Imagine living in your very own Burgundian winemaker's house in the heart of one of the best wine regions in the world. Imagine a spacious home, lovingly renovated by the owners in conjunction with a fantastic architect and highly experienced local artisans. Imagine the perfect balance between authenticity and modern luxury so that you have a true Burgundian experience in deep comfort.

Imagine an enormous terrace on which to sit and watch the world go by, a large, secluded garden for relaxing and sun bathing and your own small vineyard at the back to inspect and observe wine growing at close quarters.

This is 10pm.

Our home is close to the tourist action in Beaune etc but nestled in peace, quiet and luxury amidst the best white wine vineyards in the world - now with the added charm of being within a UNESCO World Heritage site.

Having said this, it is also within walking distance of two Michelin-starred restaurants, wine bars (one "the best Chardonnay wine bar. Ever." according to some very knowledgeable guests!), and excellent bistros where the local winemakers and growers eat, drink and are merry.

The house is very traditional, having belonged to a winemaker in the past, with oak flooring throughout, Burgundian stone and "enduit" and original features. But the plumbing, the kitchen amenities and the size and comfort of the beds are very up to date!

The whole property consists of the Main House and the Little House which were originally a family house and its granny annex, separated by a very thick Burgundian stone wall, so well insulated from each other (and the cold/heat).

You can take the Main House (three double bedrooms, each with en suite) in the knowledge that you will have EXCLUSIVE use of the house, the gardens and the patio/terrace areas. We will not let the Little House to anyone else if you are staying in the Main House.

If you are a larger party, there is also the potential to rent its equally spacious, completely self contained, 'Little House' (sleeps four additional guests in two double bedrooms with one shared bathroom). This has its own listing, #8127278, or just contact us to sort out your booking.

10pm was completely renovated to offer luxury accommodation, combining original features with modern facilities, including some very atypical plumbing (ie powerful 'Raindance' showers)! And we "refresh" 10pm every year to keep it looking good throughout.

We like to be comfortable, with lots of space, large beds, luxury bedding and mattresses, a kitchen made for entertaining and the rest of it. This is our holiday home, so it includes all of the features that we love.

Our architect is obsessed with getting the greatest amount of natural light into a home as she can possibly manage, and she has managed this particularly well! This adds to the feeling of light and space in both properties.

As an extra treat, we have connections with wine makers, and experts in the area who may be able to offer you, at a modest cost and as convenient for you, a completely bespoke experiences and consultations on your voyage of discovery...

They can help you to organise visits to special wineries, private wine tastings in the house accompanied by the finest local food, inside information on the best restaurants to suit all budgets, fun wine education sessions etc.

But this is your choice. You will be equally happy if you want to run under your own steam.

10pm comprises...

Three spacious double bedrooms, each with a King (Queen in the US) bed, with deeply comfortable mattresses and classic décor. Each bedroom is individually designed to reflect a season of the year in Burgundy and contains both antiques and original art.

Each bedroom has its own luxury en suite shower room with Hansgrohe "Raindance shower heads (a wand and a fixed head). It is like bathing in warm rain in our pre-softened water!

A separate family bathroom, overlooking the vines, with a cast iron roll top bath and stone and marble tiling.

A large open plan, bright (South facing) living room with a fully fitted American-style modern kitchen. We have designed this space with conviviality in mind so that you can cook and interact with friends at the same time or share a wine tasting at the central island. Extra little luxuries include the wine fridge, the Krups espresso coffee maker and also the filter coffee maker.

The dining table in the Main House can seat up to 10.

There is a very large private terrace just outside the front door with a large table and chairs, plus a bistro style table where you can relax and have an outdoor meal, a quiet aperitif in the evening or simply watch the village life go by or gaze over the Montrachet vineyards. And if the sun gets too hot, there are sunshades too.

The garden is large, verdant, peaceful and totally private. It provides both sun and shady spots as you wish. Two large bistro-style garden tables and 10 chairs, eight comfortable recliners, a large 'bistro' sun shade and outdoor lighting are there for guests' use.

To the rear of our house is our small vineyard - the 'vininch' as we like to call it. It boasts the only red grapes in the village (those of you who are into your wine will know the reason for that!!).

There are laundry and ironing facilities, a secure storage space for your wine, and secure off street parking.

We have WiFi broadband and sound system and a (very discrete) television! Get to know each other again instead of using all that kit... Or use your wireless devices to pick your own web based entertainment.

