You will be close to everything when you stay at this centrally-located 3BR, 2BA Perry District home, just blocks from everything you need and minutes from downtown Spokane-- nearby parks, coffee, dining, grocery and more! If you prefer to stay in, we offer a comfortable, stylish and private space with a well-stocked kitchen, local coffee with automatic drip or Aeropress, laundry set, large fenced yard for pets and spacious bedrooms with plenty of closet space.
The Space:
This charming 3 bedroom, 2 bathroom home is the perfect Perry District location for your trip to Spokane! Nearby are local restaurants, pubs, retail and downtown Spokane. We offer a comfortable and stylish space for you to stay, with complimentary coffee (drip and Aeropress) and laundry set with detergent and fabric softener provided. Smart TV's allow you to login to your own streaming services to watch your favorite shows. There is even a PELOTON BIKE for your use on site (in the basement). Just bring your riding shoes and your username and password so you can login to your PELOTON account.
You'll go up a few stairs to the front porch, a great area for sitting! Enter the main door and you'll find the dining room, kitchen and stairs ahead with the living room immediately to your right. The living room has comfortable sitting chairs, a smart TV and games for your entertainment. The formal dining room seats 6, and is adjacent to the kitchen. The kitchen is equipped with a high-end stainless gas stovetop, refrigerator, dishwasher, automatic drip coffee machine, aeropress, toaster, microwave and dishes and utensils, coffee, oils and spices.
Past the kitchen, you'll find a common bathroom and 2 bedrooms with a queen bed in each on this level. The bedroom nearest the dining room also has a small dog crate that guests are welcome to use. And through the kitchen is the back door to the mud room and then the backyard. The main level has central heat and AC to keep you comfortable during your stay. We do not have TV's in the bedrooms on the main level.
Returning to where you entered in the dining room, if you head up the stairs you'll find an updated open-concept bedroom with skylights, king bed, sleeper sofa, smart TV, two mini split systems and a bathroom with walk-in shower.
The neighborhood lends quiet and safe streets for walking and enjoying the fresh air. The fully-fenced back yard is a great retreat for pets, but we do ask that you pickup after them. We're certain that you'll enjoy your stay and find respite in our Perry District home!
Pets are allowed but are not allowed on any furniture. We do charge a $20 non-refundable pet fee per night for first pet. Additional pets are $15 per night. Pet fees are nonrefundable and will be requested through the resolution center after the reservation is confirmed and prior to your stay. Pet fees must be paid prior to check in or your door code will not function at the time of check in.
We do have a recording device on the outside of the home for safety and security. Camera(s) do record video and sound, but we respect guest privacy so we only look at the cameras if an issue arises during or after your stay. The front camera is a Ring camera at the front door and faces the street. If you encounter issues accessing the home, please call/text our 24/7 line for help. No cameras are mounted in, nor do they face/record any private, guest-only areas.
Pillows and comforters in this home are down-filled. Please inquire if you are looking for an allergy-friendly bedding alternative. We'll do what we can to accommodate this change for your stay.
We do require guests to e-sign a vacation rental agreement for stays of any length prior to check in. We request guests fill out a check-in form so that we can best prepare for your stay.
Non-Airbnb Guests: Guests give permission to the property manager to use a third-party to request to screen identity and check criminal databases to confirm reservation. Complete terms regarding the guest screening can be provided by the property manager. You will receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
Guest Access:
Guests will have access to the entire home, excluding one locked storage closet in the basement and an outdoor shed. We have a locked storage closet in the basement for cleaning and supply.
Owners have 1 covered car parked in driveway that is plugged into house. Please don't touch the car, cover or plug/extension cord.

Discover the charm of Spokane's South Perry District! This lively neighborhood is a delightful mix of historic charm and contemporary flair. Wander along its picturesque streets to find a variety of unique shops, cozy cafes, and delicious dining options. The local farmers market is a must-visit for fresh, local produce. South Perry is known for its welcoming community spirit, beautiful parks, and regular cultural events, providing a wonderful blend of leisure and excitement for travelers eager to explore the essence of Spokane.
Other Things to Note:
While most reservations go through without a hitch, we understand that sometimes things happen. We want to offer our guests the best and most price-effective option for those incidents that we hope do not occur. We found that damage deposits can be costly, frustrating and we don't want to hold any of your hard-earned money 'just in case'.
For Airbnb reservations: We do not charge a damage deposit on site because Airbnb offers AirCover.
For non-Airbnb reservations: We charge a nightly fee for damage insurance in lieu of charging a damage deposit. This fee is nonrefundable and should be added to your reservation at checkout. If it is not, we will contact you to process payment for this charge. This fee pays for protection through a third-party company and covers property damage that may occur during your stay.
After booking confirmation, you have the option to purchase third-party travel insurance for up to 14 days prior to your stay. Please reach out via message if you're interested in travel insurance.
Airbnb does their own guest screening and we do ours.
For non-Airbnb reservations, we use a quick and simple third party guest screening service. Please watch for this email and complete the appropriate steps. Message/call us if you encounter any problems or have questions about this service. We require non-Airbnb guests to submit documents to verify identity and perform background screening, which occurs through a third-party company to Safely. Cancellation policy applies to reservations that are cancelled due to guests not reading this requirement in the listing and not wanting to perform the background screening.
If you request check in less than 48 hours in advance, we will ask for a photo of your Identification matching the method of payment used, and meet you on site for check in to verify your reservation is for the booked guest. (Subject to change. Please message us with questions.)
