⭐️ Newly renovated house (2023) with two separate units on Rivière de la Petite-Nation river. The river is known to be a good location to fish. WITH 6 person HOT TUB & SAUNA. The home is located on a dead-end street and has 3 bedrooms, 2 full bathrooms, washer & dryer on site. Unlimited 400 mbps Helix internet with a Smart TV in practically every room. Very well located 5 minutes from Papineauville or St-André Avellin, where you'll find everything you need! 7 mins from Omega Park (CITQ #311495)
The space
‼️ IN SUMMARY: 2 detached units, each having their own living room and full bathroom. Upstairs you’ll find a dining table as well as a fully stocked kitchen, a washer & dryer, 2 bedrooms (1 king & 1 double). There is 1 bedroom downtown (3 bedrooms total, 3 beds, 2 full washrooms). Outside, you’ll find a hot tub, a sauna & an outdoor wood fire pit area.

FULL DESCRIPTION
👉 The home has two separate units but you’ll have complete access to both of them during your stay (the home is rented as a whole).

The UPSTAIRS unit has a large balcony, with a patio and outdoor furniture set. You’ll also find a brand new BBQ for you to cook delicious meals! The bottom unit is right beside the outdoor hot tub.

🧑‍🍳The kitchen, located in the top floor unit, is fully stocked, with all new appliances (fridge, electric stove/oven, dishwasher), Keurig coffee machine, Air fryer & much more ! We also supply basic kitchen items such as coffee, tea, sugar, spices, olive & balsamic oil.

To the left of the kitchen, you’ll find a 6 person dining area with the main living room area. This living room is equipped with a 75 inch Smart TV and a large enough couch for the whole family to enjoy!

There are two bedrooms on this level. Both bedrooms are similarly equipped, both having a bed, two side tables, a 55 inch Smart TV & a closet. Both have remote controlled fans to help you sleep at night without the need of getting up to turn them on or off. The main bedroom has a king size bed while the second bedroom has a double size bed.

🛁 Between both bedrooms, you’ll find the bathroom with the laundry area. This bathroom is equipped with brand new washer & dryers, with a shower / bath and heated flooring.

The DOWNSTAIRS unit has its own separate entrance. It conveniently has a queen size bed as well as two side tables and a clothes rack to hang your clothes. (Please note that both closets in the basement units are UNUSABLE as they are there to store different machines (hot water tank, water pressurizer, water softening system, etc). This unit is also equipped with a small 2-3 person couch, 2 smart TV’s (one on the bedroom and another in the living room) with a Keurig coffee machine, water kettle and a mini fridge. 🛁 The attached full bathroom has a beautifully designed walk-in shower. (Keep in mind the bathroom floor to ceiling height is about 6.5 ft, which could be small for some.)

➡️ Outside, you’ll find a 6 person hot tub equipped with the barrel sauna, where you can add steam to the rocks, to make for a true spa experience. Both of these amenities are overlooking the river de la Petite-Nation. There is also an outdoor fireplace, with a few seats around for you to sit around a fire and roast marshmallows (if you want 😉) Please note that we do provide wood, kindling & fire starters during your stay.

🛜 The house is equipped with fast 400+ mbps wifi and a dedicated work space in the basement suite.

💦 WATER: The water is provided by an artesian well, filtered by a water softening and filtration system (with UV Ray technology), and is tested regularly.

🚗 POTENTIAL FOR NOISE: Please be aware that the home is located off route 321, so you will hear cars / trucks driving past during the high peak of the day.

🚙🚗 PARKING: There are ideally 2 parking spots on the property, but you can most likely fit a 3rd car.

🪵 BONFIRE: Wood & a fire burning kit is included in your stay. You’ll find 4 plastic Adirondack style chairs around the fire pit, as well as two additional seating arrangements. Please respect the environment and all governing laws and be cautious while using it.

📸 SECURITY CAMERAS: 3 outdoor security cameras are located on the property. You can rest assured that they all face the parking lot and the river and only meant to provide protection to the property. Please note that no private areas are in the view of the camera (including the hot tub and sauna).
Guest access
You’ll have access to the entire home (except for the locked closet area, in the basement unit, which is for the cleaning lady).

You’ll have access to both units (always rented together), the yard, the sauna + spa & the riverfront. (Please keep in mind to stay on the yard and DO NOT travel on the lot behind the house).
Other things to note
The forest lot behind the property does not belong to us, so please do not travel off the lot surrounding the house (the lot limitations are marked with red tape on the trees).

Please note the property is close to Road 321, which means it can get noisy during the day (as in you can hear cars pass at approx 90 km/h).

There are 3 security cameras on the property. They all face the parking lot. You can be assured that no cameras point towards any private areas (including the hot tub and sauna).
