Our housekeeping partner has a strict cleaning regimen that is performed after every guest stay. It includes processes and procedures to provide protections for our guests and our team members.

All laundry is done at recommended temperatures and uses products designed to provide the proper degree of sanitization.

After every stay:.
・Hot Tub: Drained, cleaned/sanitized/refilled; Bromine added.

・Linens: laundered/processed in a commercial facility at recommended temperatures.

We are very near Great Smoky Mountains National Park:
・Bears, bobcats, coyotes, wild turkeys, bats, snakes, scorpions, lizards, and other wildlife are found throughout the region. Heed the warnings and *NEVER* approach any wild animal.

・You may encounter insects or similar creatures in and around the cabin. We get a wide variety of insects and other critters. While we are on a comprehensive pest control regimen, Lady Bugs & Asian Beetles are a common issue. They are harmless and generally considered "beneficial species".

⏤ ROAD CONDITIONS ⏤
The road to the cabin is partially paved, but mostly gravel. Some places could be considered steep. During wet seasons, potholes and ruts can develop. It is privately-owned, we have no control over it.

Low-riding vehicles (sports cars, compacts, minivans, etc.), trailers, and motorcycles are not suitable for the private roadway.

AWD and 4WD is recommended as even summer rains can affect the road. You should view a video of the drive (after turning off main road) by searching the Internet for "#mountainair37862". Past guests have said the video was helpful.

Our driveway is gravel/dirt, is well-maintained, and mostly level. We have parking for 2-3 vehicles. Turning around involves a 3-point (or more) turn.

You're visiting the mountains. We cannot, and do not, guarantee road surface conditions, especially during Winter. Most public roads are well-maintained but can be winding, steep, and/or bumpy. It is not unusual to have roads blocked or damaged by downed trees, especially after rain/snow or high winds. Mountain weather can be very unpredictable, and it is your responsibility to come fully prepared.

You are responsible for your own transportation.

We do not refund due to weather, road conditions, or the location of the property on the mountain.

⏤ WI-FI, PHONE, & TV SERVICES ⏤

Cellular signals are usually weak at the cabin. We have a signal booster indoors, near the kitchen - results can vary.

We have DishTV and basic Internet w/Wi-Fi. Speeds aren’t guaranteed and may not be suitable for streaming TV/video at times. Weather can affect their operation and performance.

Once your stay is reserved here, we will send a confirmation message with a link to our secure website with instructions to finalize your booking with us within 24 hours, or your reservation may be canceled.

The Renter of record must:
・be 25+ yrs of age;
・provide a credit card for the security deposit;
・be present during entire stay;
・upload a valid government-issued ID;
・sign our rental agreement;  and,
・provide names & ages of the entire party.

When done, we will provide check-in information 2 days prior to your scheduled arrival in the ARRIVAL section of the digital guidebook.

Pricing is updated frequently based on occupancy, demand, and other factors. Rates are not locked in until the property is fully reserved.

We are unable to accommodate luggage drop-off, early arrivals, or late checkouts.

We require a credit card for the security deposit of $300.00. This is done by a "hold", 2 days before arrival.

⏤ CANCELLATIONS ⏤
Our cancellation policy is detailed here in the listing, please be sure to understand it. We can't be responsible for any cancellations outside of our policy - that is what Travel Insurance is for.

— ACCIDENTAL DAMAGE COVERAGE —
Accidents happen.
・We cover accidental damage up to $500 - no extra cost.
・This "no-hassle" coverage protects against damage like broken dishes, damaged furniture or fixtures, etc.
・Guests must report the damage *during* the stay to be eligible.
・Photos of damage is required.

The coverage does not include:
・bedding & linens,
・intentional damage
・missing items
・unreported damage
・shipping, rush fees, additional cleaning, or off-hours labor costs.
In the event these are necessary, they will be charged to the security deposit first, then the card on file.

Coverage does not include "wetting" the bed. Should this occur, it will result in forfeiture of the security deposit.

⏤ TRAVEL INSURANCE ⏤
We STRONGLY recommend Travel Insurance, especially if there is a chance of cancellation due to health, work, government policies, weather, or other reasons.

