Room rates were on par with other nearby hotels. The structure dates from the early 60s and has been maintained very well; I saw no signs of disrepair or neglect. It is a two-floor walk-up building. Rooms are comfortable, very clean and have amenities including ice bucket, wine flutes, refrigerator, Mr Coffee machine and good packaged coffee. I appreciated the small touch of quality sugar and Splenda brands instead of the generic pink pack of sweetener, Plastic and paper cups/glasses. Abundant lighting , a charger on a bedside table, another at the writing desk. The mattress was plush and comfortable for most anyone but a little soft for me. Furniture was in very good condition and I liked the nifty pull-out writing surface in the desk. I did not utilize the TV but there is also a DVD player in the credenza. A foldable luggage rack, ironing board and iron were also there.
Breakfast was served beginning at 7:30, and seemed an upgrade from many in this hotel category: mini quiches, melon, prepared oatmeal, pastries and bread to toast, yogurt portions with berries prepared in small coupes, juice, milks, half-and-half, dry cereals and of course coffee (and tea).
Staff were friendly and offered a wine opener to borrow for the room when asked.
Locaton is a 7-10 minute walk to the beach and pier; a bit farther to Stearn's Wharf and State Street activities.
For a moderately priced hotel this represented good value.