The central heating keeps it warm in winter and the very thick walls keep it cool in the summer and quiet all year round.

We also have a combined heating/cooling air conditioning system through which guests can control the temperature in each individual room.

The gold star of VRBO properties
Peter and Lucy were the consummate hosts with a stellar property. What other VRBO property has a 52- yes 52 page book on everything about the property as well as the best ways to experience the Montrachet region. Peter was even available to tell us what channel to use to watch the Monza F1 GP- that is service!! Their friend Pascal is an experience not to miss- you would do yourselves a real disservice to not engage him to drive you around for a day and experience every open door he can open. The property is the most well equipped VRBO we have ever stayed at and they left wine, some pain au chocolates, a fresh baguette and even a delicious birthday cake (it was my 71st birthday on our check in day). Everything about the renovation speaks to the fact that it is not a rental property but rather a beautifully built and well loved home that we travelers are fortunate to be able to share. I could go on and on, but you get the idea. I just wish every VRBO property were half as well done and represented. Thanks Peter, Lucy and Pascal!!

Great part of the world
Peter and Lucy’s home is designed for comfort and enjoyment. Everything you could possibly need is there. With vines outside and moments from the village centre in Puligny Montrachet you’re in the heart of Burgundy wine country. Good local food abounds, the countryside is lovely and the towns and villages charming. We had a great time and met nothing but friendliness and kindness.

Lovely, comfortable house and location
What a lovely place to spend a week (or more). Peter and Lucy provided all the information you could possibly need or want about the house, restaurants, and the area. They responded quickly to any questions both before and during our stay. They even called to make sure our check-in went smoothly. We were fortunate to arrive on Friday so that we could go to the market in Beaune on Saturday morning to buy food to cook several nights in the house's very well-equipped kitchen. Can't get to the Beaune market? Never mind. Plenty of local boucheries, boulangeries, etc from Santenay to Beaune, as well as Carrefour nearby. And some very nice restaurants in the area. Since we were last in the Cote-d'Or 6 years ago, there has been an explosion of recreational bicyclists traversing the many vineyard roads and marked bike paths as well as along the canals. Wonderful area for leisurely rides. We didn't use the TV or other electronics, except for the internet, which worked well. Very nice to have a washer and dryer and lots of clothes lines and clothespins in the laundry area. Bring your own personal shower and shampoo products. We would definitely return to 10pm.

Great Place for Friends and Family
Property was very well equipped, very clean. Bedding and towels of excellent quality in all rooms. Kitchen very well equipped. The view from our bedroom overlooking the vineyards is a real treat in the morning. The terrace in front of house has spectacular views. We ate breakfast everyday outside and the occasional dinner as well. The yard is also a delight for l'aperitif. I would suggest perhaps a couple of lounge chairs for the yard to allow for a "petite sieste". The location is perfect for visits to the Grands Crus and Beaune. In all we highly recommend this property. We are well traveled and use VRBO quite a lot. Thank you Peter and Lucy for a memorable time in Puligny Montrachet

This is a really fine property on the outer edge of the village. It’s really well appointed and offers good levels of comfort. We could not fault the level of equipment nor the cleanliness or tidiness. Outside there is a south facing terrace faces looking out over the many vineyards. At the time we were there we had magnificent views of the various lightning storms. The garden is well kept and private. It’s not overlooked. There’s plenty of shade and the ideal spot to enjoy fine weather out of the sun. There’s a parking space behind the gates for one car on the property and plenty of roadside parking available outside. Our communication with the owners was very good. Clearly, they care greatly for the satisfaction of those hiring their house. Without being obtrusive they did all they could to help to ensure we had a good time. Would we return? Yes, without doubt.

The Best stay yet! Exceeded our expectations!
The property is stunningly lovely. With a vineyard in its backyard, this stunningly renovated property is the most perfectly equipped home we have ever rented. From the perfectly equipped kitchen, to the beautifully decorated bathrooms, comfortable common area, and convenient location to the vineyards, we loved our vacation in Puligny-Montrachet. The welcoming basket with wine, bread, cheese eggs and milk was such a personal tough. Peter and Lucy spared no expense. In addition, they helped us with train questions and helped us connect to the friend, a fantastic guide, Pascal. We give due credit to the complete success of our activities to Pascal's efforts make the trip the best one we have taken in Europe. Hiring Pascal was by the far the best decision we made beyond the stunning accommodations. He had expert knowledge of wine as well as the expertise t help guide us as we traveled in the area. The best part, however, was his fantastic personality. We miss him already.