You can get coverage during booking, or from sources available on the Internet. Be sure to read the details so you are buying the coverage you desire.

We are not a party to the transaction nor the policy.
We cannot be your travel insurance and we will follow the cancellation policy.

— TOP RULES —
We have been hosts for many years and our rules are reasonable. We want to set expectations properly so all of our guests can enjoy the property.

There are rules that, if broken, may result in financial penalties and/or immediate termination of access to the property with no refund and forfeiture of the deposit. If we are forced to delay or cancel bookings due to rule violations, you may be held responsible for the loss of revenues. These are:

・Pets are prohibited. Remediation costs start at $725.
・Events/parties are not permitted.
・No smoking/vaping is allowed. Remediation fees start at $725 for treatment.
・Butts, smoking discards, bottle caps, and pop-tops on the ground are litter and may incur additional costs for cleanup.
・Do not exceed the number of people on the booking.
・Only listed guests may access the property.
・Drugs or illegal activities are not welcome and will be reported.
・No third-party bookings.
・No glass near hot tubs or pools.
・Quiet time is officially 10pm-8am and set by local authorities.
・GLITTER is not permitted. Violations will result in significant additional cleaning costs.
・DYE (hair, clothing, etc.) is not allowed. It damages linens, bedding, furniture, flooring, fixtures, and bathrooms.

We use noise monitors that measure noise levels without recording audio. If volumes exceeds certain levels, you will be notified about it. Should it continue at unacceptable levels, you will be asked to vacate. We respect the community and our neighbors. We cannot put our rental license at risk with the local authorities.

There are actively recording external video cameras, some with audio, covering exterior portions of the property. There are absolutely *NO* interior views, nor any views of pool/hot tub areas.

Remember, you are staying in our home. Please respect it.

Loved this cabin! It was secluded, clean, comfortable, and close to everything. Did not have any issues with getting to the cabin, but some might depending on the vehicle. Found the video of driving to the cabin to be very informative. Also, the guide for our trip that I downloaded was wonderful. The host are very quick to respond when I had questions. Looking forward to renting this cabin in the future!! Thank you Chuck and Vicki!

Secluded Retreat
We throughly enjoyed our stay at Mountain Aire! Shortly after arriving we were welcomed by a mama bear and 2 cubs on the front porch!! The cabin was clean, the bed was comfy and the 2 fireplaces kept us nice and toasty. We enjoyed using the fire pit and hot tub! Beautiful surroundings!!

The most adorable cabin
We go away every year for our wedding anniversary and this year we chose Gatlinburg. I wanted the cabin in the woods experience and this cabin was exactly that. It was very clean and cozy. I like that it was not grouped with a bunch of other cabins but also not too far to drive to the busier attractions. The owners responded to messages quickly. If we ever come back, we would definitely stay here again.

Great spot for Smoky Mtn trip, bumpy road!
Clean, secluded stay for a Great Smoky Mountain National Park trip! Fire pit and hot tub were great. A WARNING: the road getting to the cabin was nerve racking-it’s very narrow, partially unpaved, and full of big potholes. It was communicated to us that the road was under improvement, but I would strongly recommend a 4WD vehicle and arriving during the daylight. This was a great location for seeing GSMNP away from the hustle of Gatlinburg!

Fall girls weekend
The property was just like it was described. We enjoyed it very much. The road up to the property is a little unnerving and you MUST have AWD or 4WD . We had a rental Nissan Rogue and had to swap it out for an AWD vehicle the second day. The area is beautiful and has lots to see or visit, I would stay again.

My Anniversary Trip to Smoky's
The cabin was great. Everything needed was provided. The only issue I had was not with the cabin but the road to get to the cabin. It needs grading. Really bad on my car. The driveway to your cabin is fine, but the road going to it was my only issue.

Overall this was great, but beware of the drive up the mountain. We drove a civic and were unable to make it to the cabin. We ended up backing down the mountain and rented a jeep, not an expense we planned on. On the way back up, we saw someone else having the same issue.

