Tranquility and wildlife abounds at this beautifully renovated artists studio overlooking Perch Cove on Potter Pond. The home is well appointed including in-home laundry, and sleeps 4 with a queen bed in the master bedroom and a futon/double bed in the loft space. The kitchen features granite surfaces, stainless steel appliances, wood cabinetry, and a gas range. The beautifully tiled bathroom includes a bathtub with a shower. The large open living room has a floor to ceiling brick fireplace with a cathedral ceiling, a comfy couch and chairs, with large sliding glass doors opening out to the sun deck with spectacular water views of Perch Cove and Potter Pond. Below the deck is a wonderful shaded patio space with a bartop, a gas grill, and an outdoor shower. This is an amazing place to while away time as it is usually much cooler, faces toward the prevailing southwest breeze, and has the same bucolic water views where wildlife including osprey, heron, otters, etc. can often be seen. Granite steps lead down to the pond where you can launch your kayaks or canoes. Explore the cove, or venture out to Potter Pond and down to the famous Matunuck Oyster Bar for lunch! This property is ideal for those seeking quiet tranquility while enjoying the properties amenities, and for those who enjoy direct water access to Potter Pond. Located just minutes to East Matunuck State Beach, South Kingstown Town Beach, downtown Wakefield, and all area amenities including parks, tennis courts, farm stands, supermarkets, seafood restaurants, coffee shops, movie theaters, etc. Great access to transportation with the Kingston Amtrak Station, Route 95, Providence, Newport and Watch Hill in close proximity.

Fantastic Rental
This was one of the best stays we've ever had staying in RI. The house and property are beautiful. There is a town beach and state beach just around the corner and there are many fantastic restaurants nearby. We enjoyed coffee on the large deck in the morning and trips out on the pond with the kayaks. It is the perfect place to get again and enjoy some peace and quiet. Homeowners reached out after we checked in to make sure we had everything we needed.

Great location and well maintained property
Located near a peaceful pond with great views which makes for a relaxed vacation. Property is updated and very well maintained. Bed is very comfortable. Kitchen is well stocked with all of your cooking needs. We had no issue with the driveway as mentioned by others nor did we have trouble locating the property using our navigation. As mentioned by others the washer is problamatic.

Lovely retreat in July
My husband, daughter, and I enjoyed our stay very much. The view from the back deck was definitely the highlight. We all loved reading and drinking coffee there in the mornings. The spacious and light-filled interior, mini split (AC) and fans in every room, washer/dryer, WiFi, and the mostly well-stocked kitchen were all delights as well. The turn-off from Rt.1 into the driveway is harrowing at first! But we got used to it, and the pond view/boat access compensated. Suggestions: bring pop-up towel racks for bath and beach towels, a cork screw, and bug spray.

A wonderful spot if you like to kayak or be on the water. We loved to have coffee and drinks on the deck. Host is accommodating and the house was perfect for our needs. We are looking forward to renting it again.

Cute little cottage on the lake. It was perfect for our weekend trip to URI Family Weekend. Wish we could’ve stayed longer to kayak on the lake. Beautiful property. As previously reviewed the driveway is a bit challenging, just take it slow.

Lovely view off comfortable deck, new kitchen, bathroom, patio doors/windows, décor. Pls consider more instructions + spending $50 for easy improvements. See previous renters’ suggestions online and in guestbook, include before-arrival check in re: very rocky, narrow driveway past the first house to the 2nd. Floors and counters were very clean but fingerprints/ spots on doors, faucets, bits of food in drawers/shelves of the refrig, freezer, drawers, a dirty kitchen sponge, dirtier silverware holder, (but a new sponge under sink), black mold on tray under the ice dispenser. We saw from photos very small end of counter space with two wood backless stools, not great for leisurely eating and work at our computers. Before our arrival we asked for the table/2 chairs in loft to be brought downstairs, there is room. The owner said fine, then day before our arrival we repeated our request. When we arrived, table/chairs were upstairs and too heavy/awkward for us to bring down the spiral staircase. Functional changes: there is one handtowel bar attached to the sink and one larger bar on the shower door, there are no other towels bars or hooks for bathtowels, 3M hooks a quick fix. One lamp by one side of master bed, no lamp on other, loft missing one night table and missing two lamps by loft bed, switch for loft stairs light downstairs, none up. Unusual front door lock, a quick note would have helped, caution tape at end of driveway onto Rt 1. Easy fixes would make a big difference.

