Summary:
Enjoy your next stay at Hoff Gardens. This upstairs 1710 sqft unit is one of five fully furnished apartments in a complex only 1.5 miles from Texas Tech University. This unit has been completely remodeled inside and has all the amenities to make you to feel right at home. Enjoy the comfortable furniture, large smart TVs, and seasonal pool access! With so much space, there is plenty of room for your whole party. Perfect for short and long stays.

The Space:
The master bedroom has a king size bed, and a 55-inch smart TV. The second bedroom contains a queen bed, washer and dryer access, a 55-inch smart TV, and a comfortable chair next to the bed for reading or watching a movie. The third bedroom has a full sized bed. There are nightstands and dressers in each room, as well as closet storage for your clothes and luggage.

In the living room you'll find a large and inviting sofa and a loveseat that has a pullout mattress. If you use the sleeper sofa, please let us know so that we can clean it properly. There is also a desk with a chair for those that may need to work remotely during their stay. This living area will allow you to enjoy the 65-inch smart TV and any of your favorite streaming services. Please plan on using your own logins for the smart TV as there is no cable and be sure to log out before you leave. There are also board games and reading material available.

The kitchen and dining room area has everything you'll need to enjoy one of Lubbock's many restaurants or to make your own home cooked meals. There is an electric stove and microwave provided as well as pots, pans, and plenty of cooking and eating utensils. The dining area is located adjacent to the kitchen area and has seating for 6 at the dining room table.

In the hall bathroom, you'll find a tub/shower combo and large vanity with new granite. There is a hair dryer in the drawer and plenty of soap, shampoo, and towels for your stay. The second bathroom is located in the master bedroom and has a walk-in shower.

There is a pool at this property that is available seasonally. For the current season, the pool will be closing September 29th. Please check with us to see if the pool will be open during your stay.

A rental agreement is required to book our property.

This property is not pet friendly so please plan of leaving your furry friends at home. The owner has severe pet allergies so there will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this.

Parking for this unit is directly off of 35th Street. From 34th Street, you will turn south on Ave U and then east on 35th until you will come to a circular drive. If you turn right into the apartment parking area, you will immediately see 2 spaces that are reserved for this apartment. If parking there is not available, you may park in the circular drive. Parking is not allowed beyond the gates. There is also a photo in the listing that shows where to park.

The Neighborhood:
This apartment is located directly off 34th Street between University and Ave Q. It is located in the historic Clapp Park area of Lubbock. Since it is so close to Texas Tech, there are a lot of students in this area and you will see a lot of people walking at all hours. There are a lot of unique shops, grocery stores, and restaurants nearby.

Getting Around:
Lubbock is a large city and has poor public transportation options. It is recommended that you have your own vehicle, although Uber and Lyft are alternative options.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Check-in information, including the keypad code, will be sent before your check-in date. We require 24 notice for early check out alterations.

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
During your stay at this apartment building, you'll be within walking distance of Clapp Park. A kitchen and 2 bathrooms are available in the apartment.
