✧Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
✧You agree to be bound by our rental terms and conditions.
✧You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
✧You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
✧You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

✧Any guest who confirms a reservation will be responsible for damages up to $500. An authorization hold will be placed on your credit card. It will be removed once you check out and if nothing is damaged.

We are happy to host you for your stay with us! Please keep the following rules in mind during your stay:

1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Noise should be kept to a minimum after 10:00pm.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6) SMOKING, VAPING, and PARTIES of any kind are strictly forbidden. In the presence of any evidence of these things, including odor, a $300 “Wear & Tear” fee will be applied in addition to any specific damage or cleaning that is required.
7) Before check-out, we ask guests to begin dishwasher with used dishes (if applicable) and start washing machine with used towels.
8) Please do not leave any doors propped open for any reason. All windows and doors should be closed and locked when not present at the property.
9) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to COVID-19.
10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.
11) It is the responsibility of Guests to complete all check-out instructions for the property prior to 10:00am Checkout. This includes putting trash in the trash bin, washing any dishes that were used, and starting a load of any used towels in the washing machine.
12) Guest agrees that if they have not checked-out by the designated checkout time they authorize the Host to charge the guest for the Hourly Rental rate of $50/hour to the credit card on file.
13) Failure to comply with any of these rules will result in a fine up to $500 at the hosts discretion.


*It is the guests' responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum of $50 shipping and handling fee which is collected prior to shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

*We are happy to have pets. "Pet fee charge separate from reservation fee for $35/night per pet fee for up to $175." We ask that you don't allow pets into Bedrooms or carpeted areas of the home. All pet messes should be addressed immediately. Pets should not be left unattended, and crated if need to be left at home alone. Any traces of this being violated guests can be charged up to $300 for extensive cleaning and breaking of house rules.”

Quaint and perfect
We were just passing through but I’m glad we found this little spot. The beds were comfortable and it worked perfectly for us. Being able to walk to a coffee shop first thing in the morning was definitely a plus.

Easter Break
My friend and I came to Knoxville to spend Easter break with my daughter and 2 of her college friends. A girls weekend. The house had plenty of room and we could see that there were many recent and fantastic updates like the appliances and lights but many simple improvements were missing. There was a hole in the back porch floor. There is a beautiful fire pit but no wood to burn. There was some junk in the yard and back porch, along with weeds. The windows were filthy with webs between the screens. There is a curtain rod but no curtain on the upstairs window which brings in a lot of light. The downstairs shower has a hole in the ledge which will lead to damage down the line. The cleaning staff should swiffer the ceilings for webs especially upstairs. There are no throw blankets to use on the couch. There is ONLY enough utensils and dishes for 6 people. Another set of 4 or 6 would be helpful when serving a meal. The only spices were salt and pepper. A kind pizza shop around the corner gave us a small cup of hot pepper flakes for sauce. There were small black ants in the kitchen. I think this property is new but the owners should take a week off to make some updates before listing it again.

We stayed in Knoxville for a few days to tour the UT campus and see a concert at Food City Center. Great town, great food, great people! The location of this property is centrally located to everything.

Gem of the old city
This property really couldn't have been more perfect for our stay. Very spacious interior, well furnished and cozy. Great walking area, local coffee shop and breweries galore. Checking in was as simple as can be, the hardest part was having to leave! 10/10 experience, would recommend.

Comfy and close to everything
We stayed here for two nights and for 2 adult couples this was a great and comfortable spot for all of us. Plenty of room for everyone, spacious living room and dining area, and the fire pit is a great bonus! Location is in walking distance to plenty of breweries and coffee shops. Definitely plan to stay again when visiting again.

Nice Enough - TOO Many Rules and Warnings
The house is nice, Old, with a lot of charm and the renovation was done well. BUT, there are issues that should be addressed by the property management group and that future bookers will want to note. The upstairs bedroom has a great view of the street via a door with a large window, and two large windows to either side. The problem is no curtains on either. There is a curtain rod, but no curtain. AND there are two businesses across the street with very bright exterior lights. At night, its not possible to make it much darker than twilight. Issue number 2. there is a very large, nice bathroom in the space. The issue is, this part of the house was probably attic space. The bathroom was built into the room. The problem is there is no ceiling in the bathroom, its just open to the bedroom, so you have zero privacy in the bathroom. The den has one small lamp and an overhead light with no dimmer. Dark or blinding. On to other issues. They mention a 3rd party verification, what they don't tell you is you'll be required to log into another site, give a credit card number, take a selfie and a photo of your drivers license. Be aware, you'll want to request this information be deleted. This is run by property management company and not an individual. As such, be prepared for lots signs and notices posted about the space telling what you're forbidden to do, or face VERY stiff fines. Its quite off-putting. I prefer to rent from individuals as it doesn't feel quite so corporate.

Friends for 30 years, we wanted a place to relax and catch up. This was a perfect spot for us. It was comfy and cozy. The location was also great. We were really close to some great eating places that had great assortments of food and craft beer. Plus, it was easy to get downtown and to see sites in Knoxville. Communication before, during and at checkout was excellent.

We had a great time at this property! The neighborhood was a bit more commercial than expected but that also lended itself in being close to coffee, breakfast, and breweries. We loved it. Property itself is clean, big, comfortable, and I would stay here again.

Dirty! And Falling Apart!
This place was a dump… cobwebs everywhere, beer cans in the back yard, the lawn was over grown, the fire pit was crumbling apart, the couch covers were ripped at the seams and everything felt sticky. Fortunately the linens were clean and the bathroom was decent. The location wasn’t the greatest, in an industrial area of town. It wasn’t until after booking that we were notified to creat a separate account with the affiliated company to get check in instructions. This is not at all what was reflected on the post. I would not recommend staying here. After we checked out it we waited nearly two weeks for them to release our security deposit. I had to call and ask what was happening. They said someone failed to complete the step to release our funds. As an avid traveler we rent homes all the time, in comparison to others homes was the worst.

Great, family-friendly home!!
This home was exactly what we were looking for after a long road trip!! Everyone had room to spread out! The kitchen and dining room are incredibly large and gave us a great place to plan each of our daily trips into the mountains!! On-site washer and dryer helped us sooo much! Next time we stay here, we know that we can pack less because of the convenience of the laundry facilities!! The neighborhood is so quiet, even though it is just a few minutes from downtown!! The location was perfect for us! We were visiting my sister who works at University of Tenn, and we could easily pop over to her house, the university, or the mountains. This was probably THE BEST rental home we have ever chosen, and I truly appreciate Halo Properties for answering all of our questions in an extremely timely manner. If you are looking for a great space where your family can spread out after a long road trip, this is most definitely, the home for you!!!!

Cheap stay close to downtown!
We stayed here as part of a budget friendly bachelorette trip. Great place for the money! A little quirky, but had what we needed and close enough to downtown bars that we ubered for cheap. Cute coffee shop and clay center nearby.

Fun location
Cute spacious home in a fun up and coming Knoxville neighborhood. Literally a two minute walk from one of the city’s best coffee shops and best breakfast sandwich bakery. We would definitely stay there again.

Knoxville getaway
This was my first trip to Knoxville and we very much enjoyed the house. My dog and young children enjoyed the backyard and it was very spacious inside for all of us. Host was easy to communicate with and very easy to get to downtown as well as other parts of Knoxville. Would definitely stay at this property again.

Perfectly Met Our Needs
We enjoyed our quick stay at the house on our way across the country! The backyard was great for our dog. The house was very homey and the beds were comfortable. We arrived at night and weren’t sure about the neighborhood but we had no issues and felt safe once inside!
