I am only writing this after trying to give the property owner and Expedia a chance to fix things with a refund. The room is functional, though the washroom is poorly designed in terms of humidity, pressure, and drainage. Unfortunately, the wifi does not reach the bedroom. More importantly the air conditioning did not work in our room! I messaged the owner about this repeatedly, and after giving me suggestions that did not work (like asking me the empty the A/Cs water collection, they completely stopped replying until after my checkout when they "apologized". It was 40° outside, and I told them I had a young child who was not doing well in the heat and I just needed someone get the A/C to work...they stopped responding. I had to leave at 3am to find an airconditioned place for my daughter. The worst part is that they left me hanging, with no response. I'm not tech savvy, but I'll find a way to upload the screen shots from our conversation so you can see who you're dealing with before you book this place.

we loved our stay here, but we aren’t very needy/picky. AC was great, beds and bathroom were clean, self check-in let us get in after our late arrival — the only downside was that the wifi did not reach our room (#3), but it worked fine in the common areas.

Great stay
We had a great stay here, very comfortable room, easy self check-in as we arrived late at night. The room was very clean and the beds were comfortable. Only drawback was a few things were broken, such as a shower door was missing. However, it was fantastic value for money and in a great location, so still highly recommended.

It was a great room in a good location. Very affordable. There was an elevator too! Very comfortable! Only issue was the wifi did not work in the room(specifically room 3) and the room did not have good signal either. Also missing the toilet seat. Breakfast place was closed every time we went.

The room was in bad shape. The walls had holes and stains all over. This room def had some miles on it. The sofa had crumbs on it and they neglected to clean it. I don’t think they laundry the blankets as it had new stains on them. Seems like they just fold them up after each guest. The hot water was turned off at night in the entire building. The on demand hot water system was powered off and they walked me through turning it on. However, in the morning, the hot water system malfunctioned so no one in the building could shower.

This property was terrible. We had high hopes with the reviews but we got everything the negative reviews had mentioned. The room was dirty, water all over the bathroom floor, the hot water didn’t work, and the lights did not switch off in the room. So we had to sleep with the lights on all night. The reception said she would look into a refund and as soon as we left they said no refund. I would not recommend this place at all.

We had a great stay at B&B Grand Archivio! The staff “Lucio” was so friendly and helpful for our stay. He pointed out all the good parts of his city for us to explore. The place was very clean and adjacent to a great pizza place next door. Super close to good shopping walking areas. I would highly recommend this place to stay while visiting Naples.

Lucio runs a really lovely place.... Spotlessly clean, comfortable, modern, very well located in the centre of the historical area and within walking distance of the main station, lovely breakfast, quiet and safe. I had the best nights sleep for ages! But what really stands this place out is what you really hope for in a B&B (over a hotel) and that is a very hospitable owner. Lucio clearly prides himself in running a friendly establishment. Nothing is too much trouble. And he takes the time to offer great local recommendations for sightseeing, restaurants and nightlife, and to engage with his guests. I can't recommend this B&B highly enough... it's your home away from home in Napoli!

We had a fantastic stay with Lucio. His quirky, fun BnB in a nice old building is close to everything, comfortable and spotlessly clean. He is extremely helpful, charming and laid back. He gave us recommendations and ordered a taxi for us to the airport, provided maps and routes to walk. He got the mixture of being available to guests but giving you privacy as well, just right. We used the breakfast room to eat a takeaway dinner one evening and it was no problem. As the room was to the back of the house and the rooms were in different wings of the building, we had quiet nights. The foam beds were a bit hard for us and my very tall partner had to navigate the tiny shower and toilet a bit carefully, but we were very happy overall! So glad we stayed here and we would love to come back. Cheers

We are so glad we met Lucio! He is an excellent host, and we enjoyed our stay very much. Lucio met us at check in and explain the room, the breakfast, and then provided a map and spent 15 minutes making suggestions of what to see and where to go in Naples. Lucio made wonderful breakfasts and excellent cappuccinos, and was always friendly and made us feel welcome. He was also willing to hold our bags after check out and meet us at the B&B late at night to collect our bags. We really loved the location of this B&B: It is just a block away from Via San Gregorio Armeno (the “Christmas Alley”) and just a few blocks away from the Duomo di Napoli and some of Napoli’s most famous pizzerias (Di Matteo, Antica Da Michele, etc.). It’s about a 15-minute walk from the Napoli Centrale train station for the Circumvesuviana, or a 15-minute walk the other direction to the ferry terminal. Our thanks to Lucio for a wonderful stay and excellent hospitality.
