Avril is a lovely person with great knowledge about the local area and attractions. The view from the double room is outstanding. There is ample parking and its a very good base. The garden is huge and backs onto a coastal walj so you can access the beach from there. It's a very traditional bed and breakfast. The rooms aren't en-suite which may not suit everybody
The only good thing about this property was the view over the sea. On arrival we were spoken to like naughty children for arriving to early.

Grand old guesthouse set in a beautiful location right on the water front. Walking distance to local amenities too. Great customer service from the owner. Went for the full Scottish breakfast, was great, and huge.
More of an older traditional guesthouse, with great history, rather than a modern hotel.
We stayed in aVictorian building and not an hotel. Our accomodation was larger and more grand than any cabin on our 30 years of cruising! We went for an evening wedding, Avril gave us a door key and we walked a few yards to the Seamill Hydro.
Was quite uncomfordable as room/house is very old. Room was freezing at night with only small heater provided. Avril is very kind however we will not be returning and cannot recommend.
Unclean dining area had dirty breakfast dishes and open food in the mid-afternoon. Guest lounge was unavailable for use because it was entirely filled with stored items. Very steep narrow stairs and very tight split-level communal bathroom were entirely inaccessible for disabled patron. Prepayment for three-nights accommodation was retained by proprietor even after disabled guest booked accommodation elsewhere. I would not recommend this place for anyone (disabled or otherwise) to stay. The sharp-tongued proprietor was very unwelcoming!
This place has obviously won awards in the past - but the owner seems to have lost the passion for creating a welcoming, clean and friendly service. The place generally felt grubby and tired.
We also requested (and she approved) an early breakfast due to business commitment. The food came for one person 5 mins before we had to leave and the other guest left hungry.
Advertised as dog friendly, yet they kept panicking about the dog and not allowed her into the dining room for breakfast while not allowing her to be left alone in the room.
The room was run down, the pipes were making a constant noise, the shower hardly worked.
And the best for last, the communal areas and dining room smelled of urine and B.O.
All in all the worst place that made someone who has been touring the world - and could never be bothered to write a review - to write his first.

Ideal for an overnight stay
This is an old house and the decor, fittings and furniture is relative to age.
The elderly lady that owns the B&B is lovely and caters for the individuals needs. She allowed us to book in early so that we could attend a wedding nearby on time. We also had a full Scottish beakfast and although it was fantastic dont expect quick service as due to her age the lady works at her own pace. This is not a criticism as she made our breakfast to order and we also enjoyed her company as she sat at the dining table chatting wirh us for the duration of our meal.
This property should be closed down, it was in a truly disgusting state of repair. The place has a really bad smell of mould and urine.
The owner may be trying her best but I dont believe it should be open for business.
The bathroom was filthy, the place is cluttered and most of the carpets and bedding is threadbare.
Very disappointed with the B&B. The pictures from the Webb site are very excellent until we arrived at the property, the house is very run down and needs a lot of work doing to it. We will never stay there again. The whole house has a bad smell to it.
