The pictures do not compare. Our stay was amazing. Rooms are very spacious. The location is great! The rooms are beautiful and overlook the canal. Within quick walking distance of San Marco Plaza.

Our room was extremely small and little things like the bathroom sink extending close enough to the toilet to make it uncomfortable to use was annoying. Also, there was no view from the window. I saw bigger rooms at the end of the hall that seemed better with a view of the square outside, but too big for just the two of us. I was not sure how the electric front desk would work, but it worked just fine. All and all, we were in beautiful Venice and had a lovely stay.

Very basic, no lift, great location.
Very basic with no lift, however on the positive side but location is great. Room was very noisy from outside all night with people just talking. Check in is via a virtual screen. Lacks the personal touch particularly for asking questions or to seek advice.

Let me first say that our suite, the luxury triple room, was spectacular. The room was incredibly well maintained and clean. It faces a wide open plaza and a small canal that is nothing to be wild about, but gondolas regularly pass through this spot. Check in and dialogue with staff is conducted through a computer with a representative in a remote location. While this was certainly unique, it wasn’t too difficult. Housekeeping was very nice and responded to our requests for additional toiletries. The common area was sparkling clean. Refrigerated bottled water is provided as well. It is extremely convenient to all the popular attractions. What was somewhat annoying about this room was that the canal serves as a trash pick up location every morning. Rubbish from the surrounding businesses were collected from this spot and it was rather noisy. If you are light sleepers like us, this was not enjoyable. So while we adore the room, the fact that is it is noisy each morning didn’t agree with us.

It didn’t sound like anyone would be there for checking in but they were! Coffeemaker in our room didn’t work but we were able to use the one at the check in desk. The cot for the 3rd person was too narrow and short for a tall person and there was some alley noise. But the main bed was very comfortable and the room was clean.

We absolutely loved this place. It was on the canal and was easy to get to everything in Venice. We truly enjoyed the room and felt that it had a very upbeat, clean and welcoming atmosphere. Even with construction close by the area, it was easy to access and in a great location that wasn’t crowed by tourist. They allowed us to leave our luggage before and after our check in and out. We would stay again and recommend it to friends and family.

Great location and nice place but definitely small which we knew before booking. The bed was very hard which I did read in some of the other reviews. I did find some extra blankets I was able to spread for a little cushioning which seemed to help. Also very flat pillows, doubling up helped with that. Make sure to take cash to pay the tax fees. Location was great, easy walk from the boat taxi station. Beautiful city, friendly people and we felt completely safe. We had a great time.

Good Value and Attentive Staff
The hotel we were supposed to stay in was full so I had to find another hotel nearby. I chose this guest house due to the favorable ratings. I was very pleased with the location and the attention from the hotel when I had questions. Everything is done via email and they get back daily. The check-in process was exactly as they said and we got into our room early. They give you a code so guests can enter on their own at anytime. The rooms were nicely appointed and it was fairly quiet. The price was reasonable compared to hotels in the area. There was no breakfast, which we knew. I would recommend depending on what you’re looking for.

We stayed for three nights… location is fantastic. Easy to walk to everything, but not loud. Staff did a great job communicating before arrival to fully understand how to check in (we arrived after hours). Room was small but fine. Bathroom was fantastic. Bed was very hard… some people like that- I would have preferred it to be softer. Overall, great experience and I would book again.
