this is definitely a budget hotel. bed was not comfortable--my husband killed about 5 spiders in the bathroom. towels were scratchy I just needed an inexpensive hotel for my daughter's wedding. would not stay here again.

Staff was helpful on arrival. Front window louvers broken in room so we closed drapes. Overhead light comes on and off intermittently, and the toilet seat is loose enough to make useage an adventure. Only one nightstand has power making charging for 2 people difficult.

We stayed here to attend Newport Jazz Festival. It is such a lovely area and the property is lovely as well! Our room had been renovated and was spacious and lovely. The beds were so comfortable! We will stay again!

My stay was comfortable. The only issue is that the bathroom had hair - in the shower, on the floor and near the sink :( everything else looked clean, but not nice to walk in and find gross hair everywhere
