Great base camp to ski both Purgatory and Wolf Creek.
The only suggestion is it really isn’t a 7 bedroom. Also, instructions to connect tv and speakers would be nice. Overall, wonderful property! See ya next time!

Perfect for larger groups
Very easy access to the main road. The views were tranquil and we woke up a couple of mornings to Hot Air balloons just outside the front door. They were a beautiful site! Deer just out the back windows. The home is very roomy and the hot tub was perfect for soothing sore muscles after a day of skiing. This is a home I would book again.

We had a kid free - sibling weekend (and parents) to celebrate my sister’s 40th birthday. This place was the perfect setting and had plenty of space for our group of 12 adults. I would highly recommend this place to anyone with a group going to Pagosa Springs.

Large home but needs some attention
We were thrilled to be able to stay in one home together as we had a large group of 19 including children. The host allowed us to stay over the minimum number of people and we really appreciate that. The property was very spacious and we had plenty of room to spread out. The kids enjoyed the pool table, hot tub and some of the available games they had. Check-in had a hiccup but the host resolved it quickly. There was no A/C which is common in Pagosa but with doors and windows open it cooled down. All that being said, we did have a few issues. The bedding on several beds was dirty from the prior guests. There were blood stains on the extra pillows in the closets so we had to go buy pillows from Walmart as we didn’t have enough. There were dishes and utensils that were dirty in the drawers and cabinets from prior use, ie food still stuck to bowls, peanut butter on knife etc. We washed and moved on, not a huge deal. The ceiling fan light in the bedroom off the kitchen would not turn off. The only way to have the light off was to turn the whole thing off which left us with no ceiling fan circulation on a warm evening. The host came the next day to try and fix but was unable to fix it. One of the guest bed frames was broken in the middle so the bed sunk in. The sofa by the bunk beds was also broken so we didn’t want to sit on it and potentially make it worse or have anyone fall off. Lots of cob webs everywhere. House could use some updating and deep cleaning.

Best Family Vacation site.
We had so much fun. Me(grandma), 3 of my adult kids, 7 grandkids. Everyone had a bed, everyone had so much space and the entertainment room and the hot tub were a hit with all. Lots of dining areas for "kids table" and adult table. Put puzzles together, grilled, hot tub, hide n seek, watched the cute chipmunks, and went to the hot springs. So many memories made. This is the BEST!!!

50th & 59th Birthday Celebration with friends
This property was perfect for our large group! We had five couples, so each was able to have their own room with a door, and two singles who had their pick of the bunk room (which does not have it's own door), or the small room adjacent to the downstairs bathroom, with a twin sized bed. The one friend who "lost out" on a room with a door ended up sleeping on the couch in the game room for two out of three nights, which was fine for him. We had a small glitch with the new keypad code not having been updated, so I called and was put in touch with the property manager who had us in within 10-15 minutes. There were a couple of other minor things, but I've mentioned those to the property manager, and they did not adversely impact our stay. All expectations were laid out clearly as to check out, and not unreasonable. We had plenty of privacy, and enjoyed our stay immensely. 10/10 would return!

Great Home for the Holidays
We stayed here to celebrate a late Christmas and the New Year. A large family with age ranging from 1year old to adults. This home was beautiful and had everything we needed with plenty of space! Area for kids to hang out separately from adults, the hot tub was a great addition with great views. There was a Christmas tree in the garage we were able to put up to help us celebrate. The location was great close to town and to grocery stores. Highly recommended!

House was nice. Owners responsive to any issues. Just remember there is little or no air-conditioning in the mountains. If the weather is hot the house will be very warm. We had a good time.

The size of the house accommodated our multigenerational perfectly with enough space for four families, 16 people. It is a beautiful, peaceful setting and the kids enjoyed the hot tub! It could use a few more basics like toilet paper, paper towels, kitchen trash bags all of which we made a Walmart run for. More bath towels are needed too, there weren't enough for everyone to have their own. The TV's do not work which was disappointing since the Lakers play offs were on. I had read this in prior reviews and assumed they would have had it fixed. We contacted the owner who was aware of this and offered to bring a smaller tv and get it set up but we declined. The downstairs carpet could use a good cleaning or ripping out.

Perfect for ski vacation
Our family had the best time at this beautiful home, and we would highly recommend to anyone. There was plenty to do, the kitchen had everything we needed, and the beds were comfy. Sitting in the hot tub watching the snow after a long day of skiing was the best!

Perfect Place for our large group
We had a large group of adults and have stayed in many places in Pagosa. We have been doing this trip for over 20 years and it seems to get harder to find the right place for us. This house was perfect with plenty of bedrooms for couples, and would even be great if you had kids as there is a fun bunk room. It doesn’t have a door, nor curtains on the window/glass door but it’s a nice touch just the same. We really enjoyed the hot tub and cooked most of our meals in the kitchen. Megan is a great host and we look forward to working with her again!

Pagosa Springs visit
The property was clean and large enough for all of us. We had a problem with a broken kitchen faucet, but the property manager had that taken care of quickly. There are a few minor complaints - 1. there was mold in the downstairs shower. 2. the "bedroom" with the bunk beds was not a bedroom but a large room with no door and the sliding glass door in that room had no curtains, so it was difficult for getting young children to sleep.
