Waterlemon Villa (now with a portable backup generator!) is a private 3BR, 3BA vacation home located on the hillside overlooking Coral Bay, St. John. At 700 feet above sea level, this casually elegant retreat is high enough to capture the breezes of the trade winds and close enough to the harbor to watch the sailboats come and go. The breathtaking 50-mile view up the Sir Francis Drake Channel extends all the way to Spanishtown Harbor on the southern tip of Virgin Gorda. Two queen bedrooms downstairs and one bedroom upstairs with two twin bunk beds accommodate up to eight people. While opening the sliders and letting the amazing trade winds cool you off will always be a wonderful option, we also have air conditioning in each bedroom to keep all our guests comfortable throughout the year. Waterlemon Villa is a unique property in St. John because everyone is housed under one roof, connected by an indoor staircase, making it ideal for families! However, the privacy of the location and pool make it just as enticing for a honeymoon couple or an anniversary trip!

The house is equipped for gourmet cooking with a large gas grill, Cuisinart pots and pans, good knives, extensive cooking utensils, a microwave, and, of course, a blender and a margarita set. (This is a vacation home, after all). There are plenty of dishes and glasses if you wish to eat in and enjoy the view from the comfort of the screened-in porch. The house is equipped with a triple filtered water system including U/V light and is drinkable.

There are multiple options for relaxing at the Villa from chaise lounges at the pool, to rocking chairs on the lower level porch, to the outdoor living area on the upstairs screened-in porch. The comfortable wicker living room set in the great room is a terrific place for watching TV (you can connect to all of your favorite Smart TV programs) or listening to music. The house comes stocked with books and games that are fun for the whole family. Enjoy a game of cornhole or jenga by the pool or a boardgame on the porch.

Coral Bay restaurants are five minutes from the house, and the outstanding snorkeling beaches of Salt Pond Bay and Maho Bay are a scenic 10-15 minute drive. Put the beach chairs and the cooler in the car, grab the towels and spend the day exploring. Everything you need for the beach- chairs, coolers, towels, are included with your rental! The natural beauty of St. John awaits you!

Coral Bay and Waterlemon Villa are an easy 25 minute drive east from the ferry dock in Cruz Bay. Come and visit, paradise is calling...

Waterlemon Villa welcomes children 3 years and older with younger children at the discretion of the property manager. The house may not be suitable for young children due to the height of the porches and retaining walls. In addition, a steep staircase between the first and second floors may make the house potentially undesirable for people with significant difficulty navigating stairs. Just spent 1 week at Waterlemon Villa, 2 adults 2 kids 2 grandparents. Overall we had a very nice stay. The view is phenomenal and the screened porch was so nice to have and a unique feature of this property. The kids enjoyed the pool which is small but pleasant. Kitchen was well equipped with new appliances and we made several dinners at home without any issues. Bedrooms were comfortable with well functioning AC. We liked the outdoor showers. Communication with owners and property managers was good and listing is accurate. Condition of villa I would say is good but mildly worn, about what I would expect at this price. It was clean. The furniture was comfortable and good condition. We had a minor plumbing issue which they offered to have come fixed but I didn't want workers in the house for a day or two while we were there. The stairs are a bit steep, the bunks are upstairs so if you have little kids you'd probably want some kind of baby gate. The main point I would make for those considering is that the drive way is NOT a joke. It requires one very confident driver in your party and as others have noted, a lot of courage the first few times. We did not feel excited about doing this in the dark so we didn't stay out past sunset. I'm sure once you've done it a bunch of times it becomes more 2nd nature but we were just feeling more comfortable by end of week. If you want a glorious view and don't mind an adventurous driveway this is a good value.

What a lovely home! And I can’t stop thinking about the view! We had a fabulous time and the villa had everything we needed to enjoy our stay-snorkel gear, beach chairs, beach towels and coolers. The hosts were extremely accommodating even helping us stay extra nights when our flight was cancelled and answering all of our questions prior to our visit. We can’t wait to plan a return trip!

We had an absolutely wonderful stay at Waterlemon Villa. The home was spotless, beautifully decorated, and exactly as described—if not better. The kitchen was fully stocked, the beds were incredibly comfortable, and every detail felt thoughtfully planned. The location was ideal. It felt like all of the beaches and restaurants were a simple short drive yet Coral Bay was quiet and had a very chill vibe. Communication with the host was outstanding from start to finish—clear instructions, quick responses, and genuinely welcoming.As indicated in prior reviews, as long as you have 4WD (and use it properly!!) there are no issues navigating the driveway.We would not hesitate to stay here again and would highly recommend this property to anyone looking for a stress-free, top-notch VRBO experience. Five stars all the way!

