The neighborhood is family-oriented with children and elderly residents. No smoking, no parties, and no lighting fires (candles, incense) anywhere on the property or surrounding areas, as it is both a fire hazard and prohibited.
The unit accommodates up to two paying guests only. Please do not invite others or bring guests not listed on the reservation. For safety and comfort, unapproved guests are not allowed at any time.
Sorry, no pets are allowed. No commercial activities (paid or unpaid) are permitted in the Airbnb under DC law. The neighborhood is a designated drug-free zone, and no drug use, including marijuana, is allowed.
The unit is located on the lower level of our home, where we live as a family of four (two adults and two school-aged children). You may hear the kids, especially before school or during dinner. We also occasionally play basketball in the driveway. Please note that the unit’s rental includes only the interior and immediate entryway; the parking pad, driveway, and yards are private and not available for guest use. Do not park in the alley, driveway, or neighbor’s areas, as towing is enforced. Free street parking is available.
Keep valuables out of sight in your car. We are not responsible for the street and public areas. If you plan to have packages delivered, check with the host first. We cannot store or track deliveries and prefer not to manage this.
The kitchenette is simple, with an induction burner, basic utensils, and no cooking vent. If you plan to cook frequently, this may not be ideal for you. Outdoor security cameras are on the premises, but there are none indoors. Help us manage energy costs by turning off all lights and the mini-split heating/cooling system when leaving.
Lost keys incur a $50 replacement charge. The neighborhood is quiet and residential. No loud music, disruption, or parties are allowed. You won’t have chores here, except for taking out the trash and recycling to keep the space clean.
Enjoy this space for the same reasons we and our neighbors live here: a peaceful escape, close to all DC has to offer but far from the city's hustle and bustle.

The Space: This inviting studio apartment was designed by one of the area's top architects, featuring high-end finishes like Benjamin Moore’s Simply White, stylish Volga Blue granite countertops, a custom “barn-style” closet door, dimmable recessed lighting, and an open-concept layout. Keyless entry through your private entrance makes check-in easy. The studio is equipped with its own Carrier ductless mini-split heating/cooling system.
Perfect for business or leisure stays in DC, the unit is located just one mile from the nearest subway station, giving you easy access to the city. Buses on 16th Street and Capital Bikeshare are just a few blocks away, along with free street parking nearby.
For outdoor enthusiasts, Piney Branch Park and Rock Creek Park are within walking distance. Excellent restaurants, cafes, and entertainment are nearby in Columbia Heights, Petworth, Mt. Pleasant, and U Street Corridor, offering easy access to the city’s vibrant life while allowing you to enjoy the tranquility of our neighborhood.
The studio sleeps up to two guests, with an ultra-relaxing Serta memory foam queen bed and a chic Room & Board futon sofa bed. The kitchenette includes an induction burner, coffee maker, tea kettle, full-size Samsung fridge, washer & dryer, Delta Trinsic fixtures, and a disposal. The studio also has a 40” SmartTV and Roku for your entertainment.

This home is in Crestwood, a neighborhood with green lawns, beautiful houses, and quiet streets virtually devoid of traffic just to the north of Columbia Heights and Mount Pleasant. And if you’ve never heard of Crestwood, you’re not alone. The relatively peaceful, upscale residential area that sits between 16th Street and Rock Creek Park is located near some of the city’s more popular neighborhoods, but is simultaneously isolated.
Crestwood is distinctly quieter than neighborhoods just a few blocks away, and there’s almost no through traffic. Many of the homes sit on large plots of land that haven’t been subdivided for new construction, and just about every lawn is green and dotted with flowering bushes. Crestwood is essentially an island of serenity east of the Park.

Do NOT flush anything other than toilet paper. No feminine products, baby wipes, condoms, nor paper towels should be flushed at any time. If it is found that any of these items have been flushed and clog the septic system you will be held responsible for the cost of repair.
NO smoking, no candles, no incense or lighting flames of any kind please (fire hazard). And no parties!
This is an extremely quiet, calm part of DC. We ask all guests to please be courteous to my neighbors and others at this property by keeping noise volumes at a reasonable level at ALL times. From 10 PM - 8 AM please adhere to very strict quiet hours, where noise is kept to an absolute minimum.
Though there is no private driveway off-street parking, there is ample off-street parking for guests. We do ask that you please be sure to park in a manner that allows the most number of cars to park on the street (e.g., you should be able to fit two cars if you park directly in front of our home). Do not, under any circumstances, ever park in the driveway next door or in the driveway at our home, where the Airbnb is located.
While we do feel comfortable and safe in the area, we do urge all guests to be very mindful of their belongings in their vehicles and in the unit – make sure to always lock doors and keep valuables out of sight! By making this booking you accept the responsibility for your vehicle and its belongings and acknowledge that the street is a public space over which the hosts have no responsibility.