Great place
My family and I had a great stay at Chuck and Vicki's place. It is a beautiful cabin completely secluded from everything except for wilderness. Very nicely decorated, comfortable, and well stocked. Chuck was also one of the best/most communicative hosts I've stayed with. Very willing to help. I would definitely recommend this place. Just make sure you have 4 wheel drive because the road in is an adventure!

Quiet, Beautiful, Perfect!
We were looking for a quiet place to stay in the Smoky Mountains away from the hustle and bustle of the touristy areas. This place checked all of our boxes! It was close to the national park as well as Gatlinburg and Pigeon Forge so we could enjoy all of the activities we wanted to do as a family and still have a quiet and beautiful place to come home to at the end of the day. It was clean and peaceful and had everything we needed for our stay. The hosts were very helpful and accommodating and easy to communicate with. Our kids (5, 7, and 9) really enjoyed the little path down to the small creek, the games that were provided, the bunk bed, and their own private bathroom. My husband and I loved spending time in the hot tub after the kids went to bed. It was clean and worked well and felt so good after a long day of hiking! The hosts provided a very helpful guidebook and lots of instructions which really help keep their place nice. The drive up to the cabin is really cool too. It made me a bit nervous the first couple of times, but after doing it several times it became pretty routine and easy. They provide a very helpful video to prepare guests ahead of time. It was a wonderful stay and I would not hesitate to stay at their cabin again if we ever return to the area. Thanks so much for giving us a home away from home during our vacation to the Smoky Mountains!

Stunning retreat
This is a gem of a property. It’s tucked away from prying eyes with year round greenery (even in Feb.). The hot tub works great and offered lovely views. It was a well cared and clean cabin. The only downside is the road there is a little rough, we got up it fine in my 2WD, but it would have been better with a 4WD. Overall though, we will definitely book again and eagerly anticipate it!

This is the spot to get away from the hustle and bustle . Quit and cozy. Off the beaten path .. Had a nice stay. The fireplaces are a nice touch. My daughter and wife loved it . Did a little exploring down in the creek , and got a little exercise hiking up and down the country roads.

Wonderful Rustic Stay!
If you’re looking for an outdoorsy rustic stay this is 100% up your alley! Lots of room we had 2 adults + 5 kids and still had extra room. Very clean stay, towels and linens were very nice. The beds were comfortable my kids loved the kid rooms and games that were there. My favorite part was the kitchen area it had everything we needed to make meals and not have to pay the tourist price at all the restaurants daily. 5/5 for this cabin and we will be back, it was a great stay and not to close to everything but not to far. Peaceful stay, hot tub was awesome, grill, fire pit we loved it. The only thing I will mention I 100% recommend 4 wheel drive vehicle, a larger SUV, we did have a difficult time getting up there the first time as it had recently rained. I drive a Mitsubishi outlander and it was not a fan of the hills of course that is out of the owners of the cabins area BUT I did want to mention it for future travelers just to be prepared in advance or drive up the hill and get some momentum going.

Relaxing getaway
Great location less than an hour from any of our plans. Comfy beds and relaxing hot tub. We saw 2 bears at the property we think they like when you use the grill. The cabin was clean and had enough room for 5 of us to spread out and relax. Make sure you download your welcome packet to your phone before you reach the cabin because you won’t have service till you get inside. Make sure you’re equipped for the steep gravel road leading up to the wonderful cabin.

Breathe in the Fresh Mountain Aire!
Smoky Mountains vacation complete: We wanted a place that was in the mountains but without a harrowing and steep drive. We wanted seclusion but to be close to amenities and attractions. And we wanted to see bears! We got all of this and more at Mountain Aire. The drive up can be a little intimidating for those not used to driving on mountain roads, but our compact, four-cylinder cars made the trip multiple times with no problems, even in the rain. The cabin is very cute. It was clean and comfortably slept four picky adults. The hot tub is fabulous. The best experience, though, was sitting on the swing off of the lower deck in the mornings with coffee, breathing the fresh air, enjoying the sounds and sights of wildlife including multiple bear sightings! Chuck was very responsive and helpful. We would love to return to Mountain Aire next summer and highly recommend this booking.