A delightful place
The place is beautiful. We enjoyed the saltwater pond from a romantic rowboat ride and named the heron who we watched Henry. Also a deer came to visit. Big glass doors and windows everywhere give a feeling of relaxing expansiveness. The host, Richard, was very accessible and friendly.

Beautiful house in a beautiful location
The house is lovely. I used this as an overflow for myself and my 22 y.o. niece while the rest of the family stayed elsewhere. The house is lovely. It was my first time in the area and there is lots to do. We did make use of the kayak and rowboat. The owner was very responsive. The one thing is I would have liked a little more info on getting to the property beforehand. I got there after dark and could not figure out where to go. I wound up going back to the house my family was staying at that night. You need to go on a drive that is very close to the neighboring house which was impossible to see at night. Other than that I loved this and am thinking about a return trip.

The property is clean and the kitchen has everything you need. The view is amazing and there are lots of nice features like the pretty path down to the pond, the outdoor shower and the kayaks/paddle boards that we would have made use of had we been staying longer!!

Although the place is small, It had everything you need. It had lots of great views of the salt pond below. We appreciated being allowed to borrow their 2 one-person kayaks, which were great for exploring the salt ponds. We also enjoyed that although the place was close to the ponds, we did not experience mosquitoes or knats. Perhaps because of the salty water and the nice breeze we had while staying there

Great little place!
This was a terrific alternative to a hotel room for our family visiting RI for college tours and a lacrosse tournament. Not a huge place but really clean and nicely decorated and renovated. All new appliances (some of which- washing machine, oven, TV would benefit from some directions on how to use with the check in materials as we couldn't get them all to work) but it's very close to beaches (beach pass even included!) and kayaks/paddle boards are available to explore the salt ponds right outside. Lots to do in area too! If one of my kids ends up at URI, I am sure we will stay here again!

Lovely little cottage by the lake. Spacious living room, nice modern kitchen, and wonderful views from the deck. It's a little noisy from the Route 1 traffic, but the views of and access to the lake totally make up for it. There is plenty of room to sleep 3-4 people if using the loft sleeping area, but only 1 bathroom. Though the bathroom can be accessed either via the 1st floor MB or the living room, so that could be easily worked out. Definitely recommend, and definitely would stay there again.

We loved our stay at Perch Cove. Consider staying here if you want a lovely peaceful vacation with a magnificent water view and vibrant natural surroundings. I shared a few minor suggestions with the host that would upgrade the quality of our stay, but they were minor, and it was absolutely lovely as it was. I am grateful that this home was available and will, without a doubt, rent it again if we are in the New England area.

A beautiful place
Such a lovely cottage - perfect for our family with 2 small children. We spent our days on the salt pond, boating, swimming and fishing. We also had several small trips with so much to do in the area. We are hoping to come back again soon. Our children did not want to leave.

Comfortable modern cottage with lovely cove view
I would love to give this place a 5 star rating. The cottage is beautifully renovated with a modern kitchen, spacious living area, lovely tiling and wood flooring, comfortable beds, and is well furnished with many thoughtful touches. Communication with the hosts was excellent. The deck overlooks a scenic saltwater cove with abundant wildlife (osprey, blue and green heron, kingfishers and otters, to name a few). Kayaks and a rowboat are available for use. We thoroughly enjoyed our week-long stay, and would definitely return. However, there are a some features that require me to deduct one star. The cottage is only about 30 yards from US-1, and although it is shielded from view by a wooded berm, there is constant highway noise, although the cottage is relatively soundproof (it didn't bother us, but might if you need real quiet at night). The upstairs loft has a very low ceiling and really could only be used by children (I could only stand up straight in the middle two feet of the room); there's nothing else in the room but the bed. There are only two small counter seats downstairs for dining; a table and chairs could be easily accommodated in the spacious living room. The lighting outside the upstairs bedroom can only be controlled from downstairs, which is hazardous at night (and two of the bulbs were out). Finally, the key is hidden on the property, so previous guests could return. In this day and age, a numeric lock reset between guests is a must.

Great cottage with outlook over the lake. Free use of kayaks and rowing boat. Missing a dining table downstairs. Also very close to Highway 1, not suitable for small children and pets because of fast traffic.