We had a fabulous week here with our four kids and my in-laws. The views were incredible and it was so quiet. The outdoor showers were absolutely amazing. The breezes were wonderful and sitting on the screened in patio under the fans was surely my favorite spot. The steep indoors stairs were a challenge for my youngest daughters (3&7) and my older in-laws (73&75) other than that we loved our stay. I was very impressed with the well appointed kitchen and how well everything was cared for. The drive up to the villa took some getting used to had to use four wheel drive a few times. We loved our stay and it will be a lifelong memory for us. We got to watch our kids fall in love with the island we honeymooned on 14 years ago!

The views are worth all the rest

First, management team was amazing to work with, very responsive as our arrival had several delays that complicated check in. Leo met us at Coral Bay Triangle, which at first I thought was odd, but soon realized the necessity in navigating the steep roads to find the property. You will need a 4x4 and some courage to come and go. They even answered us later in the evening when we were unsure of our turnoff in the dark. The house had a very well stocked kitchen, and all of the beach gear really came in handy. The outdoor showers were lovely. Having two large outdoor spaces facing the sunrise, was so nice. The pool area, cute & inviting. But the views, even more amazing than the photos, and if they are the only reason you come, you won’t regret it. I would be remiss if I didn’t note that the home was not immaculately clean, the beds were not properly made when we arrived, and it could really use a little TLC. The master sink was very slow to drain, the dishwasher rack was broken (though still usable), door handles broken, some patio doors were not usable, paint of the screened porch was rusted and peeling. All that being said, this is a remote location and I’m sure that makes maintenance difficult. I wouldn’t let any of it stop me from coming back, it is still an excellent value. I only mention because as a property owner myself, I would want to know. This was one of our family’s all time favorite vacations and Waterlemon Villa made for the perfect base camp.

Amazing week on St. John

Our stay at Waterlemon Villa was better than we could have hoped for. We are so glad we decided to stay in Coral Bay instead of Cruz Bay. The vibe is chill and it wasn't busy or crowded with restaurants and small grocery stores close by. I loved waking up to the sunrise each morning and sitting on the screened in porch each night. The house was clean, not many insects for being in the Caribbean and fit our family of 5 with room to spare. It was so convenient having a washer and dryer, AC at night, stocked kitchen, pool floats, and beach chairs. Our family was looking for an adventure and we found it. We loved Hansen Bay, Salt Pond Bay and Cinnamon Bay. Snorkeled with sea turtles, baby nurse sharks, stingrays, jelly fish and all different kinds of tropical fish. We also hiked the Reef Bay Trial and Ram Head. I would definitely recommend the Full-Day Lime Out Snorkel Taco Lunch & Open Bar - Westin as they took us snorkeling at places you can't reach by land and that was when we were able to see the most coral and diverse amount of ocean life.

This house really does have amazing views. Things I liked: screened in patio, fully stocked kitchen with nice appliances, house was very clean, communication was great, beach chairs came in handy, lots of towels and fresh linens and extra ice packs in freezer for use in the cooler. Things on islands require maintenance and sometimes things don't go as planned and can be hard to get, there are a few maintenance items that should be done on the house. The biggest things to know are that the road leading to house is extremely steep and only a 4 wheel drive or all wheel drive vehicle can make it. Our first rental got stuck (crazy story) but we were eventually able to get it back up the hill and returned it all the way back at St thomas for a better vehicle which handled all the roads and hair pinned turns on st John much better!

We arrived at Waterlemon villa with 4 young children to find out there was no water and we were told to use buckets if we needed the bathroom. Blankets/sheets also were dirty and our ac was broken in one room. The replacement ac leaked all over our floor which just added to everything We were patient and understanding as we travel a lot and things happen. We then found out the pool is NOT HEATED which was a big disappointment because the main title in the listing states that it’s a heated pool. The water turned on the following day but was cold with and then we fully lost water again the following day. So we couldn’t take showers/wash clothes after long days with kids. The owner Nicole offfered minimal compensation and made us jump through hoops. She was not helpful nor was she understanding about our situation. She was hesitant to even give any compensation and delayed mentioning It at all. She said she could understand but did not act liked she cared at all with the situation we were in. We tried booking another villa bc we had no running water for more than 50% of the time. Both Vrbo and the owner were less than helpful. Please be careful if you book here

Birthday Week at Waterlemon Villa

We had an amazing week on St John and loved staying at Waterlemon Villa. The house was clean and had all the amenities that were advertised! The AC in the bedrooms kept the house so comfortable and we only used it at night because the breeze kept the house comfortable with no need for AC. Having filtered water was a huge perk for us! We did encounter some hiccups, but this was no fault of the owner/property managers and they went above and beyond to make sure we had everything we needed. The outdoor showers are a novelty, but they are outdoors, so be prepared to shower with nature, if this is a problem you could always use the indoor shower. The sunrises from the deck got us out of bed each morning, so beautiful! We would definitely stay here again if we are back on the island.

