle. Wir haben die Woche sehr genossen. Vielen Dank!

Sehr schönes und liebevoll gestaltetes Haus und Grundstück.
