Photos related to this hotel on trip advisor and hotels.com show lovely rooms and good views. In reality it was very different . Very tired rooms in poor condition and our rooms view was a concrete wall. Very disappointed

Loction great, hotel average.
We booked to stay here for various reasons: the location, it’s dog friendly, and the strength of the reviews. The location is superb, the views across Perranporth beach are stunning, there is no denying it, and it is lovely being so close to the beach rather than a walk away. This is the main selling point of the hotel. The rooms (or our room, certainly) are small, the sort of ones where there’s about a foot of room around the double bed and then a bathroom. Normally we can manage with that, but when it’s also dog friendly and you have a dog in the room, that’s quite tricky. The rooms themselves are just a bit tired, the floor boards are very creaky, meaning we heard people moving around above us. The room came with breakfast which was nice, but the bar was still being cleaned around us as we ate, and the breakfast we ordered (pancakes with fruit) very much seemed shop bought and microwaved rather than cooked, which was a shame. In summary - location is unrivalled, but the hotel/rooms themselves are average.

great pub in wonderful location
The seiners arms is a great location for a beach break, right on the beach. The staff were all great, could not have been more helpful or pleasant. Our room was comfortable, bed was fine. The only negatives to report were mainly down to the covid interpretations. Little things like no soap in the room, a soap dispenser that can be wiped when the room is made up is all it would take. and most of the meals are served in a cardboard box, which detracted from a nice evening meal. We totally understand lunchtime, served outside in the public spaces, but residents in the restaurant for the evening meal, we were surprised to get boxes.Thankfully breakfast is served using "normal" plates etc so that was a relief. With regard to the room, room 34 is at the end, very close to the road, and so you get entertained by the punters as they sing their way up the hill after the pubs close. All in all though, we had a wonderful stay and are likely to go back, would recommend anyone try this place

Postive: location is right on the beach. Negatives: The parking is stated as included but that isnt the case its actually a first come first serve basis in a very cramped car park. The room, dated and uncomfortable, the sink was right behind the bathroom door so everytime you open the door it hits the sink The staff, well the bar staff were lovelt but ahead of arriving at the hotel i got 3 different phone calls asking to complete a pre check-in via email, non of which arrived in my inbox, whilst i understand the reason for the adjustmemt in the process maybe dont chase me whilst im on my holidays, creating a poor customer service experience before i even arrive on the hotel. I summary i ended up paying £16 for parking as i had to park in a public car park, and it was the most uncomfortable sleep but the view was lovely

Short summer break
Great friendly and helpful staff. Food good and breakfast kept you going all day. Only negative is that car park, whilst free does get busy. Not a major issue and understand needs to be used by diners as well as those staying. Overall though very good and would visit again.