Fall Break 2024

We’ve been visiting the US Virgin Islands for 15ish years, splitting time on St. John and St Thomas. This place was equipped the best for our needs (cooking, games, pool, beach coolers/chairs, location to beaches) and just overall compared to other stays. We had two miner (towards the end) issues that were taken care of immediately by the property management team. Even had one of the owners reach out with an apology for any inconvenience. I guess the only negative (by slim margins) is the drive/distance from Cruz Bay. The grocery store wasn’t as nice on this end of the island and the restaurants were sparse. Over all, great place, views, well equipped, spacious yet private when needed! A+

Amazing Views!

We (two adult couples) stayed a week in lovely Waterlemon Villa located in Coral Bay. The house was exactly as described/pictured. We appreciated the en suite bathroom (love that outdoor shower), AC, generous closet space, and comfy bed in each main bedroom. Since there were only 4 of us, we didn’t use the third bedroom, but with 2 sets of bunk beds, it would easily sleep four additional guests. We cooked many of our meals (we traveled in off season and many restaurants were closed), and the kitchen was extremely well-equipped. The dishwasher and washer/dryer were a plus! There are two large tables, one in the kitchen area and one on the screened porch. We loved the screened porch with the comfortable furniture and spent lots of time there just marveling at the view.There is no dedicated AC in the living area, but we were never hot or uncomfortable, and even kept the doors closed. The pool was clean and the temp was perfect. And those views!! You really have to see them to believe them! Pool floats and beach towels were provided and so thoughtful. We also used the provided snorkel/beach gear when we were out and about. A 4-wheel drive vehicle is needed to climb up and down the steep roads to the property, especially if it has rained. Part of the fun! Finally, a huge thanks to Tim for answering all our questions and Lou for helping in so many ways! Beautiful and comfortable! We loved our stay at Waterlemon!

Magical vacation home

Best vacation stay ever! Gorgeous views of Coral Bay, easy access the North shore park beaches (favorite snorkel at Waterlemon Cay), the east end of the island to Haulover and the South to get to Miss Lucy's, Rams Head and Salt Pond. While it was a short easy drive back to Cruz Bay, our preference was enjoying the local spots right at the bottom of the hill. The house had a well stocked kitchen and we really enjoyed the relaxed approach to "leave it behind"...condiments, beer etc... check out Rhumb Line for incredible Thai food and painkillers at Skinny Legs, Fly out to Lime Out for tacos - all epic memories! I was worried about the drive but trust me...it was fun and easy to navigate - left shoulder - left shoulder. No one drives over 30mph and everyone is courteous. We enjoyed the slow pace of the island, low key vibes of Coral Bay, incredible views from the house and time with family at the most magical place. It was really nice to have easy access in all directions to the most beautiful beaches in the world, excellent snorkelling and then a great home to come back to every night to cook dinner as a family, wake up to sunrises over the BVIs, yoga on the porch followed up by a cup of Virgin Islands Coffee. It really doesnt get better. Not a single negative thing to say. Trying to decide between Cruz Bay or Coral Bay - choose Waterlemon Villa every time! We can't wait to come back.

Breathtaking Views!

Waterlemon was perfectly situated to enjoy the most breathtaking views on St John! The house was perfect for our family of 5, with kids ranging from 11-16 years old. We enjoyed staying on Coral Bay side for the first time and would definitely recommend. The reviews of drive to the house are accurate, but TOTALLY worth it!! We loved and really hope to return!

Amazing villa! Beautiful views of coral bay! Villa was perfect for families and well equipped with all the essentials to make the week stress free! The only drawback was the driveway/villa road… it was so much steeper than expected and you not only need 4wd but a driver that is skilled at navigating treacherous roads! The villa is on one of the steepest hillsides! It would be extremely dangerous to show up here at night not being familiar with the terrain. We arrived during the day which allowed us to get acclimated see what we were dealing with thank god! Aside from the driveway… this is the most amazing place!

Amazing views and experience

My family loved staying at Waterlemon Villa! The location was perfect - private yet close to grocery stores, restaurants, beaches and hiking in the national park! Even though it rained a couple of days, we enjoyed relaxing on the screened porch listening to the sounds of the rain on the roof and the sounds of the roosters and goats that roam this side of the island. We even caught a glimpse of three donkeys while driving on the roads. Speaking of driving, the roads are quite steep and it can feel like you’re on a bit of a roller coaster with all of the sharp turns but we quickly got a hang of driving on the island. Luckily we had 4 wheel drive, a must to navigate some of the roads that we were on. We had everything we needed in the villa which was exactly as pictured and very comfortable for our party of five. Everything was neat and clean when we checked in and Tim, the property manager, was fantastic, responding promptly to fix a few blips that we had during our stay. Prior to our visit, Nicole promptly answered all logistics questions that we had and provided much needed information that we requested thereby insuring a fantastic trip. We highly recommend staying at Waterlemon Villa if you plan on visiting St John!!
