Smoking Policy: Smoking is strictly prohibited indoors, outdoors (including balconies and patios), and fines of $500 apply if smoking is detected.
Tampering with or removing smoking detection devices incurs a $500 fee.
Pet Policy:
1. For the comfort and safety of all guests, pets are strictly prohibited on the property.
2. A $500 fine will apply if pets are brought in. Violations may also result in reservation cancellation without refund.
Lost and Found:
The property is not liable for lost items. A handling and shipping fee applies for retrieval. Unclaimed items are held for 72 hours and may be disposed of afterward. Fees vary based on the item’s value and hold duration.
Parcel Delivery Policy:
1. Do not use our address for shipping packages. We do not accept or deliver parcels for guests.
2. We are not responsible for any lost or misdirected packages.
Pool Rules:
1. A $50 refundable security deposit must be paid through the Resolution Center to obtain the pool key.
2. Guests must visit the office during business hours to collect the key after paying the deposit. A government-issued ID is required, along with contact information, and guests must sign a pool use agreement.
3. Glass containers are prohibited in the pool area.
4. Alcohol and smoking are strictly forbidden in the pool area.
5. Be considerate; no loud music, shouting, or disruptive behavior.
6. The pool may close for maintenance without notice.
7. Office hours are subject to change without notice.
8. Guests who violate pool rules will incur a $300 fine.
9. Failure to return the pool key will result in the forfeiture of the deposit and an additional fee for replacing the lost key.
AC (HVAC) Rules:
1. Keep the AC on "Auto" mode, not "ON."
2. Do not set the temperature below 74°F.
3. Follow the AC instructions in our guidebook sent during check in date.
4. If a technician visit is required due to guest error or failure to follow instructions, the service charge will be passed to the guest.
5. If the AC is set too low and malfunctions, repair costs will be charged to the responsible guest.
No Party Policy:
Strictly no parties allowed; security cameras outside the home and noise detectors are in place. The police will be called for any parties, resulting in eviction with no refunds.
Unauthorized Guests: $100 per guest fine.
Party Fine: $500.
Lost Access Key: $250.
Unauthorized Late Checkout Fine: $50 per hour.
We're permitted to host Airbnb guests, but contacting or going to the front desk aside from the pool key can lead to conflicts and incurs a $200 penalty per visit. Please contact us through Airbnb for any stay-related concerns.
By booking, you agree to adhere to these rules and accept the indicated fines upon violation that may result in cancellation without refund.

Guest Verification
To ensure a safe and secure stay for all guests, we require a verification process before check-in. Guests must provide one of the following government-issued photo IDs: Driver’s License, Passport, or another Government Photo ID. A clear front and back photo of the ID, along with a selfie, must be submitted for verification. Failure to complete this process may result in the cancellation of your reservation.
Please note that an additional charge of $37.45 for damage protection is required as part of our guest verification process.
Additionally, we strictly adhere to the cancellation policy stated on the booking platform. Any cancellation requests, including refunds, will be handled according to this policy.
Strict Cancellation Policy
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
50% refund for cancellations made at least 7 days before check-in.
No refunds for cancellations within or made 7 days of check-in.
Guests are responsible for cleaning up after their pets. Failure to do so will result a $200 fine.
Parking Policy:
- Parking Passes: Residents will receive parking passes; guest passes will be available for visitors.
- Vehicle Limit: One vehicle per adult lease holder. Vehicles must be operational and have current registration and inspection, Boats or trailers are not allowed at any time.
- Registration and Orientation: Vehicles must have up-to-date registration and cannot be parked backed-in. Violations may result in towing.
