It was brilliant. Too stay in absolute comfort in a cottage built in the 1840s on a working sheep property was a rare privilege.

One of Tasmania’s First Farms
Historic farm stay near Ross. The open fire and cosy lounge was just the thing on a rainy weekend.

Old world colonial charm
Loved the beautifully restored accommodation. We stayed here 10 yrs ago and it is still beautiful and remains our favourite stopover in Tasmania.

Enjoyable
First impressions was that the farm was beautiful however it was really hard to locate the reception and when we did it was empty. Had to wait about 10 minutes for someone to show up and let us in. The breakfast provided was great but there was mouse droppings in the cupboards and on the bed.

Colonial Cottage on a working farm
Somercotes has several colonial cottages available - we stayed in Bonner. We'd made a last minute booking after our previously confirmed accommodation was suddenly 'unavailable'. Our host was not fazed by us arriving on her doorstep before she'd received our request! We were made to feel very welcome.

Very impressed with the history of the place
Found the bathroom too small, with only a tiny hand-washing type basin - had to clean teeth over the kitchenette sink, which worked OK really. Overall very good!

convict build cottages on working farm and orchard
cottages had all you need. Very thoughtful inclusions. Fresh eggs and homemade bread. Bit hit and miss for someone to be there on arrival - just be patient. Totally quiet overnight. Good spot for midlands touring.

Lovely experience
We were a little disappointed that we had to wait around for 25 mins before our arrival was noted. . Walking around the lovely grounds while doing so was a bonus Milk and orange juice in jugs in the fridge was around 600mls each, but it wasnt explained that that was our total quota for 2 days.... needless to say cereal was a dry meal for second day. Fresh loaf of bread was lovely and kitchen facilities were adequate. Bed was very comfortable and linen fresh. Hot water was abundant.

Overpriced
Previous reviews don't always guide you correctly. This is a very basic property with a reasonably high price tag. The full breakfast requires a self cook. The shower has no shampoo and the basin in the bathroom was lucky to hold a cup full. The plus was the comfort of the bed

Historic homestead in Tasmanian Midlands
This was a wonderful opportunity to stay in a historic National Trust-classified homestead, with home and workers' cottages dating from 1823. "Somercotes" is a working farm, but residential areas are beautifully landscaped with boxed lavender hedges, trim lawns, etc. There is a children's play area with a tree house and tyre swing, and lots of interest, with a shed-ful of ancient carriages and John Deere tractors, etc., and a "pugmill" (for making bricks on site), which are endlessly fascinating. Breakfast is included, but there is a catch: in the fridge, eggs, bacon, homemade bread, farm-produced cherry and apricot jams, to be cooked by self, and washing-up would be appreciated! Although bathroom amenities are basic, modern glass and chrome would not sit comfortably in these old cottages. We would certainly stay again, hopefully for a couple of days, allowing more time for local exploration of the property and the nearby historic village of Ross.

Excellent historical property
The property oozes with history , being in the one family since begenings. The property is well north exploring and takes you back in time. Due to recent unfortunate event, gardens lacked caring but will come back over a short time, The owners are very caring and giving and special thanks to their long serving housekeeper who provided a great insight to the property. Well worth a stay and explore the surroundings
