The Rivah House is a beautiful 2-level, 2,100 sq. ft., beach-inspired waterfront home. Conveniently located near Washington, D.C., Charlottesville, and Richmond, it’s perfect for a weekend escape or an extended stay.

Enjoy local wineries, breweries, and restaurants, explore hiking & biking trails, charter a fishing adventure, go antiquing, fossil & shark tooth hunting, visit historical sites, or simply relax on the wraparound decks while taking in the most breathtaking waterfront views in the Northern Neck!


This well-maintained home features a fully stocked kitchen with a convection oven, four-burner stove, microwave, wine & beer cooler, Keurig, and regular coffee/tea pot, so don’t forget your favorite brew!

The living room offers stunning water views, an electric fireplace, a large flat-screen TV, a recliner, and a comfortable couch with plenty of seating. The dining area also boasts beautiful water views.

The lower-level family room is a great space for kids and guests, with a large sitting area, TV, and a high top table. Great for playing games, puzzles , enjoying a meal or an early morning cup of coffee

The home features three spacious bedrooms, furnished with two queen beds and four single beds, and three full bathrooms, so no one has to wait! The primary suite includes its own private bath.

The outdoor space consists of two large wraparound decks with multiple seating areas overlooking the river. Enjoy a book, a cocktail, or quality time with family and friends while grilling on the six-burner gas grill.

While the views are truly spectacular, please note that there is no direct water access from the property. There is a dock on-site, but due to insurance restrictions, it is off-limits to guests.

The Rivah House is less than a five-minute walk to Shark Tooth Beach and a five-minute drive to Lake Independence Beach, ideal for kayaking, fishing, and sunbathing.

Three good friends searched for a comfortable good sized home that overlooked a beautiful body of water ~ Rivah house granted all of our wishes. The home was immaculate, with wall to wall windows, and great deck to simply take in the view of the Potomac River

Another fantastic stay!
We absolutely love coming to the Rivah House—it’s a perfect home for a family trip! We love relaxing at the house and enjoying the perfect view of the Potomac from the second floor deck, and Shark Tooth Beach is a 5 minute walk down the street. Dale is a fantastic host who communicates well and makes check in/check out super easy. We always look forward to our trips here and can’t wait to come back!

Fantastic Stay
Our family had another fantastic stay at this wonderful house with an amazing view! It’s our favorite place to stay—it has the best water view with amazing sunsets and all kinds of birds, and it’s right down the street (5 minute walk) from Shark Tooth Beach, which is a wonderful location where our son can search for fossils and enjoy the water. The host/owner was very communicative and super helpful, and the house was clean with a perfect layout, and had everything we needed. We can’t wait to come back for another stay as soon as we can!

5 star stay!
We totally enjoyed our stay in Dales rivah house. The view was incredibly amazing! I felt like we in a boat on the water. Dales house was clean and he is detailed oriented. He thought of everything from a well stocked kitchen to games for the kids as well as clean bath towels, sheets, etc. My grandson enjoyed beating us in foosball..😉. We enjoyed exploring and hiking the parks. Dale was really great at responding to my questions. We truly had the best Thanksgiving with our family. There is no doubt we would stay there again!

A great weekend
We thoroughly enjoyed our stay and Dale was great at communicating about the property. The views are incredible and there is a nice beach within 5 minutes walk where my son and I enjoyed looking for shark teeth and other fossils. We would definitely return and recommend to others looking for a quiet escape by the water.

Loved Staying at Rivah House!
If you are planning a visit to the Northern Neck of Virginia, do yourself a favor and book Rivah House for your stay. It's a great place, and just a short drive to a lot of places to see and things to do. The views of the Potomac from the upper and lower levels were amazing. One evening we were even able to see the Milky Way when sitting out on the upper deck. The house was spotlessly clean, and well furnished/decorated with a beachy feel. The host was great; very responsive and focused on making sure you have everything you need to enjoy your stay.

Wonderful Getway!
My husband, son, and I just spent a long weekend at Dale's wonderful home. The pictures do not do the view justice! The house was clean and had everything we needed. The binder the owners left with information and recommendations was a wonderful touch. The bottom porch has a rain guard installed which allowed us to remain dry but watch the first thunderstorm of the deason roll through. Rocking on the bench swing, having coffee and watching the sun come up was pure relaxation! Literally the only thing that would make staying here better would be the ability to fish off the dock (off-limits for insurance reasons, which is absolutely understandable). As some other reviews mentioned, everything is at least a 15-20 minute drive; but being away from it all can be a good thing! The community beach, aptly named Shark Tooth Beach, is a quick walk down the road. Maybe the big storm the day we arrived stirred up the sand a bunch, but we found more than 50 sharks teeth in our few days there! I've never seen anything like it. There is access to a lake as well, but we didn't make it there or to the playground. Dale was super responsive to any message sent. All in all a very relaxing wonderful weekend. Would absolutely stay here again. Thank you Dale!

Accurate VRBO Description of the Property
Great, relaxing view of the Potomac River. The house is well maintained. There are plenty of amenities in the house. Great to have the option of bringing our own bedding. More listings should offer this option. The owner's instructions were detailed and clearly written, and kept in an organized binder on the coffee table.

Incredible River View
We really enjoyed our stay and Dale's hospitality. We stayed on a very cold and windy January weekend but still had a great time and enjoyed the relaxing view of the river. The kids had a great time exploring the house, playing hide and seek and foosball. The adults enjoyed short walks to the beach and lake. There is a playground nearby in Westmoreland State Park too. The house was very clean and had all the basic items and supplies we needed to enjoy our stay.

Excellent!! View is gorgeous-wall of windows overlooking river on both floors. Two wrap around decks. One bedroom w Queen & bath upstairs, 2nd bathroom upstairs. 2 bedrooms downstairs one queen, other 2 twins with 2 trundle beds, shared bathroom. Beds/rooms/bathrooms all clean & comfortable. Kitchen upstairs. Six guest limit on property. Beach access a 5 min easy walk to shark beach (some parking, picnic tables). Property positioned up high with split fence at edge of property before hill. Very quiet, safe neighborhood. Some distance to store, about 25 min to art of coffee and Angelo’s pizza-both excellent as well. New beautiful Catholic Church in town. Dale, the host, is a great communicator and very helpful. Highly recommend and would like to return soon!!