Borrowed a friends home. A friend with very good taste!
Borrowed a friend’s home. A friend with very good taste. In wines, in vines, in decor. This is not your average vacation rental.  It feels as if you’ve borrowed a friend’s home for a while - thoughtful decor, well equipped rooms, great beds and comfortable seating. A spacious place with plenty of privacy and lots of places to gather. The kitchen is a dream to use - spacious and very well equipped with everything you could need.  The wonderful terrace had Views of the vineyards across the street and long views to the vines (and sunsets) on Mont Rachet.  The garden has an Arbour and a few trees for shade throughout the day a great spot for meals. Almost all our meals were taken outdoors - there was always a shady spot available. And oh, there’s a vineyard in the backyard...... We rent a vacation home about twice per year and this is the nicest, most comfortable and well cared for place we’ve stayed.   If all that isn’t enough the owners are thoughtful, attentive, quick to respond and always helpful. The house is kept sparkling clean through weekly visits by Monia. And with sommeiller and wine guide Pascal as a neighbour you have a concierge service right by your side. All that in a peaceful village, surrounded by vineyards with some of the worlds great wines and friendly winemakers. It was a perfect antidote to rejuvenate after months of confinement. If we could give it six stars, or seven.... we would.

This place is a dream! Would stay again and again.
Let me start by saying that we've stayed all over the world and never have I walked into a place and felt it was even better than what was advertised than when I came to 10pm. The place was absolutely spotless and the pictures left me thinking maybe it was a B&B, because the living room seemed to big that I figured it had to be a shared space. Nope! All for us. Peter and Lucy are truly amazing people. Like the kind of good people that even though they don't know you, they go out of their way to make you feel welcome, safe and cared for. I could go on and on, but suffice it to say this couple went over the top to help us get settled and took AMAZING care of us during our stay. The property has literally everything you can think of in terms of cooking gadgets and makes you want to prepare a big meal for your family because it's so well-appointed. Let me also take a moment to mention Pascal Wagner, who Peter and Lucy may refer you to if you ask about culture and wine tours/tastings. Pascal is the real deal. I'm a level three wine certificate holder and I came looking for in-depth experiences in Burgundy. Not only did Pascal deliver, but he tailored our meetings to also include my family who have no background in wine. He's amazing and worth checking out. Pascal is another person in a world of people who focus on money, who goes above and beyond the call of duty to care for his customers and help them have an amazing experience. We will come back to stay at 10pm and this amazing place called Puligny Montrachet. I highly suggest you do the same. You will thank yourself.

Experience the atmosphere of this world-renowned wine region
Who wouldn’t want to stay in a a house like this! Having just returned from a fortnight’s holiday here, the property exceeded our expectations. The owners have done a fantastic job retaining the innate character of the building while providing superb accommodation and top-notch equipment. Each bedroom was spacious. The beds were supremely comfy with high quality bedding, and the en-suites were fitted out with a top quality shower and luxurious towels. The kitchen lacked nothing (there was even a teapot - uncommon in French properties) and the attention to detail in the information pack helped us to quickly master the top of the range appliances. It also gave useful details of what was available in the village, and where to go for a larger shop. If you like walking, there are several marked circular routes through the vineyards and up the limestone escarpment that overlooks the Route des Grands Crus. One such route begins from the village. Cycle routes are also available to make full use of the up to date cycles provided. An unexpected bonus for us was that our visit coincided with the beginning of the vendange. The villages were buzzing with all the pickers and machinery. We felt we had experienced just a little of Burgundian village life which made the holiday extra-special.

