Summary:
Welcome to our small 2-bedroom apartment located in the historic city of Knoxville. This no-frills space offers just the basics for a comfortable stay, including a full kitchen, two cozy beds, a TV, and reliable WIFI.

Nestled in a quiet neighborhood in East Knoxville, our apartment is a peaceful retreat just 14 minutes away from the UT Campus and downtown area. For those looking to indulge in some retail therapy, the Tanger Outlet in Pigeon Forge is a short drive of 26.4 miles away.

The Space:
Small 2BR/1BA apartment. Living area, bedrooms, bath, and kitchen. It has a nice covered porch on the front. The apartment is not fancy, but it's comfortable and clean. We are happy to accommodate well behaved, house trained pets. Please notify us ahead of time if traveling with furry friends.

There is no smoking in the property and we do impose a 200.00 fine for anyone who is found to be smoking inside.

Locals from Knoxville will not be accommodated this time.

Early Check-In: Requests before 11 AM are subject to availability and will incur a 50% nightly rate fee.
Standard Check-Out: 11 AM
Late Check-Out: Subject to availability with fees as follows:
50% of the nightly rate for check-outs after 11 AM
75% of the nightly rate for check-outs after 1 PM
100% of the nightly rate for check-outs after 3 PM
A minimum fee of $100 applies, whichever is higher.
Supplies:
Basic essential starter kits are provided. Guests should plan for longer stays or specific needs beyond these initial supplies.

Smoking Policy:
A $350 fee will be charged if smoking is detected inside the property, including cigarettes, vaping, and marijuana.

Wi-Fi Disclaimer:
Occasional Wi-Fi issues may occur due to service provider problems. The host is not liable for any compensation due to lost Wi-Fi connections experienced by guests.

Noise Consideration: This is a downstairs studio. Please be mindful of noise levels, especially after 10 PM, as there are guests in the upstairs unit from time to time.

Neighboring Airbnb: The house next door is also an Airbnb space. It does not share any spaces with this home and has its own driveway and yard. It faces in the opposite direction from this property.

Not Worth Booking
We booked this property knowing it was a “bare bones, simple rental”, but we didn’t expect to never stay a single night. We could’ve adjusted to the overgrown yard that our dog didn’t want to use, but inside the apartment we found dirt and possible mold. The bathroom was the worst of it; we felt the bathroom was not even usable. Aside from that, the cleaning had missed cobwebs, crumbs and some messes on the walls. I would not recommend anyone book this.
