This turn of the century Victorian is as much "an experience" as shelter, delighting guests of all ages. From the expansive wrap-around porch to the newly renovated three stories, Kinsale offers the true Maine Cottage experience, perfect for multi-generational families or groups. Standing tall on the eastern edge of Orr's Island, guests will enjoy stunning elevated, open ocean views of Casco Bay. Rock the day away on the wrap-around porch, offering covered and open spaces to enjoy the outdoors no matter the forecast. Delight in swimming from the property (for experienced swimmers) or walking down to Lowell's Cove, a family friendly sandy/pebbly beach. Fish to your heart`s content from the shoreline and the rocks. Watch the kids discover tide pools and shells. Stargaze from the open deck and watch the moon rise over the sea from one of the many oceanfront rooms. Scan the panoramic waterfront for lobster boats and marine life. At night, retire to multiple old-fashioned and comfortable bedrooms, including one on the first floor. Then . . . wake again the next morning to the sunrise over the water and do it all again! Kinsale by the Sea is the perfect site for a family gatherings. Once you have enjoyed living the life of yesteryear on the ocean, you find it hard-pressed to leave--but you remember your fun experiences for a very long time; the sea, the shore, and the old Maine cottage with its lovely  wooden interiors, the relaxing and expansive covered porch and the singular experience that is Kinsale by the Sea.

Pets are welcome at Kinsale by the Sea (a non-refundable pet fee applies).

Note for past guests- The once exposed studs are now covered in beautiful pine, the kitchen features new pine flooring, cabinets, and countertops, the bathrooms have been updated, exterior siding has been replaced, and new vinyl windows have been installed throughout.

Great location, not so great house
Started with the place not ready when we arrived. Then discovered the refrigerator had soy sauce spilled in places that were impossible to clean. Main floor bathroom smelled worse than any porta potty or pit toilet I have ever been in. I cleaned it repeatedly but to no avail. The house is very old and has walls and ceilings covered in new cedar but the floors and doors are original, with many doors having just a hook to hold them closed. One door had multiple screw tips protruding so we put corks on them to prevent injuries to the kids. Trip hazards where floors transitioned room to room with a 1 inch difference. Cooking was a challenge as the cookware was not good. Old, and distorted with nonstick surfaces peeling and the type of stove that needs very flat bottom pans to heat. We knew it was “pet friendly” so be prepared for dog smell in the furniture. It would not take much to upgrade a few things to make the property a lot more user friendly. Beware of the linen fee. I have never rented anywhere that charges a fee to provide bed linens. Maybe it’s a Maine thing?

You can’t beat the view!
The big porch is partly covered and uncovered, but no matter where you sat, you had a fantastic view! We saw eagles, lobster boats, and gorgeous sunrise/sets. You could hear the ocean from your bedroom window. We were 8 adults and 2 kids, and we had plenty of space: we fit in the main living room to watch movies at night but had plenty of alone space too (there is another tv room if you need it). Bedroom arrangements: the main floor had a bedroom (queen), and a walk in shower plus toilet/sink. The house is older/quirky so the shower and toilet were next to each other but separate rooms. Second floor had: 4 bedrooms and a full bath (tub) plus a half bath. Third floor had 3 bedrooms. Plenty of box and ceiling fans since there is no AC; we didn’t miss the AC. The house was about 20 minutes south of larger grocery stores/restaurants, but a couple of smaller options exist on Orr’s Island for a quick trip out (check their hours before you go). Kitchen was fully stocked. WiFi was strong. Beds were very comfy. To be expected, cell coverage was spotty at best and nonexistent at worst. Water pressure was ok. As an older, quirky, rustic house, the water pressure and temp would drop if more than one water source was being used, but that is the life of an old house so embrace it! Highly recommend you arrive in daylight; it’s rural and you can’t see the house from the road, plus Waze struggled to take us directly to the house.

Location is gorgeous, house needs alot of love
We loved the view! The house needs ALOT OF WORK 1. Boards in the deck are loose 2. Theres almost no curtains/blinds 3. The sink is loose on the 2nd floor 4. The electrical work is very shoddy and dangerous. Theres wiring here there and everywhere 5. The floors are old and dry, i got a massive splinter 6. The thresholds and door frames are extremely dangerous, one adult stubbed their toe badly, 1 young child smacked their head extremely hard on the corner because of the thresholds Overall the communication was very slow in their own texting thread, also the pictures make the place look alot nicer than it is.. For 3k for 3 nights we expected alot better

We absolutely loved this house!! The view was incredible so we spent a lot of time on the porch and exploring the water. The house was spacious and felt like a classic coastal Maine getaway. We would absolutely love to return next summer!

Ladies Weekend
Our group was 7 women in our 50s and 60s on our annual Ladies’ Weekend. The view from this house was phenomenal. Was very nice for all of us to have our own room. We had an issue with the hot water heater while we were there, and property managers were quick to respond and handled it well. Would definitely rent this house again.