Fabulous House to Explore Burgundy and Its Wines
One of best properties our family has ever stayed. We were a group of 6—2 adult couples and 2 grown children. We rented both the house & apartment. 1. Location, location location!!! In Puligny Montrachet the number one Chardonnay city in the world. Great restaurants and small quaint wine village surrounded by most amazing vineyards. 2. Perfect condition of the property. Main house with 3 comfortable bedrooms and 3 first class en-suite bathrooms with fabulous showers. Each has individual AC units and radiator heating. 3. Kitchen made for cooking and eating and drinking. Wonderful Carefourmart in Chagny 5 minutes away for grocery. Chagny also has super fun Sunday market. 4. Connected Apartment was large for either a single person couple or family. 3 bedrooms, small kitchen and one bathroom 5. So close to fine dining. 3 great restaurants in walking distance in town and one 20 minute walk to another village. Where we ate great food--casual dress everywhere; a. Michelin 3 star Lameloise in Chagny--as expected amazing experience in a formal but casual environment. No suit coats required. Great value but not cheap. b. Le Montrachet in town 3 minute walk. Should regain its one star rating this year--everything was perfect c. L Estaminet in town 3 minute walk. Great beef fondue and wine for cheap price. Just good local place. d. Ed Em in Chassagne Montrachet. 4 minute drive and 20 minute walk. Excellent Michelin 1 star in quaint old house. e. Midupi in Nolay for Sunday lunch--so much fun. Just a couple running a small restaurant in great old town. Nolay is about 15 minutes away. 6. Pascal Wagner, our personal wine tour guide, sommelier and wine expert. This was the highlight of our trip. Pascal met us the first day to plan out a wine tour for the week. We ended up doing things under his guidance on 4 days. Private wine tour and great winery next door. Day in Beaune and visit to Patriarche and great restaurant. He joined us for dinner at Michelin 3 star on our last night and served as our wine expert for the night. Cannot say enough wonderful things about him. Our goal was to understand Burgundy wines better, an absolutely amazing experience. 7. The owners, Peter and Lucy. Cannot say enough about how easy to work with and helpful they were. Booking was easy. Security deposit came right back. They provided excellent advice on restaurants and things to do. They truly love delighting customers.

Heaven among the vines!
This was our second stay at 10 pm and we have only high praises. Peter and Lucy have thought of everything to make this a comfortable stay including a bottle of wine from their vineyard in the back yard. Located in center of the everything, it is so easy to go out and explore and come home to relax in the evening. The kitchen has everything you could ask for if you are inclined to cook at home, or if you'd just like to enjoy a glass of excellent Burgundy wine. Spacious bedrooms, all ensuite, comfortable living area to kick back with family and friends, and laundry make this the best of the best. Very comfortable house tastefully appointed.
Thoughtful owners who made everything easy and very pleasant. The property is close to Beaune and with lots of villages around that are fun to visit and go to markets. Many chateaux and abbeys. If you are interested in wines and wine making, this is the place to be.

Excellent House in a beautiful area
We rented both the house and annex for 1 week and thoroughly enjoyed our stay. Both the house and annex are updated and welcoming. The bedrooms and bathrooms are large, with lots of hot water and the beds are comfortable queen size beds. The kitchen is well stocked and well supplied. There is a large deck off the kitchen as well as a large garden where you can relax to taste your wine purchases of the day. The house is located in the beautiful small village of Puligny Montrachet. Easy walking or biking distances to other small villages along the Route Grand Cru. Peter and Lucy were great with lots of information on the local area and the operations of the house including there recommendation of Pascal. We made use of Pascal as our wine guide and with him came to understand the wine region and local wines. We would recommend this place and area to anyone. Our only disappointing feature was we were only there for a week. Thanks Peter and Lucy for the lovely visit.

The overall impression was it was a joy to have such an experience, also Pascal our guide was great
The owner’s couldn’t have done more to make our stay great. The house is beautifully cared for and very easy to call home. We were there a little more than a month and very sorry to leave. The area of Puligny Montrachet is the perfect village in Burgundy to enjoy the beauty of the vineyards and to taste many, many wonderful wines, Chardonnays and Pinot Noirs!! Beautiful "farmhouse"
After our visit to Paris, our stay at, what we call, "the farmhouse" was just what we needed. Puligny-Montrachet is quiet, quaint and perfect. The six of us, three couples, spent so much time on the deck drinking coffee and wine, reminiscing about our trip and planning the next one. The house had more than enough room. The bedrooms were comfortable and the house was very well equipped. On a few occasions, we enjoyed making breakfast and dinner in the beautiful kitchen. Most of the time, we visited the local restaurants. The owner, Peter Noble, was great. Always got back to us quickly. Peter readily accommodated us when we ran into issues with a rail strike. We have nothing but good things to say about our stay.

An unforgettable trip in an unforgettable house
Amazing experience! The best i had ever with renting holiday houses. Peter and Lucy are T-H-E most incredible host! From the moment we booked it, till the moment we left and even after! Best advises, best service! The house is absolutely amazing. 3 lovely bedrooms with 3 spoiling bathrooms. Large kitchen and living room. Perfect location to explore the beautiful region of Burgundy. To make a long story short - Do not hesitate! If you want to explore Burgundy - This is the place for you. Peter and Lucy - Thank you so much!
