The home is conveniently located just 3 miles from Sunday River ski/golf and mountain biking and minutes away from Grafton Notch, Frenchman's Hole, and Bethel Village. In the summer, you can enjoy the pond and surrounding natural beauty; in the fall, you'll experience abundant foliage. In the winter, it's an ideal location for skiing.

This home offers a dedicated workspace, making it ideal for remote work or studying. The main living area is filled with natural light and features floor-to-ceiling windows with stunning mountain and private pond views.

Outdoors, enjoy the 3-acre private outdoor space, relax in the hot tub or brand-new sauna, or gather by the fire pit overlooking the pond. The surrounding area is perfect for outdoor activities such as ice skating, hiking, and leisurely walks.

Enter through a tiled, heated mudroom/entranceway with ample storage for skis, boots, coats, and all your gear. The custom-made bench provides easy seating for removing your shoes, and racks for your skis or hiking gear line the walls.

The main level features two full bedrooms, one with a queen and one with an XL twin over a queen. These two rooms have a shared bathroom. This floor also contains the kitchen with a large custom-made island and dining table to accommodate seven plus a breakfast nook seating four additional diners. The kitchen is designed with cooks in mind, with new appliances and all the supplies needed for a family or intimate dinner. This level also contains a living room with a gas fireplace and floor-to-ceiling windows to take in the views.

The main level has sliding doors that access the wrap-around porch and gas grill equipped with an outdoor dining and cocktail table for early morning coffee and Apres Ski drinks.

The top floor offers a spacious primary bedroom with a king bed, en-suite bathroom, and a smart TV. The balcony features a loft area with a designated desk for work or study, as well as a twin-sized bed. All bedrooms have new mattresses, pillows, and linens for a restful night's sleep.
The lower level includes a living room area with a large wrap-around couch, a wine fridge, a bar cart, and a large-screen Smart TV, as well as a bunk room, full bathroom, bathtub, and laundry facilities. This level also walks out to the hot tub, sauna, and fire pit.

The house comfortably sleeps 13 guests, with portable A/C units provided in each bedroom for comfort. Outdoors, there's a new sauna, hot tub, grill, fire pit, and security cameras for added safety. The home is equipped with a whole-house generator to ensure an uninterrupted getaway regardless of the weather.

Families will find arcade games, toys, board games, and corn hole in a separate space, and a covered bridge is located just 1 mile away for walks and photos.
