House 1: The Pool House

This house is centered around outdoor entertainment and relaxation.

- Resort-Style Pool: Ample lounge seating, poolside dining areas, and full outdoor kitchen with grill and prep space.
- Basketball Court: Located in the front driveway.
- Open Living Area: Spacious indoor seating with Smart TV and large dining table.
- Fully Equipped Kitchen: Includes fridge, stove, oven, microwave, dishwasher, and stocked cabinets.
- In-Ground Hot Tub: Heating available for a fee (see house rules).
- Free-standing Hot Tub: Currently out of service and undergoing repairs.
- Laundry Area: Washer and dryer available for guest use.

House 2: The Pond House

Perfect for recreation and a more private group gathering, this house offers a full two-level setup:

- Free-standing Hot Tub: Fully operational and located just outside the Pond House.

Sleeping Capacity
- Accommodates up to 22 overnight guests.
- Events up to 100 people are permitted, but only 22 may stay on-site overnight.

Additional Notes
- The property has satellite WiFi, which is not ideal for high-speed work or video calls. TVs work well, though loading may be slightly delayed due to satellite lag.

- Event policies, pet rules, and other important guidelines are included in the house rules agreement.
- Free-standing hot tub at the Pool House is under repair. The Pond House hot tub is fully operational.

Guests will have access to the entire property except for some locked closets that are the owner's.

Texas has seasonal pests. We do not offer refunds for sightings of roaches, spiders, ants, flies, etc. Professional pest control is routinely scheduled—please notify us if needed.

Package Deliveries: Occasionally, packages may be delivered during your stay—we kindly request your assistance in bringing them inside.

Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.

Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.

Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

By booking this property, you acknowledge that Breezy Vacation Rentals serves as the “Service Provider” throughout this agreement. While we facilitate reservations, guest support, and coordination of services, the Property Owner retains full ownership and control of the home.

To maintain a high standard of hospitality, we have established house rules and policies to ensure the safety, security, and enjoyment of all guests while respecting our neighbors and the property.

Before your stay, please take a moment to review this agreement. Compliance with these policies is required, and violations may result in fines, eviction, or loss of deposit.

Reservation Requirements - Complete these steps immediately using our Enso Connect boarding pass:

Required Fees

1. Damage Waiver / Deposit
• For stays under 30 days, select a deposit option:
- Less than 19 guests

-- Option 2: $199 non-refundable damage waiver (covers up to $400 in accidental damage).
- 19 or More guests will fall under our Event Fees & Policies below

• For stays 30 days or longer: The deposit options listed above do not apply. Guests must inquire about the security deposit and lease agreement requirements before booking.

2. Pet Fees & Rules:
• MAIN HOUSE BY THE POOL: Pets ARE NOT allowed.
- Unauthorized pets incur a $200/night fee.
• GUEST HOUSE BY THE POND: Pets ARE allowed.
- Pre-approved pets only. $99/pet per stay. Unauthorized pets incur a $200/night fee.
- No cats (due to allergies).
- Keep pets off furniture and clean up after them.

3. Event Fees & Policies: Events ARE allowed at this property
• Events: 19+ Guests
- All events must be coordinated and approved.
- Events must end by 10pm per ordinance rules.
- Due to the property’s septic system, plans must be made based on party size.
- For ALL EVENTS over 30 people, at least one portable restroom must be secured at the guest’s expense (not included in the listing price) and the receipt showing proof of payment must be provided before checking in.
- Violations of policies (excessive trash, property damage, noise level violations, unapproved gatherings) will result in a $1,000 fine per reservation.
- An event security deposit PLUS an event fee is required for all events. Fees are as follows:
-- 19-30 Guests: $500 event fee plus $1,000 security deposit
-- 31-50 Guests: $1,500 event fee plus $1,500 security deposit
-- 51-70 Guests: $2,500 event fee plus $2,500 security deposit
-- 71-99 Guests: $4,000 event fee plus $4,000 security deposit

Extended Stays (30+ Days)

• Lease Agreement Requirement: A formal lease agreement may be required for stays of 30 days or longer. If required, the guest must sign the lease agreement within the timeframe specified by the Service Provider. Failure to do so may result in cancellation of the reservation at the Service Provider's discretion.
• Security Deposit Requirement: The Service Provider will confirm the required deposit amount with the Property Owner. If the Property Owner does not specify a different deposit amount, a refundable security deposit equal to 50% of the monthly rent per month of stay, capped at 1.5 times the monthly rent, will apply. If the stay extends beyond three months, the security deposit remains capped unless damages are reported by staff during property maintenance, cleaning, or inspections, in which case additional deposits may be required.
